  1. To have the option to remove the one time code on login - it is very inconvenient for our reception computer when different staff require documents or information and cannot gain access. Or if the program did not time out after a certain period and require another login.

  3. Having an outbox that hold emails for individual previous before sending. At the moment we cant see the emails unless we send and then find them again under the tenant or owner communications. When setting up mail merges I have found i have had to send errored merges out until i could get it perfect.
    We need to be able to actually see what is going out.

  5. Commercial rent receipts

  6. For Ownerships that have multiple properties on one statement, the properties should be sorted in a logical order. At the moment, they are not in numerical order by way of Unit number. There should be an ability to set the order by Unit Number or an order of your choosing.

  7. A quicker way to view tenant arrears and paid to dates of an owner that has multiple tenants. If something could be updated to view this straight from the ownership card. E.g. an owner has phoned and asked where all of their tenants are paid to or who is in arrears, it's not just right there for easy viewing

  8. Income & Expenditure Statements should be reformatted to be GST inclusive when showing expenses. Currently, e.g. 'Electrical' shows expense + GST on the next line. With only the total expense figure being GST inclusive.
    EOM Statements show an expense as GST inclusive in the 'Money Out' column with the GST paid showed in the 'Expense' column e.g. Garden Maintenance (GST paid: $***)

  9. Currently if we offer 2 months free management fees to clients, there are no way in Property Tree such that the management fees will be charged after 2 months time.

    For now, we have to remember to do this in 2 months time.

    Maybe Management Fee option can be enhanced such that the trigger can happen after a certain date.

  10. Creditor invoices that have been created via Maintenance Partner sometimes need to be cancelled for various reasons but cannot be cancelled within Property Tree. Some reasons why they need to be cancelled:

    • user error
    • incorrect duplicate maintenance jobs created which then have duplicate invoices
    • manually created creditor invoice and paid and now can't cancel the API created invoice
    • Creditor invoice paid outside of Property Tree

  11. All email signatures currently are banners. This is very limited to having the entire content of an email signature within an image banner.

    We need free text to create our own.

  12. When a tenant puts in maintenance or correspondence through the portal, the notifications pops up in the Property managers inbox at the top right. If that person is away and no one is login into their profile then no one lese knows about it.
    It would be great if we can put an out of office or something in so the notification goes to someone so important maintenance doesn't get missed.

  13. Smoke Alarms Australia can push invoices through to us via Invoice Automate (B+A) but the system cannot recognise these and add them to the compliance register. It would be super efficient if approving the invoice added the invoice to the compliance documents and updated the register's expiry and inspection dates.

  14. Would be helpful if we could store information regarding sqm size and features of property for when rent reviews are being completed. Rest had a tab where you could display the sqm of the property and the current rate per sqm

Suggest a lease only option when don't manage it for commercial properties but need to receive first months rent to cover lease fee - and system to be correct as not vacating the property either. Alot of work to enter and setup a tenant that not managing a second option for commercial lease only properties.

  20. When a invoice is processed, you cannot see which user has completed this or see a log.

    We have had a couple of instances where we needed to address certain situations around task management and accountability and due to know log, it has made it difficult.
