Automated Routine SMS
The ability to set up a SMS and Email to be sent on the same day under automated communication for routine inspections,
We have it set up 21 days before an email is sent based on a confirmed status but we want to also send a SMS using the automation at 21 days before based on a confirmed status.
At the moment we cannot have 2 task be set on 21 days. This is silly.

add notes to invoice
I feel that it would be good to be able to have the option of adding a note to individual tenant invoices that have already been created. There may be updates from tenants that does not affect other invoices or other processess.

Tenant rent credit to appear on commercial tenant ledgers
In the event a Commercial/retail tenant has a rent-free period, if a credit is applied to an existing rent invoice, this is not recorded or reflected in the tenant ledger effectively. If a new employee was to take over, the ledger is extremely difficult to see if there was ever a credit applied, it just shows a lot of cancelled invoices and replacement invoices. A reason for the rent credit is requested when entering but is not noted down on the ledger once entered. The reason is only recorded on residential ledgers not commercial.

reopen emails in communications tab
Can you re-open an email that you have sent via the email icon on a profile to continue to thread? ie. you want to follow up on prior email sent as no response without starting a new chain.
I cannot see an option for this only an option to reopen if you specifically sent it from the communication platform via "compose" message and go via filtered complete items.

Email Format / Layout
When you open a email in communications where there are multiple replies, it goes into different clickable sections separate each email like a conversation in outlook emails.
It puts the communication thread out of order and is not that user friendly.
When you look up emails in communications, you are then clicking on the email icons for that thread to try and find the email you are searching for. It makes the process a little clunky.

tenant contact details
It would be most helpful to be able to print a tenant status report that included tenant contact details such as names, emails and phone numbers like the old rest system could produce

Auto email work orders for compliance items ie fire, thermoscan, backflow checking
It would be great if work orders could be automated for the regular compliance items as it is so time consuming. Things like 6 months fire checks, annual backflow testing, annual thermoscans.

WorkFlow Audit Reporting
When auditing workflows for reporting it would be helpful if it had further insights.
IE. When a new tenancy moves in, I can run a report for all of December and 20 completed workflows may appear but 30 new tenants may have been signed up so there would be a gap of 10 missing.
To work this out I would have to run the workflow report and the a original lease start date report to work out the missing profiles.
This would be the same with a end of tenancy etc.

It would be good if there was the option to send a rent receipt via text for tenants who don't have email addresses

Recording external expenses on statements
An option to include a method to track external expenses within Property Tree so that they are recorded on ownership statements and annual I&E Statements for tax purposes.
I have a few owners that like all their property expenses to be recorded in once place so they don't have to worry about saving seperate reciepts to give to their accountant.
E.G. recording a Bunnings reciept for a replacement shower head that was installed by the owner rather than a handyman/plumber.

An option to set more than one primary recipient.
One property has two owners who have strongly requested they both receive all email communications. Currently we can only select one primary recipient in PT (which suits 99% of our owners) so we are relying on memory to do this manually. This is far from ideal.
It would be ideal to select all the recipients who want to receive email correspondence.

Expand email screen size
Requesting the ability to increase the size of the email template screen (similar to this option which is available in Notes by dragging down the triangle/dashes in the bottom right hand corner)
Driving me mad not being able to see the entirety of my email when composing.

find Creditor invoice, more filter options
When using Find Creditor Invoice SEARCH, we currently have the option to screen by: Due Date From > To We would find it very helpful to have the option of screening by: Paid Date From > To
Currently we have a Creditor that is paid daily, and need to find the daily spend by Portfolio. This is quite manual.
Would love this option to be added.

Bond Section - No Bond Required Option
We have a few tenancies where they hold no bond (mostly as owner requested not to/family friend etc)
We cannot edit the bond REF section to say 'No Bond Required' and or add a description unless the amount is greater than '0'.
We do not want to enter an amount as then it will have those funds as outstanding and we would like the reporting to be accurate.
Can there be a way to have a section for 'no bond' and or be able to write into what's available with the amount being kept as $0.

Owners having the ability to self update compliance details through portal
An enhancement to the MRI Owners Portal that would greatly improve compliance and reduce manual follow-up for property managers. Enable owners to upload their landlord insurance documents and update policy details (including expiry dates) directly in the portal. The system could update compliance on the owner card and if applicable automatically send reminders to owners when their insurance is due for renewal.
Key Benefits:
Owners can self-service updates, reducing admin workload.
Automatic reminders (e.g. 60/30/7 days before expiry) help prevent lapses in coverage.
PMs can view status at a glance and export reports for compliance.

PropertyTree should upload current owners/landlords to Agentbox every 24hrs
Most agencies use Agentbox, can propertytree please link to Agentbox and upload all current and new owners every 24hrs like mailchimp.
