  1. Could we have a new icon for maintenance so we can see it on the dashboard instead of having to run a report?

  2. Agencies should be able to provide credits against an ownership profile just like you can create credits against a tenancy profile. This allows for if agencies offer credits - such as a free month of management, we should be able to apply this as a credit instead of waiving fees.

  3. Tenant invoices should include the BPAY and DEFT reference number/tenancy ID number. I am getting complaints and requests from tenants for audit and compliance purposes and general ease of payment. Every invoice I receive has the payment details/options included on the invoice. Can you please advise if this is being looked at? Thanks

  6. It would be great to be able to forward any email received in the communications tab not just the latest email as part of an email thread. This would enable you to forward previous correspondence that has attachments. Currently, any attachments previously received do not get forwarded as part of the email thread unless they are attached to the most recent email received.

With regards to the new legislation taking effect from 01/05/2025, to ensure compliance is met, tenant's personal information (name, contact details, ID, inspection reports) are to be destroyed before 7 years. Given PT currently only archives tenants, will the option be made available to delete/destroy tenant information before 7 years & is there be an easy way for saved documents containing personal information to be easily destroyed/deleted before 7 years to ensure compliancy is met.

  9. Remove Revoked Users OR Read Only User from Communications Assignee List. This is making it very difficult to monitor emails when staff are away etc as alll users that have ever been entered into the system show in this list. It also shows us all of our read only agents etc. We cannot revoke access without reallocating any communications to the user anyway so would be great to have only active people show and maybe a revoked section if needed. OR at least have read only or revoked next to the users name and filter them to the bottom. We…

  10. when change of ownership is carried out, property documents and maintenance jobs need to transfer with it, the owner may change but the property issues and documents remain with the property always.

  11. Have a way to set routine inspections by PROPERTY not TENANT - it just links the current tenancy automatically. This way we can set up auto-reschedule for every 26 weeks and not have to edit the routine dates when a new tenant is locked in.

  12. it would be really helpful to have a key register where we could assign key in/out and assign trades/ownerships/tenants etc. and also the individual with the keys (i.e. jack) and contact information for the individual responsible for the key. Also to be able to print a report of the keys each day to see which keys are still out with trades. an important part of this would be to have the ability to have the keys "not to be returned" or similar if an owner is taking possession or management ending etc.

  13. When you have a lost management and this is ticked in the property, you should be able to archive the tenancy without putting in a vacate date as technically they have not vacated. This would be useful if the tenancy has a rent credit and the ownership has already received the funds.

  14. When cancelling a routine inspection, Property Tree just cancels it. It does not regenerate it or put it back to the original date so you are aware it is overdue. This causes errors and properties being missed for a routine.

    Unless you go into every property individually to check last routine date, you cannot see it on a report. This is timely.

    Last routine date would be a life saver - even if it was in business insights?

  16. We would love to see merge fields for the compliance dates so that they can be easily inserted into lease agreements and disclosure statements - in particular, the last serviced date

  17. We need to provide a final trust account summary of what a tenant owes when they vacate.
    The account summary must include tenant outstanding invoices, rent arrears, and credits so they are aware of what needs to be paid to finalise their vacate.

  18. We have a few owners that are requesting the subject line to be changed for Ownerships statements. These owners have multiple properties and find it frustrating to have to search each email to find the statement they are looking for. Could we please look at adding the property address into the subject line, so that owners can see at a glance what property the statement pertains to?

  19. We are increasingly finding landlords budgets are tights. A few have asked if we could withhold funds on a monthly basis that carry over and accumulate. For instance if a clients has an expense they want to save for or quarterly bills they can withhold a set amount, say $100 for instance every month that would be held aside & accumulate for future use.
    At present we can only put a hold on 1 set amount.

  20. Currently if you send text messages from Property Tree to tenants or owners only the property manager receives the reply.

    It would be great if it could be implemented for the User to get the reply (or at least have it as an option).
