  1. I love how the communications tab on left side bar has a red dot to alert new email received or a reply to one sent. I was wondering if a red alert dot could also be shown on the email in the list itself, to easily recognise which email has been responded to.

  2. We would like to turn OFF the ability for tenant's to report maintenance via the portal/app. We manage our maintenance through a third party (which integrates with ProperyTree) and allowing reports through PropertyTree is counter productive to the intergration.

    The feature should be turned off, and if tenants click it in our portal, it should either prompt them to contact us, or we can set a custom message on how to report maintenance.

  3. New Pet Section: Included on the inspection report to indicate whether a pet is present at the property, allowing inspection managers to be informed prior to attending.

  4. Add "Tenant" as a managed by option on the compliance tab for the odd issues that the tenants are responsible for - pools etc.

  5. It would be great if a workflow could be started automatically based on a task such as Add a new tenant and convert prospect. Would be great to customise these to suit our business needs.

  6. When generating a Sales Ledger and Sales Marketing and Sundries Report when processing EOM, the report is excessively long as it includes sales from previous years regardless of the accounting period (e.g. the month to be closed) being selected. These reports should only include sales included in the month that has been selected.

  7. A report showing all user permissions assigned to each business role, including both PT default and customised roles, would be highly valuable. This would facilitate permission audits and improve oversight of access controls, especially where multiple custom security roles exist.

  9. The ability to simplify workflows and to reduce the amount of tasks within a workflow. One task that has more functionality ie. more shortcuts to actions in property tree and ability to have more than one hyperlink

  10. The team are getting overwhelmed with the amount of tasks within a workflow. It is time consuming and difficult to schedule them due to the way the workflows are set up with a start date. Would be great to have a due date to work towards that triggers the tasks within the workflow based on the completion date. For example a lost management workflow - could be 30, 60 or 90 days.

  11. Include a more standout noting system when receipting tenants rent to ensure rent/advanced water is receipted correctly if paid in a whole payment. Too often is advanced water being receipted to part payment and tenants want it cancelled and re-allocated.

  12. When their is a change of Property Manager the records in Bricks and Agent change, historical posting of jobs should remain under the name of who posted the job.

  14. In the owner contact and under Statement Information, the statements and Expenditure Reports are currently combined. This should be separated with a choice of either of both as not all owners request an Expenditure Report as they don't want to be charged, at the moment it cannot be turned off as if it is then they don't receive owner statements

  15. It would be great if the reason and amounts of credits issued against invoices show on the ledger. E.g. when you write off a small balance owing on a water invoice, say $0.03. I put it in the reason for the credit, but the description doesn't show on the ledger, nor does the credit amount show separately.

  17. It would be great to have the option to invite portal users in bulk by a tag or by a PM.
    Currently we have to individually select each client specifically by searching through the entire database.

    In the portal invite section under managements, communications, where you can select multiple clients by clicking individual tick boxes next to each client, the order is not easy to find specific people, and there is no search ability. This option is really not ideal or time efficient.

    We need to be able to search within this section for clients linked to an associated Tag…

  18. When processing creditor payments, open to filter to only see your Agent Portfolio invoices and not the entire company.

    As PM's here at EARE, we process our own creditor payments and would be great to not have to unallocate everyone else to proceed.
