  1. To be able to click on reply and select a template to use for your reply.

    This would save going into the template, copying and then pasting in your reply.

    A lot of replies to emails are template replies and having this feature would save time and make emails more professional. Thanks.

  2. Currently if you send text messages from Property Tree to tenants or owners only the property manager receives the reply.

    It would be great if it could be implemented for the User to get the reply (or at least have it as an option).

  3. Attach bills paid to statements in the order that they appear on the statement when printing the owner statements. Clients have asked if they can be generated in the order that they appear on their statement so they can easily cross check the statement and attachments.

  4. Create a profile for buildings / complexes with ability to allocate properties under the 1 building. You should be able to save notes and files against the building.

  6. When creating a new profile, in particular an ownership or vendor (as well as adding a new contact!), the system should lookup possible duplicate owners, vendors, or contacts. There have been multiple times where a duplicate owner is created and because it was achieved or overlooked. In contacts you can search for existing contacts but similar to how you type an address in it should try to match with the existing database.

  7. It would be very helpful to have a section of the tenancy profile that will allow you to include a tenant's vehicle registration plate to there profile.
    It would be nice if they can access this on the portal to update it.
    This will be very helpful in apartments.

  8. We are increasingly finding landlords budgets are tights. A few have asked if we could withhold funds on a monthly basis that carry over and accumulate. For instance if a clients has an expense they want to save for or quarterly bills they can withhold a set amount, say $100 for instance every month that would be held aside & accumulate for future use.
    At present we can only put a hold on 1 set amount.

  9. I'd love to be able to search maintenance jobs for key words like 'screen door' or 'pest control' so that I can see which trades we have sent for what jobs, and compare them.
    We often have owners say 'how much will that cost?' so it would be great to be able to search through jobs we've had done and see a list of all the jobs with those key words either in the title or the body of the work order.

Please allow Multiple Templates in Auto Comms Inspection Report: Ownership as we deal with 3 types of inspections (exits, entries and routines). 1 template does not cover all and there is no option to add others. We have to close of exits and sent them manually as the 1 template doesn't cut it. Same with entry condition reports. Thank you

  11. We need to provide a final trust account summary of what a tenant owes when they vacate.
    The account summary must include tenant outstanding invoices, rent arrears, and credits so they are aware of what needs to be paid to finalise their vacate.

  12. As Sales are different to Rentals and even then the data should be live. If I add a deposit receipt into the system today for yesterday, I want to be able to reconcile it today, not have to wait a further day to reconcile or make adjustments. We are not importing any bank files, just entering manually as it is much quicker.

  13. We want to create an email mailmerge for a commercial tenant to show their arrears for rent, budgeted outgoings and any other invoice. We also want to highlight the overall total of their arrears figure. However there is no template field that gives the overall arrears figure.

  15. we wish to be able to access the merge fields for invoice arrears in the mail merger and templates as we will need to email invoice arrears as adhoc items when our tenant asks for that details

  16. Currently if you have a routine inspection fee in place but don't charge for ingoing or outgoing inspections you manually have to delete the fee it would be nice if you could match the fee to the individual inspection rather than it be applied to all routine, ingoings and outgoings.

  17. While a user is setting up a specific time frame in PT (e.g. 10am – 4pm), MRI Inspect automatically sets up either ‘Morning’ or ‘Afternoon’.

    Also, the report generated in MRI Inspect does not display the same time as setup in PT, nor does it display what’s auto setup in MRI Inspect.

    Can you please make the TIME format in MRI Inspect the same as in PT (= specific time frame) and also allow a user to edit the date & time in MRI Inspect before creating the report.

  19. I have just started using the Print/Send Statement for some of our larger companies to invoice for private rentals. Can we change the title on the statement to Tenancy Statement/Invoice, and can we make them recurring?
