operator who processed creditor invoice to show on creditor ledger
It is important to have the ability to identify the operator who processed a creditor invoice so that if there are errors further training can occur. Presently it is really difficult to get this information, other than trawling through the 'information audit report', in which case you need to know the date it was entered and currently neither the ledger or the outstanding invoice report shows this information, only the due date.

Compliance reminder
It would be nice if the compliance reminder and its details could be emailed to the relevant PM, turning red is fine but if we don't go into the property card, we don't see it?

Ability to configure Automated Tasks
Automated Tasks please:
- when the rent is due for review
- when the lease is due to expire
- when a vacate date is entered
- when a new tenancy is entered
- when compliance is due to expire

Priority Tab for Notes
We think a HIGH PRIORITY tab would be good where we could store notes that need to be easily accessible i.e. New Appliance installations with warranty dates, Insurance Claims in progress; Emergency Details; things that you don't want to have to go looking for through pages of Notes but need quick access to.

Bond Top Up Due Date
New bond work flow updates are great, however to enable us to meet the requirements of the Act in providing the required notice for the Bond Top up in Automated Communication a Bond Top Due Date and the ability to set automation on the rent increase date not just prior would be required.

Tenancy Summary that can be grouped
The need to create a meaningful tenancy summary that includes critical information is needed. The current summary does not include all information eg. Lease Commencement, Expiry, Term, Option details for every option, rent increases of all types, tenant name, trading name, Reported Sales, turnover thresholds, Net Rent, Outgoings total, Marketing Levy, next review date, first and last date to exercise option, the date by which a notice must be given and the like.

Creditors- temporary option
REST used to have a temporary creditor button when adding a creditor so they were all deleted at the end of month automatically This would save time having to go through and delete them manually

Complete maintenance with no creditor
Sometimes we put maintenance in for a reminder to ourselves that the owners direct tradie or the builders have to attend to under warranty. We don't get their information and/or they are not a creditor that we pay and we don't send them through the system, having a way to close the job as completed by external party would be good rather than just cancelling the jobs.

Area set up flow through
Can the program be set for when a new property ECR is entered, the areas entered for the report flow through to be the areas for the routines?

calendars and alerts
The alarm bell in the top right corner should "visually vibrate" or blow in and out of size, or create a pop-up reminder notification for Tasks. Also once task marked as DONE, they should automatically save to PT and clear from the active tasks list bar.

Issue statements to agency when pay-out to agency has occurred
Clients have statements issued via email when payment made but when paying agency not statement is sent
We are required to locate and print/download/email manually. This should be simple if it can be done for clients it should be also available to the agency5 votes -
Income & Expenditure - select recipient
When a property manager / registerd PT user, requests a Income & Expenditure statement, it would be helpful if the email with the link to download the statement, goes to the person that requested it.

Processing Sales Marketing & Sundries Flat Fees are cumbersome and difficult to track. Doing this same task in REST was far superior and easily tracked all on the same tab. Once you have processed a marketing fee in Proerty Tree it does not show as being disbursed without referring to the ledger and will potentially allow you to disburse for that item again should there be sufficient funds. REST had a tab for marketing with the following columns - Date/Creditor/Description/Inv#/Amount/Actioned/Charged - you would complete these boxes throughout the marketing campaign. Due date calculator
A due date calculator for AP invoices would make my day! Something similar to the rental calculator (converts pm to annual and per day etc), where the calendar pops up for due date, perhaps it could include a calculator for 14 days from this date, 30 days from this date etc. Fairly minor improvement but it could help with time.

show unpaid tenant invoices on the tenant screen
On the main screen for tenants there should be a way to see any outstanding invoices, arrears do show but it should show all unpaid invoices sent to the tenant
