  1. When setting up details in the Property Tab the system only has Outgoings as the other option for income and groups this altogether under Budgeted Outgoings with the Description allowing you to put in a description ie. Outgoings; Car Parking; Storage; Signage etc. From the Tenant card when the Amount for actual Budgeted Outgoings and also Car Parking (for example) are entered, the amounts are all then totalled under Outgoings Amount and displayed like this on the Owner Statement. These should NOT be grouped together as Car Parking, Signage etc are a separate income stream and not classed as Outgoings…

  2. Current statements do not include invoices, rather they are a separate document. Landlords have suggested to us that they would like to see their statements include invoices from creditors shown in the same pdf document as their month end statement.

  3. We need the ability to search a tenant invoice number for a tenant fee. We can only search the tenant fee status or name. Tenant invoices for tenant fees don't appear within the find tenancy invoice search option.

  4. The need to create a meaningful tenancy summary that includes critical information is needed. The current summary does not include all information eg. Lease Commencement, Expiry, Term, Option details for every option, rent increases of all types, tenant name, trading name, Reported Sales, turnover thresholds, Net Rent, Outgoings total, Marketing Levy, next review date, first and last date to exercise option, the date by which a notice must be given and the like.

  5. Increase the uploadable file size to the documents tab for larger condition reports or property contracts to be uploaded without needing to compress or split the document

  9. Ability to Archive Properties instead of Deleting

    If a landlord gives back a management of a property or access is required for an old report for a property, there is no ability to make a property/inspection active again without contacting support.

    Reports are not accessible on deleted properties.

    Archived properties should not be included in the active property count.

  10. Rental Schedule - has a yellow square for you to pick the anniversary date of the next increase.

    Is there any way we could look into having a rental schedule from the last rental increase (12 months) that you could not issue a rental increase within that period. As NSW can only increase the rent once every 12 months.

  11. There as Strata Plans that are attached to a Community Scheme but there is no way to link the two in PT so if we have a pool certificate for a community and various stratas under the community there should be a way to link all the properties under the one community, not just for compliance reasons

  12. Level of authentication when updating different things in PT, should be configured by agency rather than a one rule for all accounts.
    Currently PM's have to authenticate when adding a new Owner to PT, some agencies do not want this & would like to have option to switch it on, or off

  13. Having the option to lock individual users profiles so those users can only see information related to their own portfolio. EG a Property Manager would only be able to look up their own portfolios cards, rent arrears etc.

  14. To be able to enter management fees as a flat fee. - IE. we have stakeholders that pay their management fees quarterly and annually.

    We currently enter this in as a (manual) fee and then have to label each stakeholder whereas if it was an option to have a non-percentage flat fee this would also allow us to capture this in our fees reporting each month/year.

    Currently it is very manual to capture this for reporting purposes.

  17. It would be great to add a new mail merge field for Tenancy_RentPeriodNew. There is an option for RentAmountNew but no option for when the payment period is changing also.

  19. BPAY Compatible Tenancy ID so when a new tenancy is creating, it allocates the BPAY number automatically rather than manually entering it. REST use to have that and it was a great

  20. Communications email to be alerted and show a track record through the communications tab on the portfolio, like other CRMs offer. This is great for when PM's are away or tracking important emails without having to search multiple outlets. Good for training as well.
