  1. Communications associated with a maintenance job, should be viewable within the maintenance job. Currently, to view any communications linked to a work order, you need to look through the contractor file, rather than the actual maintenance job. This is very time consuming.

  2. We have multi owners who just see that they have received a payment in their bank statement. Several have asked if the property address can appear there so they know which one the payment is for. It is not currently possible to configure this.

  5. The Tenancy Ledger should be displaying the ‘total amount paid’ by the tenant (as per the bank statement), and then show the breakdown how it has been allocated (e.g. to rent, outgoings, gardening etc.)

    REST ledgers show this, which makes it easier to read the ledger and compare transactions to the bank statement and/or the actual paid amount.

  6. My idea is to change the rent arrears day from the day the rent is due to the next day as the Residential Tenancies Act NSW 2010, states that the rent is due on or before the day it is due. So, if the tenant pays their rent on the day it is due, they are not one day in arrears and they shouldn't be showing as they are in arrears.

  7. Hey Team!
    It would be handy to customise lease expiries/ lease renewals communications on specific tenancies, such as a "task" orientated set up specific for lease expires/ lease renewals on individual properties.
    Basically what I want to do, would be to customise an email to an owner recommending an increase amount and renewal for 12 months, however rather then creating our own email and sending it every month in advance to every owner, it would automatically be sent on a specific date that we set.

  10. Would be great to have integration with REA ignite, similar to Snug integration. This would allow approved tenants to be imported straight into property tree, cutting down data entry and saving any manual processing errors. Our REA rep advises that they are open and willing to begin working on an integration.

  11. When converting a prospect to a tenant you enter all the lease information however the bond field doesn't come up at that stage. Once the tenant is created you have to go to bond section and enter it then. Many times it is overlooked, so would be best to do it at the conversion stage.

  12. Currently, when you're adding a phone number to a contact (tenant or owner) you can assign it a label of (Fax, Mobile, Home, Work). Some of our contacts have multiple numbers that need to be distinguished with more than that.

    It would be nice to have this as a custom field - for example "Emergency" or "After-hours".

  13. Bricks & Agents (Maintenance Plus) is a third party product that integrates into PT/MRI. We as PT/MRI Clients should be able to deactivate regardless of whether jobs are open or not in the maintenance tab section.

    By PT/MRI not allowing this option it allows the third party application to hold us ransom to their product which we are no longer wishing to use.

    Either -:

    1. PT imports the job information in full form third party and allows deactivation without jobs requiring closure

    2. PT allows deactivation without jobs requiring closure so that we can start using the property tree maintenance product…

  16. Default font on Property Tree is too light and hard to read when all office lights are on. Office lights are usually white bright and within one hour it becomes a nighmare trying to read grey font. HELP please

  17. It would be helpful if 3 months before a tenant's insurance policy is due to expire and email and sms could go out automatically to the tenant for the reminder.

  18. When adding a new creditor in PT it takes too long in Invoice automate to be able to pay the invoice as they do not appear till a while later can this be worked on please?

  19. When paying selected creditors (and not all) apparently it will pay ALL outstanding creditors irrespective of due dates. Which means entered instalments for Council rates will not work. This needs fixing as we are a large agency and need to pay statutory rates and taxes weekly - not all creditors - just statutory rates and taxes.
