  1. We need to provide a final trust account summary of what a tenant owes when they vacate.
    The account summary must include tenant outstanding invoices, rent arrears, and credits so they are aware of what needs to be paid to finalise their vacate.

  2. As Sales are different to Rentals and even then the data should be live. If I add a deposit receipt into the system today for yesterday, I want to be able to reconcile it today, not have to wait a further day to reconcile or make adjustments. We are not importing any bank files, just entering manually as it is much quicker.

  4. Automated Tasks please:

    1. when the rent is due for review
    2. when the lease is due to expire
    3. when a vacate date is entered
    4. when a new tenancy is entered
    5. when compliance is due to expire

  5. While a user is setting up a specific time frame in PT (e.g. 10am – 4pm), MRI Inspect automatically sets up either ‘Morning’ or ‘Afternoon’.

    Also, the report generated in MRI Inspect does not display the same time as setup in PT, nor does it display what’s auto setup in MRI Inspect.

    Can you please make the TIME format in MRI Inspect the same as in PT (= specific time frame) and also allow a user to edit the date & time in MRI Inspect before creating the report.

  8. I have just started using the Print/Send Statement for some of our larger companies to invoice for private rentals. Can we change the title on the statement to Tenancy Statement/Invoice, and can we make them recurring?

  9. We have this morning received two (2) separate holding deposits from buyers for the same property. As far as I can tell, two active buyers cannot be added to the same property, and I have needed to rescind one of the buyers after creating a receipt for them in order to add new buyers and create the second receipt. Hopefully I will be able to reinstate the first buyers if they do eventually become the buyers to enter into a contract!...

  11. Ability to enter budgeted amounts in addition to recording actual amounts so a Variation Report can be created monthly. This allows the system to be functional in providing timely and correct information.

  12. It would be great to have the ability to set up automatic payment reminders for individual tenants only. For example, I have one tenant (as most of us do) who never pays rent on time and frequently falls into arrears. Every Tuesday, I manually check her profile to see if she paid rent on Monday, and if not, I send her a reminder text that the rent was due yesterday.

    It would be incredibly helpful to have an option to automate this process—specifically, to set up a reminder for a particular tenant only if their rent is more than one…

  14. To be able to run a strata plan report to show the linked properties.

    At the moment you have to look at each individual strata plan to find the properties.

    REST had such great reporting and it is the biggest let down of Property Tree.

  15. Adding lease expiring alert/notification functionality. Currently Property Tree functionally allows for emailing tenants and owners this notification, but there is nothing to alert a PM that the lease ending, which would really help a PM manage their own portfolio.

    This would take away for the manual need to add reminders to separate platforms such an email calendar, which isn't efficient and creates extra work for a PM. It would also eliminate human error.

    A simple alert when at a time of the PM's choosing (ie. 3 months prior, 6 weeks, 1 month etc - I also think this function should…

In Creditor Profile there is the Strata Details section which is where should be able to make the strata plan GST registered or not, the next section is Company where the strata management company details are and in that there is a way to exempt GST but as each strata management manages multiple strata plans some plans may be GST registered and some not

  19. When purchasing a rent roll and importing an excisting tenancy we need at least the last rent increase to come across in the rent schedule but the entire rent schedule would be more accurate and helpful

  20. There needs to be a property reference on ABA's for commission payments so we know what property we are receiving commission for.
