  1. Can we please have a list of payments made towards an invoice show on the tenancy invoice screen? This would make it easy to see when the last time a payment was made as well as how often payments are being made.

  2. We are increasingly finding landlords budgets are tights. A few have asked if we could withhold funds on a monthly basis that carry over and accumulate. For instance if a clients has an expense they want to save for or quarterly bills they can withhold a set amount, say $100 for instance every month that would be held aside & accumulate for future use.
    At present we can only put a hold on 1 set amount.

  3. Can the program be set for when a new property ECR is entered, the areas entered for the report flow through to be the areas for the routines?
    That what ''Bedroom one left of the Laundry'' should stay as bedroom one on all reports.

When tenants complete an electronic signing request for an Ingoing Report, including adding comments; the tenants amendments are unable to be Printed or Saved as PDF to have a separate record other than generating a complete Ingoing Report which is accepting the comments. A tenants comments are not always excepted so there needs to be an option to maintain a record of those comments outside of an Ingoing Report. If the comments are not accepted and the signing request is cancelled due to this there is no longer any record of those comments within MRI Inspect.

  7. We would love the following mail merge fields to be added to expedite & remove human error when producing Sales Advices & letters to solicitors.

    "Amount held in trust" - especially as some buyers over pay the expected agreed upon deposits

    "Listing Salesperson" & "Selling Salesperson"

    "Conveyancer Work Number", "Conveyancer Email Address" & "Conveyancer Salutation"

  8. Please increase the font choices when sending mail from PT. Most of the font options there are not professional or useful. The standard 'System Font' is converted to Times New Roman which isn't appealing to the eye.

  9. When a tenant invoice has been paid direct to the creditor, and the creditor issues a credit note, this can currently be added to the tenancy, however not against the creditor.

  11. Breach and Terminations notices would be useful to be shown on Rental Ledgers.

    Tribunal reports are not shared with PMs on references, Rental ledgers need to be the main source of arrears and breach notices information.

    This would give clear insight to Property Managers when looking at an applicants history, and on a business internal view, a snapshot of the tenants history of breaches and termination notices.

  12. Please look at putting in the ability to create your own wording for a type of increase. We have a several tenancies which just don't quite fit into the standard "fixed, CPI, market" category.

  13. In order to create an ingoing inspection for a new tenant in PropertyTree, the tenant has to be first converted. To convert a tenant, information from a signed lease needs to be entered. In NSW, it is a legal requirement for an ingoing inspection to be completed and given to the tenant BEFORE a lease is signed.

    There should be an option to create an ingoing inspection on a prospect, and enter the information to appear on the ingoing there, rather than having to convert the prospect and therefore charge the owner a letting fee, before a lease has been…

  15. 1) Would love to be able to pay Sales Commission/Fees separate to creating agency statement

    *Issue currently facing is that if a property settles before end of month and funds are disbursed and we pay agency it will create statement (which is a clearing statment)

    *When we then do EOM the period is for example 25/3/24 - 28/3/24 - Not providing one statement for full period

    *Feels all agency statements should be from first day of month to last day of month

    *Cannot create a statement for a specific date range

  16. Is it possible to filter auto arrears notices by $'s ie: if a tenant say short pays by $0.30, after 7 & 14 days they will receive an auto arrears notice to pay. We would like an option to filter notices over a certain amount?

  17. tenancy effective paid to date on ownership ledger - for many reasons, its important that an owner can see this on their ownership statement. currently you can only retrieve this information from owners remittance or tenant ledger. just more work exporting and trying to explain it.

  20. For those businesses that have automated Invoicing approval and processing systems show NET amount ex GST, GST Amount and Gross Amount individually on invoice not just the GST and Gross Amount
