  2. Why does Property Tree not have an option to enter a Company name & details for Vendors, Landlords & Tenants? This is for both Sales & Rentals.

  3. It would be great to add a new mail merge field for Tenancy_RentPeriodNew. There is an option for RentAmountNew but no option for when the payment period is changing also.

  6. The alarm bell in the top right corner should "visually vibrate" or blow in and out of size, or create a pop-up reminder notification for Tasks. Also once task marked as DONE, they should automatically save to PT and clear from the active tasks list bar.

  7. Insurance entered for a property should not go over with the property during change of ownership as this would have been for when the previous owner managed it not the new ownership.

  8. Clients have statements issued via email when payment made but when paying agency not statement is sent
    We are required to locate and print/download/email manually. This should be simple if it can be done for clients it should be also available to the agency

  9. When reviewing arrears from Dashboard and you go to "Tenancies in Arrears" it would make it much easier to manage arrears if we could see number of days in arrears as a column.

  10. A due date calculator for AP invoices would make my day! Something similar to the rental calculator (converts pm to annual and per day etc), where the calendar pops up for due date, perhaps it could include a calculator for 14 days from this date, 30 days from this date etc. Fairly minor improvement but it could help with time.

It would be good if we could have it set up that when you look at your rent review reports that it is set up like a timeline or checklist for each property so you know where you are at e.g. overdue, with landlord, instructions receive, notice issued, updated next rent review date, confirmation sent to landlord. I seen something with PropertyMe and Managed and I wish PropertyTree had something like this instead of reports in PDF and spreadsheets.

  13. On the tenant card have 3 boxes that you can mark with an "X" for referencing the number of breaches, rent arrears, communication issues, accessing the premises, behaviour or other issues that you've had with that tenant. Once you click on the box it will enter an "X" and ask for the reason you are putting a mark next to their name.

  16. Income & Expenditure Statements should be reformatted to be GST inclusive when showing expenses. Currently, e.g. 'Electrical' shows expense + GST on the next line. With only the total expense figure being GST inclusive.
    EOM Statements show an expense as GST inclusive in the 'Money Out' column with the GST paid showed in the 'Expense' column e.g. Garden Maintenance (GST paid: $***)

  18. We have residences that have multiple rooms and we assign keys per room and also have groups/region of keys with a letter to distinguish the group/region eg:

    A15/1

    This format is not currently accepted as a key number.

    We NEED to be able to record our key numbers in this way.

    Currently they are recorded as eg: 15/1 but this will not prove acceptable moving forward.

  19. As discussed with Dave Hannon:

    Sales agent commission reporting in the User Interface by adding 'Comm % ex. GST' as a sales filtering column, to reference the % field against each listing.

    Reporting sales performance & commissions as a percentage excl. GST is a standard measure for all agencies and should be part of the standard reporting fields.

  20. Be able to Inv a commercial tenant for GST only and have it show on the owners account as GST collected. This is used when a commercial tenant pays the bill direct to the supplier instead of the realestate. Owner is still entitled to collect gst and atm we are unable to inv for just the GST portion without it showing in the amount excl GST section.
