  1. It would be fantastic if the tags under the Property, Tenancy and Landlord Profile could be hyperlinked so take you to all properties/tenancies/landlords listed with that tag

  2. When a tenancy is vacating and you select 'lease break', a label shows up at the top of the tenancy profile, which is good; however, once the move out date has been reached, the label changes to 'vacated'. Is there anyway 'lease break' can remain there as well?

  3. This would involve adding a "Position" field into the "Update User Details" page and then a {CurrentUser_Position} field into the mail merge template.
    It would allow more flexibility when generating emails.

  4. The last reconciliation should be able to be deleted or edited so any error such as the date can be corrected, not for any reconciliatons prior to this.

  5. Daily Tenant Download Report - Automatically Sent to Management Staff.
    I have a staff member conducting our daily bank reconciliation and doing the tenant download report. It would be great if there was a feature to send the tenant download report automatically to our management staff.

  6. In Tenancy Rent reviews - add a Column of "property manager" as an option. At the moment to view a whole agency and understand which PM is behind, and who is under control you need to select each PM one by one. For large agencies, it takes a while.

  7. Automated email alert should be sent out to owners once we have uploaded a document in their owner's portal. Sometimes we upload important AGM notices and other emails, it is important to alert the owners that a new document is uploaded in their owner's portal instead of them not knowing when to login to their portal to view important documents manually.

  8. It would be great to have the option to add Lot and Deposited Plan (DP) details when entering a property sale. In many cases, especially with properties that don’t have a standard street address, Lot & DP are the only way to clearly identify the property.

    This feature would also help when:
    + A property includes multiple lots.
    + Buyers purchase different lots under separate names.
    + Sales need to be split and recorded individually.

    Adding Lot & DP to the address field would make property records more accurate and easier to manage.

  9. A reference field on EFT payments would be appreciated as for instance Sydney Water require us to put our Company as reference when paying water bills however, no option on your system to do so.

  10. When entering a Property Receipt, the account selection is in a random order. Can we have it alphabetical. I can see this was requested previously but didn't get much interest - it is likely not something many PMs need to access but those that do must find it frustrating and a pain point that could easily be fixed pretty please :)

  11. Is it possible to have when adding a buyer to a sale that a set of tasks automatically gets added to the property in the same way as when you add a new sale property marketing fees are automatically added

  12. An owner has requested that his statement has the EFT details of payment removed for fraud purposes.

    Currently the account number is partially blanked out where you can only see the last digits.

    We would like the option of a statement where this is removed completely for those owners who have security concerns.

  13. I’d like to suggest adding a “Filter by No Tag” option in the property listings view, so users can easily check which properties are missing tags.

    I believe this would greatly improve usability and should be relatively straightforward for your team to implement.

  15. It would be great to have the ability to set up automatic payment reminders for individual tenants only. For example, I have one tenant (as most of us do) who never pays rent on time and frequently falls into arrears. Every Tuesday, I manually check her profile to see if she paid rent on Monday, and if not, I send her a reminder text that the rent was due yesterday.

    It would be incredibly helpful to have an option to automate this process—specifically, to set up a reminder for a particular tenant only if their rent is more than one…

  16. Adding lease expiring alert/notification functionality. Currently Property Tree functionally allows for emailing tenants and owners this notification, but there is nothing to alert a PM that the lease ending, which would really help a PM manage their own portfolio.

    This would take away for the manual need to add reminders to separate platforms such an email calendar, which isn't efficient and creates extra work for a PM. It would also eliminate human error.

    A simple alert when at a time of the PM's choosing (ie. 3 months prior, 6 weeks, 1 month etc - I also think this function should…

In Creditor Profile there is the Strata Details section which is where should be able to make the strata plan GST registered or not, the next section is Company where the strata management company details are and in that there is a way to exempt GST but as each strata management manages multiple strata plans some plans may be GST registered and some not

  19. When selecting which owners to pay, it would be great to have a column which shows what the tenants actual rent amount is. The amount and pay cycle (EG $500 weekly or $1000 fortnightly etc).

  20. We have an international commercial client, who have different departments in different parts of the planet paying different elements of their monthly invoices.

    If one department eg water bill is late or questions the amount the total monthly invoice is not paid on time

    It would be helpful for us split the monthly invoice into two
    one invoice for base rent and the other for all variable out goings.

    At the moment system won`t allow us to split rent and variables out going into two invoices,. instead we must provide separate invoice for each variable out going.
