  1. The ability to restrict users from being able to edit ownership details without prohibiting them from being able to upload documents against owner profiles. The two security measures are currently linked under the one option in the security configuration.

    In addition being able to restrict access from users being able to delete documents without prohibiting them from being able to upload documents.

    Overall an overhaul of the security provisions is required to be able to allow better supervision over changes in Property Tree.

    If there is a company email address for work orders and a separate email address for accounts (as a contact) only the accounts email address should receive remittances/statements.

  3. There needs to be a property reference on ABA's for commission payments so we know what property we are receiving commission for.

  5. We have an international commercial client, who have different departments in different parts of the planet paying different elements of their monthly invoices.

    If one department eg water bill is late or questions the amount the total monthly invoice is not paid on time

    It would be helpful for us split the monthly invoice into two
    one invoice for base rent and the other for all variable out goings.

    At the moment system won`t allow us to split rent and variables out going into two invoices,. instead we must provide separate invoice for each variable out going.

  6. We need to send notices from strata every day to multiple properties under the one units plan.
    It would make it a lot easier to send a bulk email under the units plan/creditor rather than going into each individual property to send it.

  7. The matching of payment references to tenancies needs to be more intuitive. We need tenants to be able to put a descriptive word in their payment reference so that it is clear what the payment is intended for and there is no confusion where it should be allocated. Especially if the payment is for something other than rent, its important for them to be able to add a descriptive word in the payment reference such as "water" or "bond".   8. We have this morning received two (2) separate holding deposits from buyers for the same property. As far as I can tell, two active buyers cannot be added to the same property, and I have needed to rescind one of the buyers after creating a receipt for them in order to add new buyers and create the second receipt. Hopefully I will be able to reinstate the first buyers if they do eventually become the buyers to enter into a contract!...

  10. To be able to run a strata plan report to show the linked properties.

    At the moment you have to look at each individual strata plan to find the properties.

    REST had such great reporting and it is the biggest let down of Property Tree.

Under Tenant/Lease & Rent Tab/Bond & Deposits section, we would appreciate being able to change the REQUIRED amount to be the same as the HELD BY AUTHORITY amount where there has been a rent decrease and partial bond refund back to the tenant paid by the Rental Bond Authority. At the moment all we can do is add the amount of the DIRECT REFUND and make notes in the DESCRIPTION but are unable to change the REQUIRED amount. In QLD where legislation now requires us to refund a partial bond amount if the bond held is more than 4 x…

  12. To reply to emails within the communications tab without having to go into the communications page and searching for previous emails. Currently can only print emails from the tenant/owner profile and not reply to any emails.

  13. Please create a log with dates, times and recipients for maintenance jobs.

    At the moment the only info that is provided is the date the job was created. Nothing to show if/when it was sent and if you resend the job as a reminder and confirmation it was received. We also do not get notified if the email fails to send to the intended recipient.

  16. RRP able to update the account their rent is paid into via the owner app with 2FA, to avoid having to call the office.
    We are seeing more and more RRP's looking for more secure options to share bank accounts details.

  17. ABN spot owners and tenants be reformatted to show like this with the spaces: 11 222 333 444 so we can copy & paste direct from the ABN search website. At the moment as it's formatted 11222333444 and cuts off the last 2 numbers when copy & pasted

We would love to see a pop up come up when entering Tenant vacate information for specific information that needs to be done for that property - e.g. we have one property and if it's going to be empty for more that a week the gas pilot needs to be turned off by the body corp maintenance guy otherwise the owner gets hit with a large bill when it's vacant. The pinned notes are not obvious enough unless you consciously click on them to see what they are.
