  1. It is often difficult to find all MAA's for an owner. It would be good to be able to easily see these all in one place. Perhaps under the Ownership tab? If the view could be similar to compliance, that would be so much easier to find current and past MAA's.

    These are key legal documents that should be quick and easy to find. Thank you.

  2. Having an outbox that hold emails for individual previous before sending. At the moment we cant see the emails unless we send and then find them again under the tenant or owner communications. When setting up mail merges I have found i have had to send errored merges out until i could get it perfect.
    We need to be able to actually see what is going out.

  3. On the tenant card have 3 boxes that you can mark with an "X" for referencing the number of breaches, rent arrears, communication issues, accessing the premises, behaviour or other issues that you've had with that tenant. Once you click on the box it will enter an "X" and ask for the reason you are putting a mark next to their name.

  5. A quicker way to view tenant arrears and paid to dates of an owner that has multiple tenants. If something could be updated to view this straight from the ownership card. E.g. an owner has phoned and asked where all of their tenants are paid to or who is in arrears, it's not just right there for easy viewing

  7. Right now, for ownerships who have multiple properties linked to their portal account, the order of properties is sorted by Property ID from lowest to highest. It would be great to have this order sorted by address line. For example, if you had an owner with 10 units in a block, by order of 1 to 10.

    We're pleased to advise that as part of the Tenancy Statement work to show outstanding invoices, we have included the ability to produce a statement for rent due to a chosen date. This can be produced for rent only, rent and invoices, or invoices only.

  10. Used the same as owners managements, smoke alarms and owners insurances this will give us a place to easily record and follow up outdated contractors. Having the ability to also send out reminders and requests for updates would be the biggest time saver.

    Hi Supporters! we've been digging deeper on this topic and after a bit more feedback if you have any -


    1. We can introduce a compliance tab to the Creditor and you'd be able to track any items you wish (you could configure your own categories as you do with properties). Would you prefer to see a separate Creditor Compliance Register for reporting, or keep this information in the current Compliance Register with the ability to filter between Property Compliance and Creditor Compliance?


    2. When a Creditor Compliance item has expired, what behaviour would you like to see? I warning when you enter a creditor against a maintenance job? and/or when a maintenance email is sent? 


    Any other notifications or areas that should be considered when we look to implement creditor compliance?

  11. Creditor invoices that have been created via Maintenance Partner sometimes need to be cancelled for various reasons but cannot be cancelled within Property Tree. Some reasons why they need to be cancelled:

    • user error
    • incorrect duplicate maintenance jobs created which then have duplicate invoices
    • manually created creditor invoice and paid and now can't cancel the API created invoice
    • Creditor invoice paid outside of Property Tree

  12. Smoke Alarms Australia can push invoices through to us via Invoice Automate (B+A) but the system cannot recognise these and add them to the compliance register. It would be super efficient if approving the invoice added the invoice to the compliance documents and updated the register's expiry and inspection dates.

  14. Can you please add DATE Driven Fees to Property Tree, so a specific date/frequency can be selected instead of an Event.
    • Mainly for Owner and Property Fees (mostly Flat Fees)
    • Examples: Admin/Statement (monthly), Lease Renewal (charging on a specific date when then new lease kicks in, not when the lease date gets updated, which is often weeks/months prior the new lease)
    • Difference it will make: more flexibility (less manual bulk charges, not all events are suitable in PT, can create Mid-Month statement without fee, charge monthly fee in current not next month/period)

  15. In PT you can only edit the Owner's contact payment information to either EFT or Cheque.

    The EFT method requires AU specific account details which for any Owner with an international account is impossible to provide.

    As a workaround, our accounts team set the method to Cheque as it is the only alternative in this scenario, of course, they do not process the payment by Cheque.

    Owners not happy with this as not accurate for their financials and reporting

  16. Putting invoices on hold - there should be and a way to hold an invoice and to pay in certain ways

    1. Hold to pay when funds available
    2. Pay on DD/MM/YYYY
    3. Hold till processed to pay

    Additional option to hold funds or not

    This holds the specific invoice and a reports can be done for all invoices on hold, or by section/staff member

  17. We would like to be able to differentiate between two separate PT accounts, so when switching between accounts they look visibly different. This may be in the form of a different background colour (this was an option in REST).

  19. Would be handy to have an activity log not only just for user activity to monitor work efficiency, but also on a property page to see all maintenance / inspections / communication at a quick glance rather than digging through different tabs.

  20. Suggest a lease only option when don't manage it for commercial properties but need to receive first months rent to cover lease fee - and system to be correct as not vacating the property either. Alot of work to enter and setup a tenant that not managing a second option for commercial lease only properties.
