  1. due to the date being Auto Entered as the current date, i have mistakenly Reconciled my bank as per todays date, not as the bank statement. being able to change the date in addition to the amount would be a saving grace. Especially for auditing purposes.

  2. We currently utilise Bricks+Agent for maintenance which is integrated with Property Tree.

    We would love to have the following two features:

    1. The compliance dates in Property Tree to create draft jobs (work orders), which would then generate work orders in Bricks+Agent.

    2. When these recurring jobs are completed in Bricks+Agent, the compliance dates in Property Tree would then auto-update (e.g. +12 months, +24 months, etc.)

  4. If we had an Insurance Tab similar to the compliance tab we would be able to do a health check on our portfolios to ensure and encourage all rental providers have their landlord insurance policies in place. this would help identify rental providers with no insurance and mitigate risk to office and rental providers. From a business perspective this would ensure the health of our rent roll and provide value and service to our rental providers

  5. Remove date when rent received. This is unnecessary, as owner only need rent paid from and to dates.

    Some owners may react to tenant arrears if only be a few days from the actual due day,

  6. When a tenant vacate date is entered, we should be able to put in the tenants bank details so that when bond is received, we can process the refund quickly.

  7. The option to add breach inspections as a type of inspection for example; routine, breach, ingoing, outgoing. Allowing breach inspections to be uploaded and sent to owners through the system. Send automated reminder notice to tenant. Keeping them grouped with other inspections for the tenancy. Which would also be beneficial when going to court with the report function. Making this task easier and more efficient.

  10. Documents coming back from inspections currently capped at 30MG, this is not working for many large homes, pools etc.

    Can this be increased? It is causing manual work currently that could be avoided.

  11. This will be a a significant time saver and reduction of ‘10’+ extra clicks along with the sync time delay.

    Currently having to complete in both inspection provider and PT.

    The ability if the Inspection API and PT speak would mean, ‘Finalised’ in inspection provider updates the inspection status in PT to ‘closed’ - saving PM's and teams non required clicks/time.

Have an audit report for checking documents uploaded and saved in Property Tree to help confirm that online documents have been saved in the documents management section; I have been told I have to go to each property to check if the documents have been saved; a report will be more time efficient.

  14. Early release of sales deposits usually go to: Solicitors Trust Accounts, PEXA Property Exchange House or Real Estate Agency Trust Account. All these need Reference Numbers..... Without them your deposit gets lost and settlements are delayed. The current solution is to enter the transfer directly to the bank, making an automatic system using ABA's pointless.

  17. While we can refine the search by Portfolio, we can’t search by Tags (unless we are updating Tags in bulk). It would be great to have Tags available on all Bulk Update options. This can for example be very helpful after a SORR into an existing database, and the client wants to update the newly imported profiles only, and not make any changes on the existing one.

  18. I would like to be able to create a list of all sales in a date range and listed in chronological order. Currently if I try to create such a list, the only was is with a sales ledger which lists the details in order of the vendor's first name.

  20. It would be great if in configuration you can add multiple inspection frequency scenarios, i.e. one for 3 month and one for 6 month.
    Then when adding in a property or tenancy there is an option to select which frequency that particular property/tenant is on.

    Currently I am setting notes with reminders to update after each inspection and then resetting a note as most of my inspections are 3 monthly but there is a number of owners that only require 6 monthly. Not only does this involve more admin time, it could easily be removed from the alerts or missed.

    Hi Tash, thanks for your suggestion. I was wondering if you were aware that in the inspection tab on the tenancy, if you click the edit pencil you can override the company default (of 3 months as an example, and set this tenants inspections to 6 month frequency), so it will look to this when doing the updates. I hope this helps in the interim - as this would be a good option to have against the property, so that when tenants come and go, the set frequency for that property would remain.
