We need to generate a report showing all completed maintenance jobs, broken down by property and including the job details, creditor and invoice details. Sorted by owner or portfolio.

Mail Merge - additional filter options
Would love the ability to filter mail merge by lease dates and rent review dates so the system can pick up expired leases and we can communicate directly with those owners. The same for leases coming up for renewal without having to set up the automated system. Also, is there a way of omitting owners that don't want a renewal and would not appreciate a reminder?

Show Held Funds balance on receipts
Show the held funds balance of a tenant on their receipt when they make a payment. It shows when an invoice is issued but it would be good if they could see the new balance when a payment is receipted to held funds.

Profile heading for a property for sale
Profile Heading - add a profile heading like "Break Lease" in the property card so it is visible to see what property is for sale. It is then easier for other users to find when not their portfolio.

Daily Arrears SMS Messages
Currently arrears SMS messages are only sent when set up ie day 3 and 7. A way where the arrears messages could be send daily from day 3 for example, so that we dont have to set up 15 different SMS daily messages in the auto communications tab. This would benefit if there are any serial offenders or tribunal matters where it may go over 15 days, as they currently just STOP getting alerted at all which makes it worse.

Filter Communications by Portfolio
Currenting in the Communications you can filter assigned to me or company, we are a larger office with 5 portfolio's it would assist with being able to filter by portfolio. 1 to monitor each portfolio on how they are tracking with response. 2 if a staff member is off sick or on leave another team member can filter there communications and action accordingly.

SMS Templates - for Ad Hoc messages
We would like to be able to set up sms templates, for example when requesting funds for outstanding accounts from owners we will not email our bank details and will send details via text, having a template option will assist in getting information out quickly and efficiently.

Dashboard shortcuts to specific pages
It would be great to have customisable shortcuts on the dashboard that allow a user to set their own 'favourites' eg. Create a receipt. Helps reduce clicks to get to functions that are used regularly.

Cancelled creditor payments - statements still sent to creditor
Creditors are sent the statement when the invoice is paid, not when the ABA file is created. If you cancel a creditor payment before creating the ABA file, the creditor is not notified the payment has been cancelled. Is it possible to send the creditor an automated 'cancelled' statement if a payment is cancelled.

Rent Increase notices integration with REI Forms doesn't populate relevant fields
So when doing rent increases the system upgrade suggestions are as below.
- The system doesn’t populate the second and proceeding tenants.
- The system doesn’t populate the rent increase amount or date of increase even though the information is populated in PT
- The PT system names the file as Notice of Rent Increase11 Esher Street, BurwoodMaria Falguera & Leonardo Falguera_Ref-0045608940.p but wont allow you to save it in PT saying it includes invalid characters, then why doesn’t the system name it something compatible. They created the system.
So we have no choice but to save the notice to property…
