  1. Income & Expenditure Report should show total amount on each expense (inclusive of GST), as the monthly statement, with the GST amount as information. Residential property is not allowed to claim GST separately, it is a waste of time for the landlord to add the GST on each items when they preparing for the tax return.

  2. Recently I discovered that my recent model iPhone is saving photos in a HEIC format and P/T workorders only appears to accept JPEG and perhaps PNG. Going forward I suspect I could change my iphone to save future images in JPEG format. However this seems like a backward step

  4. When a new tenancy is loaded and the let fee is triggered, could it be possible to create a trigger option for when the first rent is receipted by the new tenants? Owners have been a little upset sometimes that the let fee is charged prior to them receiving their rental payment...I know we can choose to manually do the let fee, however we would love a trigger option for this if possible.

  5. It would be great to have the option to add Lot and Deposited Plan (DP) details when entering a property sale. In many cases, especially with properties that don’t have a standard street address, Lot & DP are the only way to clearly identify the property.

    This feature would also help when:
    + A property includes multiple lots.
    + Buyers purchase different lots under separate names.
    + Sales need to be split and recorded individually.

    Adding Lot & DP to the address field would make property records more accurate and easier to manage.

  6. It would be ideal if under the Landlord profile per property if the Management notice period was visible ie 30/60 days notice instead of having to look at the management agency agreement

  7. Often when a key number has been removed due to the property being sold or management no longer in place, there is sometimes a need to find out what the key number was historically but there is no way of finding this out once property removed and archived. It would be great to have a search option to show what a properties previous key number was.

  9. Have a way to set routine inspections by PROPERTY not TENANT - it just links the current tenancy automatically. This way we can set up auto-reschedule for every 26 weeks and not have to edit the routine dates when a new tenant is locked in.

  10. Is this something you will be improving? it seems to be a system flaw and not practical at all that messages to your communications area cannot be posted/dropped into other areas of the system. For example a request for maintenance . I should be able to drag the message into the job request area. Or tenant queries etc into Notes for the tenant

  11. As part of the new legislation we need to be able to retrieve strata By Laws to provide this to the tenant. We should be able to save the document against the strata details under the property.

  12. Tenant invoices should include the BPAY and DEFT reference number/tenancy ID number. I am getting complaints and requests from tenants for audit and compliance purposes and general ease of payment. Every invoice I receive has the payment details/options included on the invoice. Can you please advise if this is being looked at? Thanks

  13. On Released and Cirus8 they provide the last quarter CPI figures and calculates your tenants new rental amount. This saves the PM significant time in searching for CPI figures and performing the calculations

  14. A reference field on EFT payments would be appreciated as for instance Sydney Water require us to put our Company as reference when paying water bills however, no option on your system to do so.

  16. Add a section that will show up in search bars / creditor invoice bars for custom acronyms or codes for creditors instead of only having the full name search. Like a 'nickname'.

    Examples:
    'PCA' for Property Compliance Australia
    'LCC' for Logan City Council
    'SATS' for Smoke Alarm Testing Services

  17. Please make the key-in space vertically wider in the creditor's description. Normally the description is very detailed with long sentences, we can only move the mouse to see the whole context .
    The shape of space for tenant's description below is good and big enough. Looking forward to the improvement. Thank you.
