  1. Require a field to have the Business name or Trading as.

  2. Need to be able to amend/remove the notation at the top of a Commercial Invoice that indicates that it is an 'amended' tax invoice. We have a number of commercial tenancies that are receiving a 'credit' and as soon as this is applied, it creates a new invoice (which is great) but then adds this note to the top left of the invoice - which will only create mass confusion with our commercial tenancies.

  3. It would be most efficient if we could set a task to follow up on something at the same time as an email. The task could then be attached to the email so you could easily open the email at the time you are completing the task

  4. When running the ‘Bonds & Deposit Summary’ report to check for the Status ‘NO BOND’, and if you have a multiple bond accounts, it shows the tenancies that don’t have that selected account.

    For example, if searching for NO BOND on Commercial Bond, it will list ALL Residential Tenancies (simply because they don't have the Commercial Bond setup on their profile).

    However, Residential Tenancies will never need a Commercial Bond. So, they should not be on that Search Result.

    An additional Filter Option for the Management Type: Residential / Commercial might also help with this.

    1. I found it's hard to maintain the repairs movements without option to send email/message following up with our trades.
    2. Also the photos uploader only allows photos to be uploaded one by one and no video allowed If these two features can be added, this will be very helpful.

  8. It would be great to have the ability to record when a tenant has been removed from a tenancy without having to create a whole new tenant card or simply delete the outgoings tenants details.

    Deleting the tenants details and changing the profile name just erases the tenant and makes it hard to provide a reference for them in future.

    Creating a new tenancy card means having to download and re-upload all files from the old card to the new and prevents the display of their previous history when generating a ledger.

Previously in REST when entering a rent increase that didn't line up with the tenant's existing payment cycle there would be an option to raise an invoice for the difference in the rent increase for the period between the rent increase effective date and the tenant's next payment cycle. This would mean the tenant's payment cycle isn't impacted and the owner doesn't have to wait till the next payment cycle for the increase to come into effect.

    So some tenants paying monthly it could mean the owner is having to wait an additional 30 days if the rent increase is…

  12. Add Automated Communications Trigger for X Days to Vacate Date.
    The current system allows you to send automated communications X days from the lease end date. However if a vacate date is entered for the tenant this blocks the communications from going out. We would like to send reminders to tenants that their lease end date is x days away as well as advise them of the rent owed to vacate. As such, we request to have the option to send automated communications based on vacate date or for the vacate date to not prevent communications triggered by the lease…

Have a feed or synch when entering a creditor invoice as you are invoicing the tenant it feeds if they pay gst and GST needs to be added on top of rate instalment (that does not include gst but we need to charge if LL is registered) we are having to manually check each time very time consuming

  16. Notify users when any emails, messages or SMS fail rather than having to go and check a list. Perhaps an alert at the top of the page which then produces a list of what needs to be checked. The impact of missing this information is huge, particularly with compliance.

    Good news! We’re currently developing a tool that will automatically unblock affected email addresses to save you having to go to support for assistance. Once we see the impact this auto-unblock has on email failures we can determine the best way to notify failed emails. For those that may not be aware, you can currently find your failed comms within Communication History or the Communication Platform has a dedicated Failed folder.

  17. Currently the rental & fees arrears on the PT dashboard are shown as a total % of 100%. It would be great if this could be shown as a % of the total arrears percentage.

  18. It would be much easier for tenants to understand their receipts and ledgers if rent was calculated to the day.

    It would reduce large part payments and the confusion that most tenants have regarding this especially when looking at their receipts.
