Be able to add a second purchaser to a sale (without having to rescind a buyer).
Please enable a feature to be able to add a second buyer to a property. We often have multiple buyers on a property and a contract not rescinded until the other exchanges, so it would be good to have all deposits held under one property instead of having to recreate the property as a separate entry.

GST Inclusive or Exclusive footer on all reports
Hello, it would be immensely helpful if you put a footnote on EVERY report that says whether that report is inclusive or exclusive of GST.
It's of the upmost importance to know this because if a user tells our finance dept there is $x of revenue they're often including GST by mistake without knowing it and overstating revenue. The ramifications extend beyond this one example.

Owner Payment Batch List, show property address
It would be extremely helpful to have the property address appear on a Owner Payment Batch List particularly when processing month end on a large rent roll.

Tenant portal rent arrears error
A tenant has called me up and advised his portal shows he is in arrears. I ahve checked his account and he has a part payment which effectively pays him up to another date so he is not in arrears. Is there a way the portal can work of the effective dates. This has been asked before on the weekly reports that come throguh as well as it shows arrears but does not take into account most have paid extra to move forward so their effective date is not passed yet so they are not techicnally in arrears. Smoke Alarm Compliance
Need another section in the 'TYPE" dropdown field to say Both. We have some properties that have both Hardwired and Battery Smoke Alarms. At this point you can only pick on or the other. We have to use 'unknown' which is not correct and then makes our staff have to search for the last service report to check what is at the property.

Dashboard shortcuts to specific pages
It would be great to have customisable shortcuts on the dashboard that allow a user to set their own 'favourites' eg. Create a receipt. Helps reduce clicks to get to functions that are used regularly.

Set up automated communication for agent
Currently we can set up to automatically a tenant or owner that the lease is due for renewal at x days. We would like an option that we can set up automatic emails to the agent at x days so they can be triggered to individualize the communication to the owner.

add reference to creditor remittance
Creditor Remittances - would be good to be able to add a deposit reference (eg account number) to show on the receivers bank statement. Even though the remittance is emailed some large companies (eg credit check companies who receive 100's of deposits daily) receipt the funds incorrectly based on the company name on the bank statement being similar to another agency. They also say the emailed remittance is not received, could be in junk, maybe blocked by email hoster, but either way our funds are not being allocated correctly and it's time consuming to get this corrected.

Sales Agency Disbursement/Statement
Hi as a Sales Administrator, since the law changed in the industry, although I can disburse funds, the principal/licensee, has to do all the bank authorisations.. The agency statements, i.e. 7/16_18 Carnation Avenue, Casula, when i print the statement, i physically write in the property address it refers to... Is it possible that Property Tree can have the property address inserted/printed on the statement? This would be alot more efficient that writing for management/principals etc, what property it refers to. Trust & Reports - Ownership Funds - Outstanding Invoices
This report is very useful, but would be better if we could filter for Outstanding Invoices for due date period. Like paying Creditors, could we have the choice of invoices 10 days, 30 days, 45 days, All invoices or Flexible date.
We use this report to check when we have available funds but invoices overdue for an amount over the funds available. It enables us to split the invoice payment when appropriate, or release without Witholding Agency Fees5 votes -
Salutation merge field displays full name
Need to have the firstname seperated so that mail merge and communication has this entered correctly instead so that letters are addressed correctly.

Adding text to statements
It would be good to be able to add a message on the actual statements instead of just in the email - not all owners receive emails and it means we are having to print an additional letter to communicate the message. i.e Christmas closure period, public holidays coming up, rates will be due in ........ etc.

Inspection Only Properties section
Inspection Only properties, where these properties have their own category and add a tenant (not just prospect), start date etc. Invoice Owner once inspection is done. This would also stop the address coming up in the new viewing booking system.

Account codes for Invoicing
As a relative newbie to Property Tree, I discovered too late that income and expense codes are included in the drop down menu when invoicing tenants. This in turn has meant I already have errors in this financial year that the system will not allow me to correct. It would be at the very least preferable if the system would show the account number along with the description when invoicing - then at least you could ensure you are not making errors with selecting the correct account code.

Automated communication to the tenants advising the maintenance/quote is going to be performed
I would like to have a way to send automated communication to the tenants once a work order and a quote request is sent to a contractor. This way the tenants will be aware that the contractor will be in contact with them to arrange a time.
