  4. because commercial tenancy agreements are all different (unlike residential tenancy agreements), there needs to be more options when entering a commercial tenant and their rent invoice specifics. i.e. options to select when a rent and budgeted outgoings invoice should be due (e.g. 14 days before rent cycle) without changing their payment cycle.

  6. A function to generate a rent increase notice to the tenant, utilising the rent schedule fields, allowing for sufficient notice period.

    We will also need the ability to have the new rent schedule confirmed as often negotiation may be necessary.

  7. Currently, the owners need to download the ledger in order to view the tenants 'effective paid to date'. The ownership portal currently only shows when the tenants next due date is for rent, which is not reflective of when the tenants are actually paid to. It would be great if this could be changed to reflect the effective paid to date as it is a more accurate representation of the rental payments.

  8. In portal messages i think a good idea would be to have read receipts for the businesses side so we can see if other collegues have already viewed the message so we dont double cross on messages that have already been seen too

  9. Commercial Tenant invoices created through invoice genius should be attached to Tenants Documents on PT as well as Tenancy Invoice showing on Ownership profile - this will give a clear overview as to who paid what without having to go through individual ledgers every time.

  11. Creditor current banking details to show when loading invoices.
    It is too easy for a creditor to change bank accounts and not advise in writing separately.

    Just changing their details on an invoice seems to be the new norm.

    We need to see the banking bsb and account details to check when loading invoices.
    Or the sale of a business and we are not advised.

  13. Remove date when rent received. This is unnecessary, as owner only need rent paid from and to dates.

    Some owners may react to tenant arrears if only be a few days from the actual due day,

  15. When adding new property, please have a tab to select business role/property manager rather than having to select it after you have saved the property and tenancy. As this then makes it go to unassigned automatically and creates a lot of difficulty.

  17. We need user ID added to documents added directly into Tenant/Property/Owner document management so we can Identify the staff who have added documents if follow up is required.

    User ID is currently added to the notes section, so this seems a simple process of including this field into the document management section.

  18. We create & send invoices for bond top ups to tenants.

    There have been numerous times that when I upload my bank file to receipt rents, PT automatically allocates payment to a tenants bond top up invoice rather than prompt me to manually receipt & make the decision.

    I've just found out from PT that this is because the tenant has another outstanding invoice (IE for a utility); and if the tenant pays the exact total of those 2x invoices PT recognizes only those invoices, not the bond top up required.

    There have also been 2 instances where this occurred…

  19. Include a property detail notes tab
    Property main tab - Details mini tab - Property details section - Add notes option here.
    This is where specific information for properties can be added such as meter locations, inclusions/exclusions and general information for each individual property making accessing this information easy in the one place.

  20. Option to be able to increase font sizes on tenant invoices. I know not a lot of tenants get invoices posted anymore, but we have more and more elderly tenants who we have to mail invoices to and the print is too small for them to read. We have the option on Owner statement to do bigger print, can we look at option to offer bigger print on tenant invoices
