Rent Credit Type report
Currently you are able to create different rent 'credit types' eg deferral, abatement, rent free period etc however there is no report that surfaces the 'rent credit types' or reason for credits (the find transactions report displays credit type as 'Credit - Tenancy' only)
Can we add in a Report for Tenancy Credits which displays the fields Credit Type, Reason, Amount, etc or add this information to the existing 'Find Transactions' report?

Task/workflow management
In Property Management there are core functions such as listings, applications, entries, reviews/renewals, vacates and maintenance that are the basis of managing a portfolio. Therefore, if we use these as a basis, it then comes back to how is this managed, what does a process look like and what is required within the core function. Essentially, this is being able to categorise a task, i.e., lease renewal and then work on this task with all necessary updates, correspondence and documentation contained within. Mail merge - recipients with the same email addresses should get one email
The option when doing a mail merge for "Recipients with multiple matching properties should get one email" still results in owners receiving the same email multiple times. Can we have an option for "recipients with the same email address should get one email", that way if we have the owner loaded multiple times, they will only get one email.

Editing Invoice Data After Processing
Please allow agencies to edit information on invoices after they have been processed such as the description and the account as this would be helpful if changes need to e made in the future for accounting processes.

Option to include Owners and tenants when sending work orders/quote requests
The owners and tenants should show as an option for selection to be cc'd on when emailing maintenance requests without having to manually type in the email addresses

Management takeover feature instead of vacating tenant
when another agency takes over a property, instead of entering a vacate notice (as the tenant isn't actually vacating) I request a feature maybe on the three dots under tenancy that can say "management takeover"
In this page it will open up and you can enter the reason for loss, the new agency details.

Downloadable Open Maintenance requests for Creditors
Currently there is no way of downloading a PD file/ list with open maintenance requests by creditor. At the moment you can only copy/paste into your own word file or "print screen". Would be fantastic to have this option- would make it easier with open jobs to follow up on.

Improve Sale Statement Tax Invoice
Sale Statement Tax Invoice - very simply please add in a total owed figure.
The current statement shows money in and expenses incurred but not the final figure owed by the Seller. Or also in the instance the Agency needs to return unused funds. Also why can't we include our trust account details on the statement ?6 votes -

Automatically update rent review dates in software when you enter a new amount in the rent schedule. Updated dates should be 10 weeks prior to increase commencement date in the following year.

Adding a compliancy tile to the agency dashboard so you can see an overview of what properties are coming up due to be completed/what are overdue (like you do with rent renewals/lease renewals)

update phone app for agents
The agent mobile app for PT is very very basic.
You do not have access to key iD's alarm codes etc. Information that is often needed on the run.
THis needs to be update to include this info as easy to access.

We have tenants which are given rent credits weekly and monthly for maintenance on the building or taking bins out - it would be great if we did not have to do it each week/month but was done automatically. Thank you

Insurance Tab
If we had an Insurance Tab similar to the compliance tab we would be able to do a health check on our portfolios to ensure and encourage all rental providers have their landlord insurance policies in place. this would help identify rental providers with no insurance and mitigate risk to office and rental providers. From a business perspective this would ensure the health of our rent roll and provide value and service to our rental providers

Portal communications alert to be relevant to the property manager that is logged in
The envelope alert should only be shown when the message is relevant to the property manager/user that is logged in instead of showing alerts for any message that comes in to the whole company.
