  2. Currently if a Rental property is in your system, you have to manually input all the same data to make a new Sales listing. It seems like a waste of time when software could automatically load data like property address and current owner and contact information. It seems so simple to copy data from an existing entity like that and use it to create a new entity.

  3. Once a lease has expired and rolled into a periodic lease we don't want the tenant to appear on the expired leases. We want to mark the tenancy lease as periodic and keep the lease end date entered as a record that there was a fixed term lease previously.

  6. If there is an option to put all bills processed into a 'pending approval' area then anyone ie assistant/receiptionist/accountant etc can enter the bills and the PM can just glance over them to check accuracy and that the work has been okayed by the owner and click approve. It would also mean that invoiced get a second look before being paid which would avoid a lot of mistakes and double ups.

  9. if a code is for example 08651 your program wont show anything until I have entered the entire code. It would be great, like in other competitor programs, for the system to predict as the user is typing

  10. In the tenant recent transactions add a column showing any rent credits so it is visible when they occurred without having to bring up a ledger

  12. We are always trying to improve the % of Receipts that process automatically (within defined parameters). Currently we use the Tenant Download report for manual receipts to identify these Renters/Payments and send an email to advise of the problem with their receipts. This email advises them of their Rent amount, Rent period and Rent ReferenceID and includes instructions to assist with where to put the reference. It would be amazing if we could somehow automatically send (where appropriate), these emails (and/or SMS) to these Renters. This would be a real time saver and improve receipting efficiencies down the track by…

  17. We have found that strata companies and now many of trades will not click on links. This is causing us duplication of work as we resend the work order as an attachment.

  18. It would be great if we could attach the bond receipt to the bond section of the tenancy card. Currently we have to manually complete the reference number and then save the receipt in documents. Much easier in the one place.

  20. At this present time, no matter who creates the work orders, all work orders created under the portfolio, are listed under the property manager..... so all responses go directly to the pm.

    Why cant the work orders come from who is creating them, that way THEY get the responses back to their email and it is noted who has done them
