  1. We would love to be able to schedule an ingoing condition inspection without a tenancy profile. We often have staff completing inspections before we have leased a property, particularly with our current turnover rates here in Vic. It would be advantageous to have a manual add from the property profile.

  2. Issue 1 - (Compliance – Current) - This does not accurately reflect if a property is compliant or not.

    Non-Compliant properties that have current compliance dates (This marks Compliance as Current in PT), however the actual reports are Non-Compliant due to Electrical/Gas/Smoke Alarm issues to be rectified.

    • For the property to show as Non-Compliant in PT – I must add in the Notes section: NON-COMPLIANT to help identify the Non-Compliant properties.

    • Could a Non-Compliant Tick Box be added to the Compliance Register and the Property Section to assist with clearly identifying the Non-Compliant Properties or Category even when…

  3. It would be great if there was an option to record both the first and the last day for a commercial/retail tenant to exercise their option to renew their Lease. This would allow us to identify tenancies with upcoming option periods and enable us to proactively engage with tenants before the options lapse. I understand there currently is an a option date available under Lease, Rent &Outgoings Tab, however no one can really explain which date to enter (different answers - Lease expiry date, first date to exercise option and last date to exercise option).

  5. It would be great to have a check box under the inspections summary that indicates that a Tenant has/has not consented to photos being taken at routine inspections (and even better if it integrated with inspection manager)

  9. Trades to receive automatic reminders following up outstanding work orders in the system. It would be great if this was setup and sent to the trade first thing in the morning on a weekly basis until work has been completed and job has been closed off.

  10. When tenants complete an electronic signing request for an Ingoing Report, including adding comments; the tenants amendments are unable to be Printed or Saved as PDF to have a separate record other than generating a complete Ingoing Report which is accepting the comments. A tenants comments are not always excepted so there needs to be an option to maintain a record of those comments outside of an Ingoing Report. If the comments are not accepted and the signing request is cancelled due to this there is no longer any record of those comments within MRI Inspect.

  11. We need the ability to search a tenant invoice number for a tenant fee. We can only search the tenant fee status or name. Tenant invoices for tenant fees don't appear within the find tenancy invoice search option.

  12. If there is an option to put all bills processed into a 'pending approval' area then anyone ie assistant/receiptionist/accountant etc can enter the bills and the PM can just glance over them to check accuracy and that the work has been okayed by the owner and click approve. It would also mean that invoiced get a second look before being paid which would avoid a lot of mistakes and double ups.

  13. I recommend an audit tab under each profile ( tenancy, property and owner) which will show a log of date, time and user of making any adjust under the profile.
    for example, staff member 1 changed the rent schedule on 5/2/2025 at 11.55am. A log will show:
    User: SM1 Change: rent schedule from $300weekly to $320weekly Date/Time: 5/2/2025 11.55am

  14. I would like the ability to be able to change the time that the automatic Tenant invoicing gets sent out to my tenants. They are receiving notifications at 3 am and feel this is extremely inconsiderate.

  16. Ability to show remediation action for the arrears, so if a renter has a payment plan in place, or a VCAT hearing is pending or scheduled etc. This allows the property manager to focus on the ones that require immediate management vs the ones that are already actioned

  19. If the tenants put the invoice number on their rent payment (instead of tenancy ID), then PT receipts the money to the correct tenant automatically.

  20. An issue with entering Marketing & Sundries fees is there is no capability of entering further information pertaining to the individual charge .... ie, date expense incurred. This would be useful if you for example have multiple newpaper adverts over a period of so many months. The Sellers want to know exactly when these charges occured, not when the charge was disbursed in Property Tree.
