  1. Please add a search box to the "Documents" section under Ownership, Property, and Tenancy profiles.
    It would really help in quickly locating specific files. The filter icon is not useful.

  2. Charge rent monthly based strictly on the number of days in each individual month e.g. January = 31 days, February = 28 days, etc...

    To be able to calculate a mid-cycle increase directly rather than a workaround.

  5. Currently, if something is accidentally entered or marked as completed incorrectly, there’s no way to remove it from the system.

    For example, we have a migrated “Smoke Alarm” category that we no longer use. There are three properties where this category was marked as complete, and it can’t be deleted from the property tab. As a result, we now have a redundant category cluttering the list that we don’t and will never use.

I believe Property Tree should introduce a feature that automatically sends rent arrears emails to renters once rent is overdue beyond a nominated number of days (X), and continues sending reminders until the payment is received. We have been advised that reminders currently require manual configuration by entering specific days for each email to be sent, which is quite impractical and inefficient.

  8. Feedback:
    Currently, when a client uploads documents via email and sends them through our communications platform, we need to download each file individually. Each document opens in a new web page, and then we have to click “download” again to save it to the computer.
    As part of our annual tenancy reassessments, clients are required to submit multiple documents, which makes this process quite time-consuming and inefficient.

    Suggestion:
    It would be helpful to explore options for bulk downloading or a more streamlined process that reduces the number of steps required. This would save time and improve the overall experience for…

  9. Mark a property as yes/no water usage is charged and have this automatically filter to the tenancy (perhaps with the ability to override for extenuating circumstances). This way each new tenancy will always reflect the property rather than having to look it up with each new tenancy and recall why water usage is/isn't charged (would also be good if it was a NO that a reason could be entered so that future property managers arent left scratching their heads

  10. Notices on the tenancy profile to suspend arrears communications for rent and invoices.
    It would be nice to have a Description: section to add comments as to why this has been activated. (much like the termination one below it, we have to enter a reason)

    It allows any user to understand why it has been turned off or suspended for a period of time.

  13. Option to deactivate/archive a mail merge template without deleting it from the templates in full. At present having to rename so it drops to the bottom of the template list.

  14. We have once again received a query from an Owner regarding the : STATEMENT HISTORY EXPENSES VS INCOME (6 MONTHS) PAYMENT HISTORY (6 MONTHS) Table and Graph.

    I would just like to reiterate my concerns with the wording/information on this report/table.

    I understand and have verified that the information is based on the Ownership Ledger dates.

    I believe, however, this is misleading for the Owner’s Statement, as this is not the information per “STATEMENT HISTORY”.

    My suggestion is to either change the Title or perferable change the information to correspond with the Ownership Statement dates.

  15. Remove Revoked Users OR Read Only User from Communications Assignee List. This is making it very difficult to monitor emails when staff are away etc as alll users that have ever been entered into the system show in this list. It also shows us all of our read only agents etc. We cannot revoke access without reallocating any communications to the user anyway so would be great to have only active people show and maybe a revoked section if needed. OR at least have read only or revoked next to the users name and filter them to the bottom. We…

Banks have limits to the amount of payments included in ABA files - it would be great to see a pop up to say - payments included in the ABA file that is about to be downloaded exceed 500 - do you want to continue (in westpac case it is 500)..... further more under setting if one could put in their banks limitiations assuming they are all different - then the pop up can respond to that or better yet just say aba can't be downloaded as it exceeds your banks upload limit - reduce to 500.

  18. The ability to set up a SMS and Email to be sent on the same day under automated communication for routine inspections,

    We have it set up 21 days before an email is sent based on a confirmed status but we want to also send a SMS using the automation at 21 days before based on a confirmed status.

    At the moment we cannot have 2 task be set on 21 days. This is silly.

  19. I feel that it would be good to be able to have the option of adding a note to individual tenant invoices that have already been created. There may be updates from tenants that does not affect other invoices or other processess.
