Issue date on work orders
Client has requested that work orders be updated to include a issue date so that creditors have a clear record of what date they were given the job. And also, if this comes up at tribunal they will need to show when it was issued.

Adding text to statements
It would be good to be able to add a message on the actual statements instead of just in the email - not all owners receive emails and it means we are having to print an additional letter to communicate the message. i.e Christmas closure period, public holidays coming up, rates will be due in ........ etc.

Inspection Only Properties section
Inspection Only properties, where these properties have their own category and add a tenant (not just prospect), start date etc. Invoice Owner once inspection is done. This would also stop the address coming up in the new viewing booking system.

New property field request - Year Built
We would like to have a merge field available that allows us to record the year the property was built. We require this information to be able to track our portfolio and ascertain low medium and high risk for asbestos and lead contamination throughout our portfolio. This would be hugely helpful rather than have to record this information separately.

Inspections: Warning when closing inspection and no report attached
Routine inspections should not be able to be closed in PT without first attaching the report.
There should be a warning pop up telling you that you cannot close inspection until report is attached.
This will help when staff leave that you know the reports are there and inspections have not just been closed without doing the inspections.

Notes formatting
PT is very hard to read when you put a email / note in the notes section and it makes it go into a paragraph. Not easy it this is needed to be printed for some reason. Would be good for it to save as it is put in there.

Rent Payments
When Receipting rent it would be good if you could use a short cut to the bottom receipt amount (+) like rest as now we have to add the weekly rent up and receipt the balance to invoice credit due to alot of tenants paying extra for water usage.
PT doesn't let us know if for example: tenant pays fortnightly rent and one is at the old rent and one week at the new.6 votes -

Search by property address when entering a tenant invoice
Ability to search by property address, not just tenant name. Some water invoices are to charge tenant only, so need to enter via create tenancy invoice - the water invoice only has the property address so this means we have to look up the property in a separate screen to find the tenants name.

Property Breakdown of fees
It would great if a report can be generated with just the TOTAL amount of fees charged for a particular period, by breakdown of each property.

alert sent to email or sms for maintenance received
when a tenant lodges a maintenance request a email and sms is sent to lead property manager or can be set for out of hours contact so any issues lodged on weekends can be seen without logging into PT.

More Filtering options for Mail Merge
When filtering for a Mail Merge there should be an option when you have the list of properties to be able to sort or further filter down to a street name or something similar then when you press send maybe have the option to check who is being sent to, that way you don't accidentally send to the wrong property.

Account name on the ledger instead of the account code
We have queries on the I&E statements and when going back to either the PM or owner it will be easier if they can see the account name instead of the account code on the ledger. There is no report to show you what has been used under a specific account code other that the ledger.

Weekly Summary Report arrears information
The weekly summary report that comes through shows rent areas as period which is not a true reflection of the rent arrears. Would be good if this report was customizable for the company or if it shows rent arrears as effective or even both period and effective.
