  1. Hi few things,

    1. For the statistics report, the top section is always current data and if you want a certain time frame only the bottom section is for then.

    It would be great if the whole report was for the period you select.

    1. User statistic reports, it would be great to have a report for users to track their actions/kpis - email sent, sms sent, work order created/completed, quote request, how many times maintenance notes are updated to track maintenance follow ups, task creation and completion (more importantly completion), and other general ones which the main stat report covers.

  2. In Tenancy Rent reviews - add a Column of "property manager" as an option. At the moment to view a whole agency and understand which PM is behind, and who is under control you need to select each PM one by one. For large agencies, it takes a while.

  3. Is it possible to have when adding a buyer to a sale that a set of tasks automatically gets added to the property in the same way as when you add a new sale property marketing fees are automatically added

  4. Agencies should be able to provide credits against an ownership profile just like you can create credits against a tenancy profile. This allows for if agencies offer credits - such as a free month of management, we should be able to apply this as a credit instead of waiving fees.

  5. Some properties have access codes as well as keys. There is only a space for a key number. Can you add an option for codes.

  6. Under the contacts it would be helpful to have a "middle" name section as there is currently a first, last and preferred name section. As we saved tenant and owners middle names they are currently being saved under the first name but to be more streamlined and tidy/easier to navigate it wuld be helpful to have a middle name section.

  7. We would like the ability to edit the downloadable PDF work order link that is sent to the trades. Currently we can only edit the email communication sent to the trade and not the work order. We would like to include invoice instructions that come up on the PDF not just the original email as trades tend to print the work order and never look at the original email again.

  8. Ability to archive occupants or co-tenants instead of deleteing them or having to leave them in the portal (marked as vacated).
    As sometimes it can clog up list of tenants in properties where we have had a few change of tenancies, but ability to still search them up if archived if needing to do a rental reference.

  10. Make Part Payment Reports Accessible to PMs not just Administrators

    Currently the only way for a Property Manager to access reports on tenancies with part payments, is to go through an administrator profile on Business Insights. We recently became aware of leases that were signed as monthly being inadvertently entered as weekly on PT due to data scraping from IRE. Having access to part payment reports should be as easy as accessing arrears reports as they demonstrate an error either on the system or the tenant's payment amount.

  11. Am finding the 'credit for rent' button greyed out on some receipts. This then means I have to back out then enter a credit for Centrepay fees before returning to receipting the rent..may as well not bother and just put all the credits in separately first

  12. cancelled or reversed receipts - would be great to be able to reconcile straight away and not wait a day for it to appear. This makes it difficult when you have few people receipting and reconciling on different days.

  14. Suggesting an automated email and/or sms function that goes out to any owner that doesn't reply to a maintenance request after we hit "request approval".

    eg. automated after 3 days for non-urgent maintennace if no response received (Hi Mr/Mrs x, we are following up on the repair request we sent through that you may have missed, please reply with your instructions etc etc)

  15. When opening and reading a email, you have the hyperlink for the name and address above the body of the email that you can click on.

    When you click on these hyperlinks it takes you to that page which is great but it is in the same window.

    It would be great to either be able to have that hyperlink automatically open a new window with the details or be able to right click and 'open new tab'.

    This way you can review the email and work on the details in another screen.

  16. When a new tenant is entered it automatically generates the first inspection date but doesnt automaticaly assign the inspecting agent to this inspection. We would like it to be automatically assigned when this date is populated as it often gets missed unless we do the report for the unassigned inspections.

  17. Income & Expenditure Report should show total amount on each expense (inclusive of GST), as the monthly statement, with the GST amount as information. Residential property is not allowed to claim GST separately, it is a waste of time for the landlord to add the GST on each items when they preparing for the tax return.

  20. When a new tenancy is loaded and the let fee is triggered, could it be possible to create a trigger option for when the first rent is receipted by the new tenants? Owners have been a little upset sometimes that the let fee is charged prior to them receiving their rental payment...I know we can choose to manually do the let fee, however we would love a trigger option for this if possible.
