It would be wonderful if we could nominate a particular Month to withhold funds, for example, owner insurance is due on 30th April each year, along with Council Rates, my owner has requested to hold funds for February & March preceding to enable there to be enough money to cover. If we could enable this on request (sometimes 6 months in advance) it would be easier to remember

  3. We have a problem with Arrears and Vacancies on the Dashboard not giving the true picture.

    The reason is largely due to Bond Claims pending action.

    To ensure Bond reconciliations are accurate, we have a policy that tenancies are not archived until the bond is settled. Otherwise, the bonds will not reconcile with the RTBA’s list for our Office/Agency (Victorian Bond Authority).

    As a result, the Vacancies and Arrears data is skewed by these “active” tenancies.

    I was wondering if we could have an alternative to “archive” for these tenancies?

    We want the bond to come up on the PT…

  4. I have a note pinned to a property not to enter any creditor invoices, but when I process through invoice genius that pinned note doesn't appear anywhere. I think it would be great to have this link, we almost lost an owner due to an invoice being processed from her rent

  5. The completed messages in the Communications Centre is accessed through the filter icon at top. It would be great if this was moved to be sitting as 'Completed' on the left hand pane along with "My Inboxes" "Sent" and "Failed'

  9. Ability to preview the Sales Statement without sending them to the Company Email. Currently, the only option is to send the Sales Statement to the Agent, which uses the Company Email. However, that causes an issue if the Salesperson doesn’t have access to the Company Email. If we can preview it before sending it, it allows us to double check the information.

There is no option for a merge field for commission, the commission amount needs to be on the Sales Advice & Tax Invoice to Vendor, not being able to merge this information directly onto the Sales Advice & Tax Invoice leaves alot of room for human error, especially when entering multiple sales. There are also no merge fields for Vendor & Purchaser Conveyancer contact details (phone numbers, emails etc) also important to be noted on the Sales Advice

  11. It would be great to have a Communication Tab on the sales profiles like the property management profiles. At the moment we can only see communications through the communication history

  14. Ability to filter reports by Suburb/Street Name, Bed/Bath/Car (on Find Profile, Rent Reviews, Tenancy Leases). Tags are good but we end up duplicate this information that is already in the profiles

  15. When we save a file under document management under the tenant, we want to mark it visable to both the tenant and owner in the same screen. At the moment we have to tick on the tenant and then go to the owner and tick the box there for the owner portal.

  16. Add a filter to exclude commercial rent invoices from the list of overdue tenancy invoices. Commercial invoices are sent to tenants 14 days before they are due so they end up showing as overdue when we want to just check on overdue water usgae or outgoings invoices

  17. It's so confusing for commercial tenants receiving a statement everytime a new invoice is generated and sent. Would like to just sent the new invoice, and then have the option to send statements when we want to
