  2. When owners with multiple properties receive their Statements (as we deal with each property separately, a Statement for each one) it just says on the From: ABC Real estate and the subject is " Ownership Statement from ABC Realty. They want the subject to show the property address then when they are searching their emails they can find it easily.

  3. From time to time we need to send an email to owners who have compliance managed through a particular contractor. I.e. smoke alarm compliance contractors.

    They may have advised there is a price increase and we need to be able to easily pull a list of those owners and email them about the change.

  4. Currently if we offer 2 months free management fees to clients, there are no way in Property Tree such that the management fees will be charged after 2 months time.

    For now, we have to remember to do this in 2 months time.

    Maybe Management Fee option can be enhanced such that the trigger can happen after a certain date.

  5. We would like the ability to send automated communication from different team members working within a portfolio. For instance, we have a few super PODs / Portfolios where the Senior PM liaises with the owners and the PM deals with the tenants so ideally the arrears and routine inspections should come from the PM not the SPM. Surely this is a common issue - would be great to have some flexibility here.

  6. Need to be able to make it clear that the creditor will not attend or doesn't do job. Maybe be able to cancel this job and make note on top very clear to see and read when going into the maintenance area

  8. Date of funds received currently defaulted to the system date for receipts generated under allocation from Unknown Funds . The field should be left open for input for the actual date that the funds was received.

  12. When landlords are required to make an owner contributions towards invoices, could the $3.30 admin fee be included in the property fees total so that it's not forgotten?

  13. We need to be able to tick a box to email residential renters when they get a rent credit eg sales inspection fee and for this to show in the communications tab.
    Because residential rent is not invoiced the Email Invoice box with renter email address's pre-ticked does nothing when you click Create Credit, you have to send them an ad-hoc email which is time consuming.

  14. Set up an automatic release of extra funds once the held amount has been achieved, rather than having to manually check to see if held amount has been reached & then removing the hold.

  15. It would be so helpful when "creating creditor invoice" to see the property manager whom manages the property - giving a clear indicator if the property is commercial or residential. this would really make the data entry process quicker and reduce mistakes

  17. Currently when a tenant overpays/part payment, we manually have to remove money and owners from pay run and disbursements, which is time consuming

    It would be great if there was an option that if an owner is paid 10th of each month, it only shows amount to disperse on 10th (not any additional funds, if overpaid)

  18. Please add additional trigger options for inspection fees!

    Currently we either have to manually charge fees for each entry and exit inspection, or have the fee trigger set as 'inspection closed', which means every time we do a routine inspection and close it off it triggers 3 fees, the routine inspection fee, an entry inspection fee and a final inspection fee, which we then have to manually delete the two we don't need.... so either way, we're manually processing things!

    Please consider adding extra triggers for the entry and final reports so that all fees can automate appropriately?

  19. There isn't any function of Date Range for manage rent roll. We require this so that we can close the books of accounts with the accurate figures.
