  1. Attach bills paid to statements in the order that they appear on the statement when printing the owner statements. Clients have asked if they can be generated in the order that they appear on their statement so they can easily cross check the statement and attachments.

  3. When checking due dates for Building/Pest Inspection, Finance approval etc, you have to go into the edit pencil beside BUYER: Deposit paid, Settlement date. We should be able to see important condition dates on the same page.

  5. In the tenant recent transactions add a column showing any rent credits so it is visible when they occurred without having to bring up a ledger

  6. Add the ability to create a template that can be sent as a reoccurring email. For example, if you need to send the tenant a reminder once a month.

  7. At this present time, no matter who creates the work orders, all work orders created under the portfolio, are listed under the property manager..... so all responses go directly to the pm.

    Why cant the work orders come from who is creating them, that way THEY get the responses back to their email and it is noted who has done them

  10. When you have a property and owner that have not had any transactions it would be helpful to archive them instead of having to delete them. Ie Sometimes we will sign up a new management and for whatever reason it doesn't go ahead in the end. We then can't account for that as a lost property in proper reporting and retain the data in PT, there is only the option to delete the profile.

  12. It would be great to have a check box under the inspections summary that indicates that a Tenant has/has not consented to photos being taken at routine inspections (and even better if it integrated with inspection manager)

  13. How hard would it be to add more merge fields into the automated emails?

    I have asked this before but we would like an option to merge the BPay reference number into the tenancy invoice cover email; and

    Our lease expiry emails outline the lease dates and the rent but there is no option for what payment period the rent is - it could be monthly, weekly or fortnightly. We have had clients complain about this and the only fix is leaving the rent completely out of the comms

If there is an option to put all bills processed into a 'pending approval' area then anyone ie assistant/receiptionist/accountant etc can enter the bills and the PM can just glance over them to check accuracy and that the work has been okayed by the owner and click approve. It would also mean that invoiced get a second look before being paid which would avoid a lot of mistakes and double ups.

  18. Ownership statement template improvements

    1. Template fields to include respective "Property Manager" for signing off.

    2. Have one link to which consolidates both the ownership statements and creditor invoices – this “one click” consolidation into one document is an appreciated convenience for owners to have statements and supporting documents in one file.

  19. When the rent is receipted and the tenant has no email, then send the rent receipt to the company inbox so it can be printed and sent to the tenant - like how PT does this with Automated Communications.

  20. With the new feature where a bond increase can be added with a rent increase, its it possible to have Property Tree calculate what the increase is rather than relying on users calculating this leaving room for mistakes. This could be a pre-determined setting based on bond being equal to 4 weeks rent or whatever is set up for each account.
