Introduce an option to mark a property as “Inactive – Not to Be Re‑Let” (or similar), allowing it to be excluded from vacancy, management, and KPI reporting without requiring the property to be archived.

bond when entering a new tenant
Is there a way to have the bond entry on the same field as the Lease & Rent information section? As it's down the bottom as a separate entry it's easy to miss if you don't scroll down. Not a huge deal but would be more efficient having it there where it can't be missed.

Sync Inspections in MRI it would be great if the inspections will be sync properly in MRI Inspections, and if we can also see an trail of who scheduled the inspections.

Maintenance Snooze Date
It would be great if maintenance could have a due date on it so that it is only shown in the maintenance list if it is due, similar to a task? With the option to filter to see all maintenance as well. But at the moment when I look at my maintenance list I'm overwhelmed by what needs to be action, but often I'm waiting for quotes/approval and sometimes I don't need to action it for 2-3 weeks, so it would be great for it to be removed from the list until it is due to be actioned, so that…

Invoice Genius
It would be very helpful if all users within the same agency could view invoices uploaded via Invoice Genius, regardless of who uploaded them — as long as they have access to the same portfolio or property.
Currently, it seems that invoices are only visible to the user who uploads them, which limits collaboration and can lead to duplicated efforts or confusion.
This feature would improve team workflow, transparency, and invoice management across the team.

Have the date that the last payment was made as well as last statement date on the ownership tile. This avoids confusion as seeing the last statement date as the last payment date as well.

Invoice Automate – Ability to add notes to future invoices
Having the ability to add notes - used for internal use, such as instructions - to future invoices (e.g. if there are 2 water meters).
We’ll require this feature after an invoice has already been approved.
Currently, to add a note we need to create a dummy invoice with a dollar ($) value, then approve and delete it in PT before it is paid.
We need to be able to add something in the backend and ensure it is working for when the next invoice comes through.

Multiple Account Codes on a Creditor Invoice
Having the ability to add more than one account code to a Creditor Invoice.
For example, for creditors who are carrying out multiple jobs and providing one invoice. And the different jobs require different account codes (e.g. plumbing, tiling, electrical etc).
We currently have to upload the invoice as many times as a different account codes are required, and split the invoice amount.
Can there be an option to add a additional line items, with their own account code, so we don't have to split the invoice?
This feature already exists for Tenancy Invoices, but not for Creditor Invoices.

New column on the Inspection Summary report with name of previous inspecting agent.
It would be useful to have another column on the Inspection Summary report with name of previous inspecting agent.
As inspections are often alternated between the portfolio Property Manager and support staff, it is impossible to see at a glance / without changing / bulk assigning, or viewing old reports in the inspection program.

merge field for tenancy ID - mail merge templates
Currently there is no option to add a merge field for "tenancy ID" to mail merge templates.
We require this to alert all tenants to a new payment method, PayID.

Recording external expenses on statements
An option to include a method to track external expenses within Property Tree so that they are recorded on ownership statements and annual I&E Statements for tax purposes.
I have a few owners that like all their property expenses to be recorded in once place so they don't have to worry about saving seperate reciepts to give to their accountant.
E.G. recording a Bunnings reciept for a replacement shower head that was installed by the owner rather than a handyman/plumber.

An option to set more than one primary recipient.
One property has two owners who have strongly requested they both receive all email communications. Currently we can only select one primary recipient in PT (which suits 99% of our owners) so we are relying on memory to do this manually. This is far from ideal.
It would be ideal to select all the recipients who want to receive email correspondence.
