  1. Ii would like to be able to create an invoice for the owners to pay for things like advertising or other charges that they may wish to pay direct rather than from the rent. Similar to a tenant invoice or commercial rent invoice but for the owner.

  2. We create & send invoices for bond top ups to tenants.

    There have been numerous times that when I upload my bank file to receipt rents, PT automatically allocates payment to a tenants bond top up invoice rather than prompt me to manually receipt & make the decision.

    I've just found out from PT that this is because the tenant has another outstanding invoice (IE for a utility); and if the tenant pays the exact total of those 2x invoices PT recognizes only those invoices, not the bond top up required.

    There have also been 2 instances where this occurred…

  3. We have had a lot of owners request for their EOFY statements to be sent to them as an excel file rather than a PDF file.

    It would be great to have this option to generate the statement as an excel file - if and when required.

  5. It is necessary to have the Tenancy ID as a Merge Field in the Auto Comm template for Tenancy Invoices. Currently, the Tenancy ID only displays on an Invoice if ‘Tenancy Invoices’ is ticked in the Trust Configuration (screenshot below) however, that is not an option for clients using DEFT, because they do NOT want to share their Trust details with the tenants, but they still want their Tenants to receive the Tenancy ID (e.g. also for adhoc invoices etc)

  6. Have separate Automated Communications for Tenancy Invoices and Commercial Rent & Budgeted Outgoings Invoices. Residential and Commercial often have different requirements/needs and hence users need to be able to customize those templates to those requirements

  8. When filtering for a Mail Merge there should be an option when you have the list of properties to be able to sort or further filter down to a street name or something similar then when you press send maybe have the option to check who is being sent to, that way you don't accidentally send to the wrong property.

  11. because commercial tenancy agreements are all different (unlike residential tenancy agreements), there needs to be more options when entering a commercial tenant and their rent invoice specifics. i.e. options to select when a rent and budgeted outgoings invoice should be due (e.g. 14 days before rent cycle) without changing their payment cycle.

  15. When you open the document tab it should be set into folders or categories so all documents can be filtered into different tabs and not shown as a list of random documents. The categories could be set by each agency like (management docs, invoices, maintenance, tenant docs, compliance, etc.) I know there are categories already however having all documents held together in one folder by type would make things easier.

  18. While we can refine the search by Portfolio, we can’t search by Tags (unless we are updating Tags in bulk). It would be great to have Tags available on all Bulk Update options. This can for example be very helpful after a SORR into an existing database, and the client wants to update the newly imported profiles only, and not make any changes on the existing one.
