  3. We need user ID added to documents added directly into Tenant/Property/Owner document management so we can Identify the staff who have added documents if follow up is required.

    User ID is currently added to the notes section, so this seems a simple process of including this field into the document management section.

  4. When an ownership owes a vacate credit, outstanding creditor invoices can still be paid. Vacate credits owed to tenancies should prioritse over creditor invoices and not be able to be paid until the vacate credit is processed as the funds are owed to the tenancy and is not techincally the ownerships available funds.

  5. Having the automatic ability that once an owner is set up on portal, their historic statements show from before they signed up to the portal.

  6. It would be nice to be able to see the reason the Tenancy has Held funds at a glance or a hover over the amount,

    At the moment one needs to go into the Tenancy Ledger to find the reason, or run a report to find the reason.

  7. When you open up the strata plan info in PT, it should have the who the Property Manager next to the list of properties we manage in that strata plan.

  9. Ability to suspend fees for a set period (like dates for automated communications). At the moment they have to be deleted and then added back in. Other option would be to $0 out the fees (which currently you have to delete them and re-add them later), if we can enter a $0 charge then we can report on this to check/alter

  11. In Rest we had the ability to set up 3 different rental columns for Residential Tenancies that could be set to weekly/fortnightly/monthly which was great for the likes of Rent + Carpark or Boarding Houses with regular charges. This way handled these types of tenancies better than recurring invoices

  12. I think you should be able to attach documents to communications from within property tree, for example sending an email to an owner and wanting to attach the Residential tenancy Agreement from the tenants folder ETC

  16. Currently when a tenant overpays/part payment, we manually have to remove money and owners from pay run and disbursements, which is time consuming

    It would be great if there was an option that if an owner is paid 10th of each month, it only shows amount to disperse on 10th (not any additional funds, if overpaid)

We use the communications platform for emails, which works for staff that are logged into Property Tree all day, however for users that don't access Property Tree regularly (ie, Directors), we want to be able to send an email(s) and know that if it's replied to that it will come back to our external email. We can currently only have this on or off for the whole company, but it needs to be available at a user level.

  18. Merge field for bond held amount

    There is no available merge field right now for bond held amount from “PT’s Property Management mail merge fields”. This is to be added to mail merge templates we use. Please get this added so the amount appears in the templates we use on a daily basis.

    Can bond held be also visible on the tenancy card overview alongside with rent weekly, paid to date, total arrears etc.?

    This really would be of great help on my end & really important to our contracts preparation. Thank you

  19. Include a property detail notes tab
    Property main tab - Details mini tab - Property details section - Add notes option here.
    This is where specific information for properties can be added such as meter locations, inclusions/exclusions and general information for each individual property making accessing this information easy in the one place.

  20. Once you've entered an invoice and approved it, keeping the last creditors name in the creditor field so when entered water rates, council rates, OC fees, etc. you don't have to keep entering the creditors name. If the creditor changes, then you can just enter the new creditor.
