  1. We would like the tenant card profile to show the effective arrears, not the arrears without part payment applied. The PM's go into the tenant card and see the red arrears amount and tell tenants they are in arrears, when the actually are not, as this is not effective arrears showing

  2. While the Bank Deposit page in Property Tree displays the individual receipts created (e.g. cash receipts), the Bank Deposit Sheet doesn’t. It only displays the total amount.

    The Bank Deposit Sheet (is often stamped by the bank and) is kept for record/audit purposes.

    Having individual receipts listed would provide transparency on each transaction.

  3. Currently when an ownership profile and bank details are set up, Property Tree does not allow for unusual percentage distributions to owners when there are multiple owners.

    For example, if there are 3 owners with equal ownership of the property and each has different bank account details.

    Currently Property Tree accommodates 2 decimal places.
    - Owner 1 - 33.33%
    - Owner 2 - 33.33%
    - Owner 3 - 33.34%
    Total 100%

    The problem with this is that certain Trust set ups do not allow for this inaccurate percentage distribution.

  4. In the tenant section the "Total Arrears" should only show the rent arrears & not invoices too, I suggest creating a section below that showing the total invoices owing.

  7. Would be helpful if we could store information regarding sqm size and features of property for when rent reviews are being completed. Rest had a tab where you could display the sqm of the property and the current rate per sqm

  8. It would be great to have in Invoice genius a link to view job work order. This would allow you to check that quoted amounts match the invoice or if you have multiple jobs, to select the correct job rather than having to go out and open via maintenance.

  10. A report is needed which shows which bonds are still outstanding (to be finalised) for vacated tenants, like you can do in REST. The vacating report in PT does not give any bond information.

  11. due to the date being Auto Entered as the current date, i have mistakenly Reconciled my bank as per todays date, not as the bank statement. being able to change the date in addition to the amount would be a saving grace. Especially for auditing purposes.

  12. We currently utilise Bricks+Agent for maintenance which is integrated with Property Tree.

    We would love to have the following two features:

    1. The compliance dates in Property Tree to create draft jobs (work orders), which would then generate work orders in Bricks+Agent.

    2. When these recurring jobs are completed in Bricks+Agent, the compliance dates in Property Tree would then auto-update (e.g. +12 months, +24 months, etc.)

  14. It would be helpful if the creditor details, name and TELEPHONE number are included on the workorder so when you cc the tenants they have the ability to follow up the creditor and ensure the job is booked in. Only currently able to add name of creditor

Currently have the issue of assigning key numbers just to find a key on the hook with the same number (obviously not correctly handed off when management was lost/sold OR someone has accidently removed it on PT). Would love to have a key number history/report to see what other properties had the same key number and when it was removed.

  16. Currently there is no way of downloading a PD file/ list with open maintenance requests by creditor. At the moment you can only copy/paste into your own word file or "print screen". Would be fantastic to have this option- would make it easier with open jobs to follow up on.

  17. We require additional fields when running Tenancy Rent Reviews report. We need property suburb and also the details ie no of beds, baths and car as per the information already in property tree. This is so we can conduct rent reviews from the report without the need to keep flipping backs and forwards to the property tab in property tree.

  18. Currently arrears SMS messages are only sent when set up ie day 3 and 7. A way where the arrears messages could be send daily from day 3 for example, so that we dont have to set up 15 different SMS daily messages in the auto communications tab. This would benefit if there are any serial offenders or tribunal matters where it may go over 15 days, as they currently just STOP getting alerted at all which makes it worse.

  19. Documents coming back from inspections currently capped at 30MG, this is not working for many large homes, pools etc.

    Can this be increased? It is causing manual work currently that could be avoided.

  20. A weekly generated email to the Property Managers, similar to that of the PT weekly agency overview would be great.

    Provide a view to each property manager and their portfolio on a Monday morning would be extremely beneficial in setting their week up for success.
