Works Orders - Shorten Page
The work order format is too long, you need to scroll down to the send and completed button and if you put an information banner up along the bottom of the page you can’t see the buttons at all and risk not sending the work order out. I suggest a shortening of the page format so we can see the send and complete buttons without scrolling. The whole work order sending is very long anyway, too many steps and the scrolling down to send a work order is a step too far.

Allow to colour code boxes
Options to colour code white boxes.
The multiple white boxes throughout the Agency tab are hard to identify such as Arrears, maintenance etc.
I would suggest the option to colour code the boxes, for example arrears box red, maintenance blue etc. Coming from Property Me this system is a lot harder to navigate.1 vote -

Inspection Manager
Would be good to have all the properties synced into Inspection Manager rather than just the ones with upcoming inspections. We have to enter them into inspections summary as ingoing/outgoing and then sync to IM but once we close it it charges a routine inspection

We are in the stages of cleaning up our system and have multiple pages to archive and have only found we can do this one by one which is not an efficient method. Thankyou

ability to enter renewed lease dates prior to their start dates and have PT automatically update to the new agreement once in effect
To be able to sign a new lease agreement with the tenant prior to the current one ending and schedule the lease dates to update once the new lease is in effect, similar to how a scheduled rent increase works. Instead of needing to remember the dates on a calendar and updating them manually. This would help keep the dates for lease renewals current. I usually have my tenants sign a renewed agreement 60 days prior to the end of the current agreement when they are given notice of a rent increase. I can schedule the effective rent increase date…

Ability to record property size information
Would be helpful if we could store information regarding sqm size and features of property for when rent reviews are being completed. Rest had a tab where you could display the sqm of the property and the current rate per sqm

Property Tree Portal inbox when Property Manager is on leave
When a tenant puts in maintenance or correspondence through the portal, the notifications pops up in the Property managers inbox at the top right. If that person is away and no one is login into their profile then no one lese knows about it.
It would be great if we can put an out of office or something in so the notification goes to someone so important maintenance doesn't get missed.3 votes -
Smoke alarm compliance
The old smoke alarm display had better information at a glance. It showed the date the smoke alarm was last serviced and the type of smoke alarm.

Ability to overlap original lease start dates from previous tenant to new tenant
When a tenancy sells their business and the lease is transferred I would like to be able to set up the new tenancy and have the correct dates from the original lease. At the current time, the lease dates cannot overlap with the previous tenant which forces us to enter in the incorrect dates and pin a note to the tenancy.

Being able to search by 'suburb' in global search bar
Currently when you search in the global search bar, you can only search for the number address. When you type the suburb, properties do not show up.

Have the ability to customize a tenant's receipt.
Rent paid to and from dates on tenant receipts are confusing tenants, it should have rent paid from {date} to {date} with part payment {$amount} effective paid to {date} like the tenants ledgers.6 votes -

Default Tenancy Expense Account Group & Code
Can you please add a default Tenancy Expense Account Group & Code to the Configuration > Accounts (like other Account Groups/Codes are setup), so Users don’t have to create it, however can customize if necessary.
Unless the Tenancy Expense Account is used or displayed on any reports, the name for the Account Group & Code can be very generic.11 votes -
