General Inspection Notes Rollover
The general notes in routine inspection, would be great if they rolled over to the next inspection when created. ie so can see owner likes to attend. It can appear in the inspection summary as well. Very helpful when a junior does an inspection

90- 120 day Lease and Rent Review Report Auto Filter Category
Feature Update:
"Leases" Tab on Dashboard
With the updated Legislative changes in VIC, having the automatic filter for lease and rent reviews changed from 91+ days to
90-120 days is the improvement suggestion.This will allow the system to automatically draw the correct data into the report without having to filter the report post generating it.

Management Notice period area
It would be ideal if under the Landlord profile per property if the Management notice period was visible ie 30/60 days notice instead of having to look at the management agency agreement

Can you arrange for a key number search option once properties have been archived.
Often when a key number has been removed due to the property being sold or management no longer in place, there is sometimes a need to find out what the key number was historically but there is no way of finding this out once property removed and archived. It would be great to have a search option to show what a properties previous key number was.

Improve the search engine
Improve the search function to search all data. If I enter a suburb, bring it up. I hate that I have to type in the entire address. Or a tenant or owner surname, again I have to type the entire name. Other software you can type anything in the data and it searches. Any part of a name, address, code or even mobiles.

Owner Statement Auto Email add merge field for property manager name and email
To be able to amend the text and add merge for property manager name and email for any queries. At this time many owner hit the auto reply and it goes to the person whom is running the office end of month. The first day of the month is quite often sorting and forwarding to property managers. e.g. owner will reply thanks, how is the lease renewal progressing?

The ability to delete compliance history
Currently, if something is accidentally entered or marked as completed incorrectly, there’s no way to remove it from the system.
For example, we have a migrated “Smoke Alarm” category that we no longer use. There are three properties where this category was marked as complete, and it can’t be deleted from the property tab. As a result, we now have a redundant category cluttering the list that we don’t and will never use.

Automated Rent Reminders
There is currently an Automated Arrears Notices in place with Days After.
It would be great to be able to set up Automated Rent Reminder with the ability to send "Days Before"65 votes -
automate water usage from property
Mark a property as yes/no water usage is charged and have this automatically filter to the tenancy (perhaps with the ability to override for extenuating circumstances). This way each new tenancy will always reflect the property rather than having to look it up with each new tenancy and recall why water usage is/isn't charged (would also be good if it was a NO that a reason could be entered so that future property managers arent left scratching their heads

Suspended Arrears Report
Create a report so that a department head (administrator) can search for arrears which are suspended indefinitely. This would be highly valuable as suspended arrears can compromise the legal position of an agency if serious tenant default occurs, and can compromise the owner's insurance position.

Trigger for Tenant Receipts
Have the ability to send a tenant receipt when funds have cleared not when the bulk direct debit batch is processed.
Send an email to the tenant to advise the direct debit has been processed and once the funds are cleared, you will be issued with a tenant receipt. Once the clearance days has passed and banking has been completed, have the option to send tenant receipts for cleared funds.

Pay Agency
Do not allocate the management fee until the rent as cleared.
I am finding that with direct debit, the management fees are being allocated to the agency and if you pay the agency these are paid out before the funds are cleared.
PT does not release uncleared funds to an owner so why release the management fees to the agency when the rent has not cleared.

Remove Uncleared Funds
Remove uncleared funds from the landlord end of month statement.
Feedback from clients is that it is not relevant to have this on the statement as the funds are not cleared so how is it relevant to report at end of month. If the funds clear it will appear in the next month which is how it should be.
I have also had this feedback from clients who have large portfolios have their accountants have requested the same thing.

Tabs remain visible when scrolling
Could you make the Tabs(ex. lease & rent, financials, etc.) stay fixed at the top of the screen while scrolling down - similar to how the Tenancy, Property, and Ownership Profile sections remain visible - so that we don’t have to scroll back up to switch tabs?

applying a credit and showing on the owners ledger
When applying a credit to a tenant, either for rent or against an invoice.
If they have paid for something on behalf of the LL, which the landlord could claim, it would be great if this could reflect on both the owners statements and also on the tenants to reflect why the credit was applied.3 votes -
Edit list editor
Currently you can add categories to the 'List Editor' section in PT but you cannot disable categories you may not use causing the list to be extremely long when sorting and allocating documents you are saving etc.
It would be good to be able to untick categories we may not want to utilise.

Allow inspection notification al
Allow the 3 inspection notification's to be sent to tenants in all inspection settings. Currently they stop on proposal, second and third reminder are not sent unless the inspection is manually changed to confirm.

BOND TOP UP MAIL MERGE
Add a condition to the merge mail to only send out the message to tenants that actually have an outstanding bond, instead of sending it out with a "$0.00" amount
Add another merge field for the bond top-up, so only the bond amount that is outstanding on today's date will be sent to the tenant, and it doesn't add the bond amount of the next rent increase as well. Need a merge field for "outstanding bond up until today" and one for "outstanding bond in total".
