  1. Currently if you have a routine inspection fee in place but don't charge for ingoing or outgoing inspections you manually have to delete the fee it would be nice if you could match the fee to the individual inspection rather than it be applied to all routine, ingoings and outgoings.

  2. Once a lease has expired and rolled into a periodic lease we don't want the tenant to appear on the expired leases. We want to mark the tenancy lease as periodic and keep the lease end date entered as a record that there was a fixed term lease previously.

  3. We have found that strata companies and now many of trades will not click on links. This is causing us duplication of work as we resend the work order as an attachment.

  6. Mail merge templates for emails need to be more user friendly. Currently if you want to add an image you need to copy from an image on the internet - you should be able to copy an image off your computer. You also cannot add things like editable tables to the mail merge. To be able to provide comprehensive data to landlords adding a table would be ideal. The mail merge templates should function more like a normal word document merge.

  7. Ownership statement template improvements

    1. Template fields to include respective "Property Manager" for signing off.

    2. Have one link to which consolidates both the ownership statements and creditor invoices – this “one click” consolidation into one document is an appreciated convenience for owners to have statements and supporting documents in one file.

  9. Create an option to edit the PDF work orders within configuaration settings. Currently you can edit the email template for creditors, however there is no option to edit the PDF version that is attached to the email.

    Currently we have a discrepency between work order email and work order PDF, PDF does not state billing details and we have had problems with invoices being addressed incorrectly due to this as some contractors go off of the PDF instead of email.

  10. When the rent is receipted and the tenant has no email, then send the rent receipt to the company inbox so it can be printed and sent to the tenant - like how PT does this with Automated Communications.

  12. When in Invoice Genius, we would like the system to remember to remember the last Creditor used eg Yarra Valley Water when inputting a large batch of Invoices. We are currently losing a great deal of time searching for the same creditor for every invoice.

  14. Batch payments have a reference number and no payee description. Is it possible to have the payee group listed, rather than having to drill down on the transaction to identify if it is a creditor, agency, bond or owner payment. If it could list the batch payment payee that would be helpful and time saving.

With the new feature where a bond increase can be added with a rent increase, its it possible to have Property Tree calculate what the increase is rather than relying on users calculating this leaving room for mistakes. This could be a pre-determined setting based on bond being equal to 4 weeks rent or whatever is set up for each account.

  18. There needs to be a property reference on ABA's for commission payments so we know what property we are receiving commission for.

  20. Option to send a TENANT a statement showing outstanding rent and invoices.
    Currently PT only generates an Invoice .. at the bottom of the Invoice it reads
    Tenancy - Statement of Outstanding Items .. with a total outstanding $$$$.
    This does not include any outstanding rent which is misleading.

    There should be an option to include RENT. This would save time and provide consistency in the way information (request for funds) is sent to the tenant.
