  1. It would be helpful if 3 months before a tenant's insurance policy is due to expire and email and sms could go out automatically to the tenant for the reminder.

  2. Please add additional trigger options for inspection fees!

    Currently we either have to manually charge fees for each entry and exit inspection, or have the fee trigger set as 'inspection closed', which means every time we do a routine inspection and close it off it triggers 3 fees, the routine inspection fee, an entry inspection fee and a final inspection fee, which we then have to manually delete the two we don't need.... so either way, we're manually processing things!

    Please consider adding extra triggers for the entry and final reports so that all fees can automate appropriately?

  3. There isn't any function of Date Range for manage rent roll. We require this so that we can close the books of accounts with the accurate figures.

  5. Currently when the automatic lease renewal fee is used the amount is calculated on whatever the rent is at the lease start date. This causes a problem when their is a rent increase but it doesn't commence until after the lease start date. This will be more of a problem with the legislation in QLD restricting rent increases to every 12 months. It needs to calculate off the upcoming rent increase.

  8. On screen transaction receipting is missing several columns available within the csv report including the transaction date (some banking platforms downloads have different dates for living weekend transactions) and the reason for the rejection.

  11. Have the ability to filter on properties that are currently set at the new status ‘Not for Relet’.

    For example, have it added to the Dashboard and Vacant Properties report, for easy and quick access.

  12. It would be great if you could set up an alert that pops up as a notification for an allocated user when a specific tenant pays their rent (it would be better if you could chose on an individual basis which user receives the notification). It would only be on properties that you manually choose the notification to appear (not every tenant/property).

    We have quite a few tenants that have outstanding items that can only be completed when they pay their rent, so currently we have to open every tenant card manually every day to check after the bank rec…

  13. In instances where the outgoings are charged to a commercial tenant including management fees. Need to be able to enter the management fee based on a percentage of the rent rather that a flat fee. At the moment work around is to charge LL and then create an outgoings reoccuring.
    But need to amend this every year upon rent review.

  14. Currently you can search for tenancies in arrears and days.
    For states outside Victoria who invoice tenants regularly (water etc.), we require a report function to advise arrears by days - that is not via Business Insights.

  17. Commercial Tenant invoices created through invoice genius should be attached to Tenants Documents on PT as well as Tenancy Invoice showing on Ownership profile - this will give a clear overview as to who paid what without having to go through individual ledgers every time.

  18. We have residences that have multiple rooms and we assign keys per room and also have groups/region of keys with a letter to distinguish the group/region eg:

    A15/1

    This format is not currently accepted as a key number.

    We NEED to be able to record our key numbers in this way.

    Currently they are recorded as eg: 15/1 but this will not prove acceptable moving forward.

  19. Details in ledger to show credit details against an invoice rather than just showing reversal of original invoice and then same details with a lower amount owing on invoice. e.g. Original painter's invoice - less credit given by owner for compensation

  20. When paying a bond deposit authority (specially retail bond board) we should be able to search and select the tenant that we are wanting to pay out the bond rather than clicking the "x" next to every other tenant.
