  1. To reply to emails within the communications tab without having to go into the communications page and searching for previous emails. Currently can only print emails from the tenant/owner profile and not reply to any emails.

  2. The work order format is too long, you need to scroll down to the send and completed button and if you put an information banner up along the bottom of the page you can’t see the buttons at all and risk not sending the work order out. I suggest a shortening of the page format so we can see the send and complete buttons without scrolling. The whole work order sending is very long anyway, too many steps and the scrolling down to send a work order is a step too far.

  3. When reviewing arrears from Dashboard and you go to "Tenancies in Arrears" it would make it much easier to manage arrears if we could see number of days in arrears as a column.

  4. Options to colour code white boxes.
    The multiple white boxes throughout the Agency tab are hard to identify such as Arrears, maintenance etc.
    I would suggest the option to colour code the boxes, for example arrears box red, maintenance blue etc. Coming from Property Me this system is a lot harder to navigate.

  6. i would like to enquire on how we can add an extra tab in the Ownership profile, purely for proof of ownership, managing authorities, photo id, landlord instructions. As we constantly need to track through 5 - 10 pages in the documents tab just to look for these?
    in all - im requesting an additional tab next to communication or documents .. (under ownership tab) as these 4 we need the most when relisting a property.

  8. To remove the ability of the renter to change the Routine inspection date in their comms via the portal. We are unable to use the automated reminders due to this. This would save us so much time as we are having to remind our renters of the inspection times. Thank you

To be able to sign a new lease agreement with the tenant prior to the current one ending and schedule the lease dates to update once the new lease is in effect, similar to how a scheduled rent increase works. Instead of needing to remember the dates on a calendar and updating them manually. This would help keep the dates for lease renewals current. I usually have my tenants sign a renewed agreement 60 days prior to the end of the current agreement when they are given notice of a rent increase. I can schedule the effective rent increase date…

  12. Processing Sales Marketing & Sundries Flat Fees are cumbersome and difficult to track. Doing this same task in REST was far superior and easily tracked all on the same tab. Once you have processed a marketing fee in Proerty Tree it does not show as being disbursed without referring to the ledger and will potentially allow you to disburse for that item again should there be sufficient funds. REST had a tab for marketing with the following columns - Date/Creditor/Description/Inv#/Amount/Actioned/Charged - you would complete these boxes throughout the marketing campaign.   15. "Total Money in less Total Money out = Disbursed funds" to be added to owners statement emails or to the bottom of statements. Income and expenses are over 2 sections of the invoice and are required to be totaled.

  16. Under the Tenancy preview, financial tab / Recent Transaction please change the date that appears on this screen to the date the invoice was paid not the date entered. We dont need to know when entered but if tracking payment history need to see what date they paid. Sometime not the same if a weekend between entering.

Checklists - it would be great to have checklists available to attach to either an owner, property or tenant for new managements, lost managements, new tenancies, break leases, lease renewals, vacating tenants etc. If we could customise them to suit the business and they attach to the corresponding event. Setup same as merge mail templates so it is easy to adopt your own procedures.

  19. Having the option to clone compliance data for blocks.
    If you manage an entire building and get the AFSS done - there should be an option to clone the data to the rest of the building rather than having to do it individually.

  20. Work orders should have "Status Updates" on work orders. Such as Quote Requested, Waiting on Approval, Work Order sent, Completed, Rejected, Hold, Owner Attending.

    This will make it easier when following up on work orders where the job is currently at.
