  2. We need to be able to tick a box to email residential renters when they get a rent credit eg sales inspection fee and for this to show in the communications tab.
    Because residential rent is not invoiced the Email Invoice box with renter email address's pre-ticked does nothing when you click Create Credit, you have to send them an ad-hoc email which is time consuming.

  6. If tenant is paying monthly rent, is there a way that the weekly and monthly rent can be displayed on ownership statements for the tenancy?

  8. have tenants pay creditor invoices still through the ownership so it shows on landlord statements, and so we can still charge GST. BUT have it linked so these are not paid out to creditor until the tenant has paid invoice.

  9. Have an option to be able to set Automated Communications to remind tenants that their invoice is due soon. Ie, 3 days before, an email is triggered

  10. Currently when an ownership profile and bank details are set up, Property Tree does not allow for unusual percentage distributions to owners when there are multiple owners.

    For example, if there are 3 owners with equal ownership of the property and each has different bank account details.

    Currently Property Tree accommodates 2 decimal places.
    - Owner 1 - 33.33%
    - Owner 2 - 33.33%
    - Owner 3 - 33.34%
    Total 100%

    The problem with this is that certain Trust set ups do not allow for this inaccurate percentage distribution.

  11. In the tenant section the "Total Arrears" should only show the rent arrears & not invoices too, I suggest creating a section below that showing the total invoices owing.

  12. You can only send an automated reminder for invoices once it's in arrears, suggest having a days' before option so 7 days before it's due, tenant gets an email reminder.

  13. The property details section should have the option to include theatre/study so when looking at the property card for rent reviews/advertising, it is easy so see these additional features rather than just 4 beds, 2 baths, 2 cars.

  15. Be able to create creditor invoices in Property Tree that are able to be printed as separate documents.
    Rates instalments will differ from an invoice for the rates for council when instalment options are being taken.

  16. "Original Lease Start Date" NEEDS to be a mail merge field. There is no way to indicate how long the tenants have stayed at the property in the merge fields.

  17. It would be so helpful when "creating creditor invoice" to see the property manager whom manages the property - giving a clear indicator if the property is commercial or residential. this would really make the data entry process quicker and reduce mistakes

  18. Ability to set Installments in invoice genius, without holding the full amount

    E.g council rates

    Whilst the plug in of invoice automate provides this and a lot more automation, having this ability in core Property Tree would be beneficial for us.

  20. When entering notes and pinning to profile / receipts etc. a pop up appears rather than just being pinned (so all staff are aware and have to click out of the note before proceeding)
