Management Fees as a flat fee that can be charged automatically
To be able to enter management fees as a flat fee. - IE. we have stakeholders that pay their management fees quarterly and annually.
We currently enter this in as a (manual) fee and then have to label each stakeholder whereas if it was an option to have a non-percentage flat fee this would also allow us to capture this in our fees reporting each month/year.
Currently it is very manual to capture this for reporting purposes.

New mail merge option for RentPeriodNew
It would be great to add a new mail merge field for Tenancy_RentPeriodNew. There is an option for RentAmountNew but no option for when the payment period is changing also.

bank details to be entered by separate authorised user when creating new creditors
one user have access to create new creditors, however, not the bank details section. This is to be added by another authorised user. Or one user able to create the creditor inc bank details, however, needs to be authorised and approved by another authorised user.

When creating a new tenancy will be great to have the tenancy ID which is BPay compatible reference.
BPAY Compatible Tenancy ID so when a new tenancy is creating, it allocates the BPAY number automatically rather than manually entering it. REST use to have that and it was a great

Have a periodic lease button to remove from expired lease page
Once a lease has expired and rolled into a periodic lease we don't want the tenant to appear on the expired leases. We want to mark the tenancy lease as periodic and keep the lease end date entered as a record that there was a fixed term lease previously.

Communications Email
Communications email to be alerted and show a track record through the communications tab on the portfolio, like other CRMs offer. This is great for when PM's are away or tracking important emails without having to search multiple outlets. Good for training as well.

deleting inactive creditors
We have a large portfolio and would like the ability to create a report of inactive creditors - both trades and other creditors so we can archive them on an annual basis and keep our records and database tidy. I have tried doing this through BI but it misses the creditors and doing it through Property Tree limits a search to 2000 records which is the size of our database so doesn't work either. Please advise if you have a better way.............. your support team recommended I put this idea here

An option on Rental properties to generate a Sale.
Currently if a Rental property is in your system, you have to manually input all the same data to make a new Sales listing. It seems like a waste of time when software could automatically load data like property address and current owner and contact information. It seems so simple to copy data from an existing entity like that and use it to create a new entity.

Would be great if Property Tree would automatically create a task against the tenancy 90 days prior to the lease ending and a task when the rent review is due.

We need a 'pending approval' section for invoices like PME has.
If there is an option to put all bills processed into a 'pending approval' area then anyone ie assistant/receiptionist/accountant etc can enter the bills and the PM can just glance over them to check accuracy and that the work has been okayed by the owner and click approve. It would also mean that invoiced get a second look before being paid which would avoid a lot of mistakes and double ups.

The ability to bulk-print invoices for water etc.
Currently water invoices are only printable by manually printing each one - being able to print all invoices entered in a day for postage would make this job much quicker.

Predictive search when typing codes
if a code is for example 08651 your program wont show anything until I have entered the entire code. It would be great, like in other competitor programs, for the system to predict as the user is typing
