Additional tab in ownership profile or ability to flag important documents/notes so they always appear at the top of the list
i would like to enquire on how we can add an extra tab in the Ownership profile, purely for proof of ownership, managing authorities, photo id, landlord instructions. As we constantly need to track through 5 - 10 pages in the documents tab just to look for these?
in all - im requesting an additional tab next to communication or documents .. (under ownership tab) as these 4 we need the most when relisting a property.5 votes -
bpay reference - show error if entering with spaces
Make the bpay reference field go red/error when entering references that have spaces. If you cant process the payment with spaces then the system should not allow spaces when entering the reference number.

Ability to see Split of Arrears on Dashboard as a % portion of total arrears
Currently the rental & fees arrears on the PT dashboard are shown as a total % of 100%. It would be great if this could be shown as a % of the total arrears percentage.

Calculate Rent to the Day
It would be much easier for tenants to understand their receipts and ledgers if rent was calculated to the day.
It would reduce large part payments and the confusion that most tenants have regarding this especially when looking at their receipts.

Show which contacts want to receive Communications
Can you please have a tick box on the profile pages for owners and tenants to show at a quick glance that all tenants or all owners wish to be contacted for all communications. Not all communications are done through property tree so this would be very helpful.

Automatic property fees for budgeted Outgoings invoices
Charge the property fee automatically for budgeted Outgoings invoices that are not scheduled and are GST exclusive. Currently you have to do it manually as the GST is linked to the rental GST. If you raise a budgeted Outgoings invoice and the fees are set up to for budgeted outgoings receipted, then the property fee should be automatic charged when raising an invoice.

Add PM email as an option to be cc'd into a mail merge email
Add PM email as an option to be cc'd into a mail merge email.
As an admin person, I send all rent reviews and any other letters on behalf of PM's.
It would be good to have the PM email address as an option to add in cc. when an email is sent so that I don't have to manually do it each time.

Managing Bond Arrears - Due dates
I'd like to see the bond arrears page improve. Currently there is a screen that shows how much arrears is outstanding, it doesn't however tell you when the arrears is due. For instance, rent increases (and therefore bond increases) are listed for future renewals = not yet in arrears. Then have to cross-reference and double handle. Needs an additional column or filter to show what's due and when.

Agency Statement improvements
1) Would love to be able to pay Sales Commission/Fees separate to creating agency statement
*Issue currently facing is that if a property settles before end of month and funds are disbursed and we pay agency it will create statement (which is a clearing statment)
*When we then do EOM the period is for example 25/3/24 - 28/3/24 - Not providing one statement for full period
*Feels all agency statements should be from first day of month to last day of month
*Cannot create a statement for a specific date range

Ability to record on ledger if a tenant is removed from the lease
It would be great to have the ability to record when a tenant has been removed from a tenancy without having to create a whole new tenant card or simply delete the outgoings tenants details.
Deleting the tenants details and changing the profile name just erases the tenant and makes it hard to provide a reference for them in future.
Creating a new tenancy card means having to download and re-upload all files from the old card to the new and prevents the display of their previous history when generating a ledger.

Allow Automated communications trigger off vacate date & add merge fields
Add Automated Communications Trigger for X Days to Vacate Date.
The current system allows you to send automated communications X days from the lease end date. However if a vacate date is entered for the tenant this blocks the communications from going out. We would like to send reminders to tenants that their lease end date is x days away as well as advise them of the rent owed to vacate. ‘NO BOND’ report solely for Residential or Commercial (not combined)
When running the ‘Bonds & Deposit Summary’ report to check for the Status ‘NO BOND’, and if you have a multiple bond accounts, it shows the tenancies that don’t have that selected account.
For example, if searching for NO BOND on Commercial Bond, it will list ALL Residential Tenancies (simply because they don't have the Commercial Bond setup on their profile).
However, Residential Tenancies will never need a Commercial Bond. So, they should not be on that Search Result.
An additional Filter Option for the Management Type: Residential / Commercial might also help with this.

Have a wildcard symbol we can use when searching for tenants or properties when receipting if we don't have full details
At times you have only part of a name reference number and you cant find where it belongs. Having a wildcard symbol we can use to help bring up all partial matches to enable us to find what we are looking for would be helpful.

Once you have processed a marketing fee in Proerty Tree it does not show as being disbursed without referring to the ledger and will potentially allow you to disburse for that item again should there be sufficient funds. REST had a tab for marketing with the following columns - Date/Creditor/Description/Inv#/Amount/Actioned/Charged - you would complete these boxes throughout the marketing campaign. Commercial Tenants paying Management Fee
• ability to charge Commercial Tenants any Fees, such as Management Fees that are 100% payable by tenants

Remove or have a way of removing notation from top of Commercial Invoice
Need to be able to amend/remove the notation at the top of a Commercial Invoice that indicates that it is an 'amended' tax invoice. We have a number of commercial tenancies that are receiving a 'credit' and as soon as this is applied, it creates a new invoice (which is great) but then adds this note to the top left of the invoice - which will only create mass confusion with our commercial tenancies.

tenancy effective paid to date on ownership ledger - for many reasons, its important that an owner can see this on their ownership statement. currently you can only retrieve this information from owners remittance or tenant ledger. just more work exporting and trying to explain it.

Allowing more than one tenant bank account to be set up for direct debit rental payments.
It would be helpful if we could have the option for more than one bank account to be configured for direct debit payments. E.g. if a couple each want to pay half the rent from there own accounts via direct debit.
