  1. This would involve adding a "Position" field into the "Update User Details" page and then a {CurrentUser_Position} field into the mail merge template.
    It would allow more flexibility when generating emails.

  2. New pet laws NSW - having the option to carry out a pet inspection 3 months after the pet is approved and being able to track this would be very beneficial.
    We all delay routine inspections but we would not delay a pet inspection and having this labeled and trackable would help

  3. Can Creditor information please be added to the mail merge fields? We need to contact Creditors, and currently I can only have their name OR their Company name. We obviously need both and I can only personalise it by name or Company - so I have to choose whether to acknowledge them or put their business on any correspondence. This means I have to do these emails separately and modify each one.

    This would also be very helpful to create templates to follow up work orders, etc.

  4. When receipting to an ownership in the Tenant Download screen, it would be helpful if after searching the ownership, it clearly showed the related managed property to ensure accuracy.

  5. It would be great to be able to forward any email received in the communications tab not just the latest email as part of an email thread. This would enable you to forward previous correspondence that has attachments. Currently, any attachments previously received do not get forwarded as part of the email thread unless they are attached to the most recent email received.

  6. We have an issue where holding deposits are taken by Direct Debit but we have to convert the tenant from a prospect to load in the direct debit details. This is then charging our new tenancy fees.

    We need to be able to convert the tenant but have the trigger for the fee be Original Lease Start Date.

    Having to convert a tenant from a prospect to get an ingoing completed and lease generated (without having to duplicate the information) means we are charging an owner fees before the lease commences.

    The only work around is to have duplicate fees…

  7. Financials tab - when you go in to the recent transactions area and then open up an invoice, when you use the back button function you are taken back to the financials page - not the recent transactions page where you were prior. It is most frustrating when you are looking up a number of invoices. Can this be looked in to please.

  8. Currently you can only see 1 number beside a contact. If a contact has multiple numbers eg a home & mobile, only 1 is visible at a time. Therefore you have to remember they have 2 and click edit to see the other number. Would be good to be able to view all numbers or at least have a drop down beside the number to prompt that they have multiple numbers

  10. When receipting owner funds would be good to have the Owner profile to also reflect property they own, not THEIR postal address.

    When have the same owner entered more than once cannot tell which is which without knowing their profile ID

  11. Work orders should have "Status Updates" on work orders. Such as Quote Requested, Waiting on Approval, Work Order sent, Completed, Rejected, Hold, Owner Attending.

    This will make it easier when following up on work orders where the job is currently at.

  12. In Tenancy Rent reviews - add a Column of "property manager" as an option. At the moment to view a whole agency and understand which PM is behind, and who is under control you need to select each PM one by one. For large agencies, it takes a while.

  13. Is it possible to have when adding a buyer to a sale that a set of tasks automatically gets added to the property in the same way as when you add a new sale property marketing fees are automatically added

  14. It would be lovely if residential profiles could not be able to be finalised without the required bond amount being entered. This would stop bond payments being automatically allocated to rent in the meantime.

  15. Agencies should be able to provide credits against an ownership profile just like you can create credits against a tenancy profile. This allows for if agencies offer credits - such as a free month of management, we should be able to apply this as a credit instead of waiving fees.

  16. On Released and Cirus8 they provide the last quarter CPI figures and calculates your tenants new rental amount. This saves the PM significant time in searching for CPI figures and performing the calculations

  17. For example if I send an owner an email about their routine from PT and the response is received to my outlook emails, can I link the owners reply back to my email in PT so that way i can keep the same thread going amongst other things like lease renewal responses from tenants and owners etc.

  18. Under the contacts it would be helpful to have a "middle" name section as there is currently a first, last and preferred name section. As we saved tenant and owners middle names they are currently being saved under the first name but to be more streamlined and tidy/easier to navigate it wuld be helpful to have a middle name section.

  19. Automated email alert should be sent out to owners once we have uploaded a document in their owner's portal. Sometimes we upload important AGM notices and other emails, it is important to alert the owners that a new document is uploaded in their owner's portal instead of them not knowing when to login to their portal to view important documents manually.

  20. When selecting 'Mail merge multiple' or 'email all' from the owner's screen, emergency contacts, accountants and other are all automatically included in the correspondence and it's a manual step to remove which can very easily be forgotten or missed. Can it be an option to add these contacts in instead of being automatic as a lot of information sent to Owners is sensitive?
