  1. Remove date when rent received. This is unnecessary, as owner only need rent paid from and to dates.

    Some owners may react to tenant arrears if only be a few days from the actual due day,

  2. Need another section in the 'TYPE" dropdown field to say Both. We have some properties that have both Hardwired and Battery Smoke Alarms. At this point you can only pick on or the other. We have to use 'unknown' which is not correct and then makes our staff have to search for the last service report to check what is at the property.

  3. When allocating a maintenance request to a contractor need to be able to specify urgency for the job. Priority 1 within 24 hours, Priority 2 within 48 hours, etc. This could be done by adding tags to the maintenance requests that we can select prior to allocating and issuing a work order.

  4. We need to generate a report showing all completed maintenance jobs, broken down by property and including the job details, creditor and invoice details. Sorted by owner or portfolio.

  6. This will be a a significant time saver and reduction of ‘10’+ extra clicks along with the sync time delay.

    Currently having to complete in both inspection provider and PT.

    The ability if the Inspection API and PT speak would mean, ‘Finalised’ in inspection provider updates the inspection status in PT to ‘closed’ - saving PM's and teams non required clicks/time.

  8. Have an audit report for checking documents uploaded and saved in Property Tree to help confirm that online documents have been saved in the documents management section; I have been told I have to go to each property to check if the documents have been saved; a report will be more time efficient.

  10. Creditor Remittances - would be good to be able to add a deposit reference (eg account number) to show on the receivers bank statement. Even though the remittance is emailed some large companies (eg credit check companies who receive 100's of deposits daily) receipt the funds incorrectly based on the company name on the bank statement being similar to another agency. They also say the emailed remittance is not received, could be in junk, maybe blocked by email hoster, but either way our funds are not being allocated correctly and it's time consuming to get this corrected.

  11. Updated merge fields for mail merges. In particular; utilising the Moving Out date in Vacating Information to be used to inform tenants and owners about vacating procedures.

It would be good to be able to add a message on the actual statements instead of just in the email - not all owners receive emails and it means we are having to print an additional letter to communicate the message. i.e Christmas closure period, public holidays coming up, rates will be due in ........ etc.

  13. The weekly summary report that comes through shows rent areas as period which is not a true reflection of the rent arrears. Would be good if this report was customizable for the company or if it shows rent arrears as effective or even both period and effective.

  14. Client has requested that work orders be updated to include a issue date so that creditors have a clear record of what date they were given the job. And also, if this comes up at tribunal they will need to show when it was issued.

  15. Routine inspections should not be able to be closed in PT without first attaching the report.
    There should be a warning pop up telling you that you cannot close inspection until report is attached.
    This will help when staff leave that you know the reports are there and inspections have not just been closed without doing the inspections.
    Would also help in disputes/tribunals as evidence

  16. When Receipting rent it would be good if you could use a short cut to the bottom receipt amount (+) like rest as now we have to add the weekly rent up and receipt the balance to invoice credit due to alot of tenants paying extra for water usage.
    PT doesn't let us know if for example: tenant pays fortnightly rent and one is at the old rent and one week at the new.

  18. Tenant invoices created through invoice genius should be able to be sent to all/multiple tenants not just the primary tenant (as this option is available when entering a single tenant invoice).

  20. When you open a email in communications where there are multiple replies, it goes into different clickable sections separate each email like a conversation in outlook emails.

    It puts the communication thread out of order and is not that user friendly.

    When you look up emails in communications, you are then clicking on the email icons for that thread to try and find the email you are searching for. It makes the process a little clunky.
