Managing Bond Arrears - Due dates
I'd like to see the bond arrears page improve. Currently there is a screen that shows how much arrears is outstanding, it doesn't however tell you when the arrears is due. For instance, rent increases (and therefore bond increases) are listed for future renewals = not yet in arrears. Then have to cross-reference and double handle. Needs an additional column or filter to show what's due and when.

Rent Review Timeline/Checklist
It would be good if we could have it set up that when you look at your rent review reports that it is set up like a timeline or checklist for each property so you know where you are at e.g. overdue, with landlord, instructions receive, notice issued, updated next rent review date, confirmation sent to landlord. I seen something with PropertyMe and Managed and I wish PropertyTree had something like this instead of reports in PDF and spreadsheets.

ability to add columns to certain reports/lists in Business Insights
Ability to customise reports by adding particular reports for instance with the rent review reports when selecting a list of the properties that have never had a rent increase we can't see an original lease date field or lease end field that we can then sort and filter down to the relevant properties.
The filters on some reports aren't working in particular the original lease start date filter and the column doesnt show on the report.

Placing invoices on hold
Putting invoices on hold - there should be and a way to hold an invoice and to pay in certain ways
- Hold to pay when funds available
- Pay on DD/MM/YYYY
- Hold till processed to pay
Additional option to hold funds or not
This holds the specific invoice and a reports can be done for all invoices on hold, or by section/staff member

Creating a tenancy credit - show this on ledger rather than cancel and reissue new invoice
Details in ledger to show credit details against an invoice rather than just showing reversal of original invoice and then same details with a lower amount owing on invoice. e.g. Original painter's invoice - less credit given by owner for compensation

Information that displays on Tenant Receipts
Have the ability to customize a tenant's receipt.
Rent paid to and from dates on tenant receipts are confusing tenants, it should have rent paid from {date} to {date} with part payment {$amount} effective paid to {date} like the tenants ledgers.6 votes -
Be able to Inv a commercial tenant for GST only and have it show on the owners account as GST collected..
Be able to Inv a commercial tenant for GST only and have it show on the owners account as GST collected. This is used when a commercial tenant pays the bill direct to the supplier instead of the realestate. Owner is still entitled to collect gst and atm we are unable to inv for just the GST portion without it showing in the amount excl GST section.

Ability to define arrears by periodic or effective for commercial properties
There currently isn't an ability to define arrears by periodic or effective for commercial tenancies. Only for residential.

Customise your dashboard
Would be great if we could customise each user's dashboard.
Sales team being able to see information about sales properties.
PM seeing upcoming inspections etc.

Improve Sale Statement Tax Invoice
Sale Statement Tax Invoice - very simply please add in a total owed figure.
The current statement shows money in and expenses incurred but not the final figure owed by the Seller. Or also in the instance the Agency needs to return unused funds. Also why can't we include our trust account details on the statement ?6 votes -
Have bank accounts against property(s), not ownership
The program would be better if the funds for each property could go to separate banks not tied to the ownership because lots of owners have multiple properties with different mortgages. NOT just a percentage of the total or a flat fee

Read receipts for portal messages
In portal messages i think a good idea would be to have read receipts for the businesses side so we can see if other collegues have already viewed the message so we dont double cross on messages that have already been seen too

Held Funds for Tenancy
It would be nice to be able to see the reason the Tenancy has Held funds at a glance or a hover over the amount,
At the moment one needs to go into the Tenancy Ledger to find the reason, or run a report to find the reason.

Merge field for bond held amount
Merge field for bond held amount
There is no available merge field right now for bond held amount from “PT’s Property Management mail merge fields”. This is to be added to mail merge templates we use. Please get this added so the amount appears in the templates we use on a daily basis.
Can bond held be also visible on the tenancy card overview alongside with rent weekly, paid to date, total arrears etc.?
This really would be of great help on my end & really important to our contracts preparation. Thank you
