  1. The new bond increase is great, but it needs to be available for commercial properties and be able to genrate an invoice with rent increase and bond increase.

  2. With the new Commercial Tenancy Statement, is there any way to filter by a due date for outstanding invoices (outside of rent cycle). Currently, all invoices entered are showing under outstanding, regardless of if they are overdue. This could be an issue as some invoices are entered in well in advance.

  3. When generating new REI forms through the tenant card, most documents have to be renamed before they can be sent out due to invalid characters, this should be part of the integration and is just one extra step that we shouldn't have to do. I've also noticed that when generating MA's through REI forms it doesn't pick up all owners names & they have to be added manually.

  4. For example if I send an owner an email about their routine from PT and the response is received to my outlook emails, can I link the owners reply back to my email in PT so that way i can keep the same thread going amongst other things like lease renewal responses from tenants and owners etc.

  6. It would be lovely if residential profiles could not be able to be finalised without the required bond amount being entered. This would stop bond payments being automatically allocated to rent in the meantime.

  7. Currently if you send text messages from Property Tree to tenants or owners only the property manager receives the reply.

    It would be great if it could be implemented for the User to get the reply (or at least have it as an option).

  8. While a user is setting up a specific time frame in PT (e.g. 10am – 4pm), MRI Inspect automatically sets up either ‘Morning’ or ‘Afternoon’.

    Also, the report generated in MRI Inspect does not display the same time as setup in PT, nor does it display what’s auto setup in MRI Inspect.

    Can you please make the TIME format in MRI Inspect the same as in PT (= specific time frame) and also allow a user to edit the date & time in MRI Inspect before creating the report.

  9. The ability to restrict users from being able to edit ownership details without prohibiting them from being able to upload documents against owner profiles. The two security measures are currently linked under the one option in the security configuration.

    In addition being able to restrict access from users being able to delete documents without prohibiting them from being able to upload documents.

    Overall an overhaul of the security provisions is required to be able to allow better supervision over changes in Property Tree.

  10. ABN spot owners and tenants be reformatted to show like this with the spaces: 11 222 333 444 so we can copy & paste direct from the ABN search website. At the moment as it's formatted 11222333444 and cuts off the last 2 numbers when copy & pasted

  11. I would like the ability to be able to change the time that the automatic Tenant invoicing gets sent out to my tenants. They are receiving notifications at 3 am and feel this is extremely inconsiderate.

  12. The need to create a meaningful tenancy summary that includes critical information is needed. The current summary does not include all information eg. Lease Commencement, Expiry, Term, Option details for every option, rent increases of all types, tenant name, trading name, Reported Sales, turnover thresholds, Net Rent, Outgoings total, Marketing Levy, next review date, first and last date to exercise option, the date by which a notice must be given and the like.

  14. We have a large portfolio and would like the ability to create a report of inactive creditors - both trades and other creditors so we can archive them on an annual basis and keep our records and database tidy. I have tried doing this through BI but it misses the creditors and doing it through Property Tree limits a search to 2000 records which is the size of our database so doesn't work either. Please advise if you have a better way.............. your support team recommended I put this idea here

  15. It would be helpful if we could have the option for more than one bank account to be configured for direct debit payments. E.g. if a couple each want to pay half the rent from there own accounts via direct debit.

  17. I'd like to see the bond arrears page improve. Currently there is a screen that shows how much arrears is outstanding, it doesn't however tell you when the arrears is due. For instance, rent increases (and therefore bond increases) are listed for future renewals = not yet in arrears. Then have to cross-reference and double handle. Needs an additional column or filter to show what's due and when.

  19. Since the tasks upgrade has happened we are finding we are having to double handle a lot of things. especially maintenance, to be able to follow up
    when entering maintenance we used to just put a note in with a follow up date, now we have to create a maintenance request, a task and a note which is creating a lot more work and becomes confusing when having to redirect to different pages to update dates and notes.

  20. Having the ability to export CSV for 'Reconciled Items', 'Unreconciled Items' & 'Adjustments', from the Bank Reconciliation screen and also from the Trust & Reports screen, would make any troubleshooting for Bank Rec Variances a lot easier.
