  1. Having the ability to add notes - used for internal use, such as instructions - to future invoices (e.g. if there are 2 water meters).

    We’ll require this feature after an invoice has already been approved.

    Currently, to add a note we need to create a dummy invoice with a dollar ($) value, then approve and delete it in PT before it is paid.

    We need to be able to add something in the backend and ensure it is working for when the next invoice comes through.

  3. Having the ability to add more than one account code to a Creditor Invoice.

    For example, for creditors who are carrying out multiple jobs and providing one invoice. And the different jobs require different account codes (e.g. plumbing, tiling, electrical etc).

    We currently have to upload the invoice as many times as a different account codes are required, and split the invoice amount.

    Can there be an option to add a additional line items, with their own account code, so we don't have to split the invoice?

    This feature already exists for Tenancy Invoices, but not for Creditor Invoices.

  5. It would be useful to have another column on the Inspection Summary report with name of previous inspecting agent.

    As inspections are often alternated between the portfolio Property Manager and support staff, it is impossible to see at a glance / without changing / bulk assigning, or viewing old reports in the inspection program.

  6. Currently there is no option to add a merge field for "tenancy ID" to mail merge templates.

    We require this to alert all tenants to a new payment method, PayID.

  10. Every mid-month and end-month I encounter a very frustrating issue involving BPay batch payments. Most strata invoices and some other creditors have very long BPay reference numbers. DEFT Payment Systems, for example, have 16 digit reference numbers.

    The issue is this: When PT generates the BPay batch file for uploading, PT compresses the long reference numbers when generating the Excel spreadsheet which is then imported to our bank trust account. A long reference number gets converted to 85730570+16, for example. The bank trust account rejects these compressed reference numbers due to an invalid character (the '+' symbol).

  12. We sign up General Sale Authorities in our office which have no expiry period. It would be great if we could have an option in "Listing Type" to select General Sale Authority and the authority period displays N/A. We currently make an important note to display it's a General Authority. It would be helpful if B+D could reflect this in the listing screen under listing type. Thank you

  13. When entering a vacate date in the system, pre-populate the vacate information into merge emails to the owner and landlord.

    Vacate email should contain information such as confirmation of vacate date, rent owing, preferred cleaners/gardeners etc.

    Other platforms have this functionality, and it should prompt the user in a pop-up when entering the vacate date on if they would like to send the vacate information email to the tenants and owners.

  14. We need to be able to see the due dates of tenant invoices when receipting rent. For example, when we receipt money to a tenancy and we have more then one tenant fee, we cant see a due date so we dont know which one to pay first. There is no invoice number either so we cant check in the tenant profile before receipting.

  17. Charge rent monthly based strictly on the number of days in each individual month e.g. January = 31 days, February = 28 days, etc...

    To be able to calculate a mid-cycle increase directly rather than a workaround.

  19. I believe Property Tree should introduce a feature that automatically sends rent arrears emails to renters once rent is overdue beyond a nominated number of days (X), and continues sending reminders until the payment is received. We have been advised that reminders currently require manual configuration by entering specific days for each email to be sent, which is quite impractical and inefficient.

  20. Notices on the tenancy profile to suspend arrears communications for rent and invoices.
    It would be nice to have a Description: section to add comments as to why this has been activated. (much like the termination one below it, we have to enter a reason)

    It allows any user to understand why it has been turned off or suspended for a period of time.
