  1. Will Property Tree have the option of doing all inspections through Property Tree so we dont need to have another program for Ingoing, Outgoing and Routine inspections.

  3. Just as tenants are emailed invoices, there should be an automated email when cancelling said invoice so there is no need to do extra emailing for notification of the reason for cancellation.

  4. Can you please add the Merge Field for {Text Field On Email Dialog} to the default Auto Communication template for 'Request Owner Approval of Maintenance Job Quote'.
    Reason, when selecting to send such a Request, the free text field makes a user believe any entered text will be shared with the Owner. But it won't unless a user adds that merge field to the Auto Comm prior .
    It makes the free text field misleading.
    Alternatively, add a comment to that free text field, informing a user to add the merge field to their Auto Comm should they want to…

  5. After a change of ownership is completed there can be reasons why the old ownership can't be archived (ie, tenant invoices owing to old owner). If this is the case, we cannot enter a rent increase for the current tenant under the new owner - there should be no restriction as this rent increase has nothing to do with the old ownership. We have been told that we have to archive the old owner and then enter a new owner, property and tenant record to re-enter the tenant invoices owing.

  6. Have the ability to pin/favourite files in document management so they always appear at the top of the list. Currently they all appear in the order they were saved, so when you have a property you've managed for a long time, the most important files can be the very first ones ever saved

  7. In Property Tree, every data entry is automatically saved.
    But in MRI Inspect everything must be individually saved, before switching to the next tab or page etc.

    Can you please adjust MRI Inspect to be consistent with the automated saving behaviour of Property Tree?

  8. On Released and Cirus8 they provide the last quarter CPI figures and calculates your tenants new rental amount. This saves the PM significant time in searching for CPI figures and performing the calculations

  10. Automated Tasks please:

    1. when the rent is due for review
    2. when the lease is due to expire
    3. when a vacate date is entered
    4. when a new tenancy is entered
    5. when compliance is due to expire

  11. Why does Property Tree not have an option to enter a Company name & details for Vendors, Landlords & Tenants? This is for both Sales & Rentals.

  12. Communications email to be alerted and show a track record through the communications tab on the portfolio, like other CRMs offer. This is great for when PM's are away or tracking important emails without having to search multiple outlets. Good for training as well.

  13. In Sales, we need to be able to enter a Sale date and a Proposed Settlement date, and finally the Settlement date once this happens.

  14. It is annoying that when you edit a tenancy invoice for whatever reason that the system cancels the original and creates a new invoice. You should just be able to edit it and I don't understand why you can't.

  15. Please consider adding the option to select the property when paying selected creditors. It would make life easier as currently we need to go through all invoices entered although we only need to pay 3-4 (overdue) invoices for a specific creditor.

  16. It would be great if you could design a statement that carries on the tenant/s part payments to the following statement. Our clients get very confused when they may receive more than usual on month & then less the following month & don't understand why.

  18. I'd love to see a section in the financials of all Invoice history for that tenancy or ownership instead of having to go through the ledger or scroll through the financials tap hunting for an invoice.

  19. Insurance entered for a property should not go over with the property during change of ownership as this would have been for when the previous owner managed it not the new ownership.

  20. Clients have statements issued via email when payment made but when paying agency not statement is sent
    We are required to locate and print/download/email manually. This should be simple if it can be done for clients it should be also available to the agency
