  1. Trades to receive automatic reminders following up outstanding work orders in the system. It would be great if this was setup and sent to the trade first thing in the morning on a weekly basis until work has been completed and job has been closed off.

  2. We would love the following mail merge fields to be added to expedite & remove human error when producing Sales Advices & letters to solicitors.

    "Amount held in trust" - especially as some buyers over pay the expected agreed upon deposits

    "Listing Salesperson" & "Selling Salesperson"

    "Conveyancer Work Number", "Conveyancer Email Address" & "Conveyancer Salutation"

    "Commission Amount" & "Marketing Amount"

    "Vendor Salutation" & "Buyer Salutation"

  3. It would be great to have a check box under the inspections summary that indicates that a Tenant has/has not consented to photos being taken at routine inspections (and even better if it integrated with inspection manager)

  4. It would be great if there was an integration with tenancy services (MBIE) for when the new online bond lodgements become available at the end of November 2024 so we can bulk load bond lodgements

  5. Ability to enter budgeted amounts in addition to recording actual amounts so a Variation Report can be created monthly. This allows the system to be functional in providing timely and correct information.

  6. On Released and Cirus8 they provide the last quarter CPI figures and calculates your tenants new rental amount. This saves the PM significant time in searching for CPI figures and performing the calculations

  8. Have a way to set routine inspections by PROPERTY not TENANT - it just links the current tenancy automatically. This way we can set up auto-reschedule for every 26 weeks and not have to edit the routine dates when a new tenant is locked in.

When tenants complete an electronic signing request for an Ingoing Report, including adding comments; the tenants amendments are unable to be Printed or Saved as PDF to have a separate record other than generating a complete Ingoing Report which is accepting the comments. A tenants comments are not always excepted so there needs to be an option to maintain a record of those comments outside of an Ingoing Report. If the comments are not accepted and the signing request is cancelled due to this there is no longer any record of those comments within MRI Inspect.

  10. Is it possible to have a widget on the agency panel for un lodged bonds? For example when a bond is receipted, it will appear with the address of the property and how many days it was receipted. Once the bond is lodged with the bond admin, the property disappears. This would be very useful to licensees.

  11. It’s currently not possible to sync a report from MRI Inspect to PT on the same day.

    However, it’s common practice to conduct an inspection and complete the report on the same day.

    Please enhance the feature providing users the ability to complete their jobs as efficiently as possible.

  12. Before the Outlook update recently done as of Oct 24, it seems that attachments we would normally drag from Outlook into PT does not work anymore. Can you please advise if this is something you're working on?

    We've looked into this issue and Microsoft has replied: We regret to inform you that the drag-and-drop functionality for emails is currently not supported in the new Outlook for Windows due to design limitations.


    This is an issue outside of Property Tree. We will continue to monitor the new outlook features as they are updated.

  14. New bond work flow updates are great, however to enable us to meet the requirements of the Act in providing the required notice for the Bond Top up in Automated Communication a Bond Top Due Date and the ability to set automation on the rent increase date not just prior would be required.

  16. Issue 1 - (Compliance – Current) - This does not accurately reflect if a property is compliant or not.

    Non-Compliant properties that have current compliance dates (This marks Compliance as Current in PT), however the actual reports are Non-Compliant due to Electrical/Gas/Smoke Alarm issues to be rectified.

    • For the property to show as Non-Compliant in PT – I must add in the Notes section: NON-COMPLIANT to help identify the Non-Compliant properties.

    • Could a Non-Compliant Tick Box be added to the Compliance Register and the Property Section to assist with clearly identifying the Non-Compliant Properties or Category even when…

  19. We would love to see a pop up come up when entering Tenant vacate information for specific information that needs to be done for that property - e.g. we have one property and if it's going to be empty for more that a week the gas pilot needs to be turned off by the body corp maintenance guy otherwise the owner gets hit with a large bill when it's vacant. The pinned notes are not obvious enough unless you consciously click on them to see what they are.
