  1. This report is very useful, but would be better if we could filter for Outstanding Invoices for due date period. Like paying Creditors, could we have the choice of invoices 10 days, 30 days, 45 days, All invoices or Flexible date.
    We use this report to check when we have available funds but invoices overdue for an amount over the funds available. It enables us to split the invoice payment when appropriate, or release without Witholding Agency Fees

  2. Inspection Only properties, where these properties have their own category and add a tenant (not just prospect), start date etc. Invoice Owner once inspection is done. This would also stop the address coming up in the new viewing booking system.

    Note: Currently you can filter to just see "routine" inspections (excluding ingoings and outgoings), and the "in progress" Status, however this will exclude closed inspections from the report alongside cancelled. 

  4. Keys - It would be great to be able to enter a note in the key field that shows up on the property screen when there is no key number allocated, eg, if the agency does not hold a key for whatever reason.

  5. Sometimes rent is receipted twice due admin error and tenants think they are well ahead therefore it is important for tenants to be notified of their new paid to date.

  7. After a change of ownership is completed there can be reasons why the old ownership can't be archived (ie, tenant invoices owing to old owner). If this is the case, we cannot enter a rent increase for the current tenant under the new owner - there should be no restriction as this rent increase has nothing to do with the old ownership. We have been told that we have to archive the old owner and then enter a new owner, property and tenant record to re-enter the tenant invoices owing.

  8. Flag every time a duplicate invoice is entered without it having a limit where it only looks back two months. With large rent rolls Property Managers do not always triple check these and this allows for duplicate payments to be made. Especially when the creditor is not reconciling on a regular basis.

  9. Feature Request: Automated Owner Invoice Overdue Notifications

    Property Tree already offers strong automation for arrears, inspections and maintenance, but there’s a gap when it comes to ownership invoices.

    I’d like to propose an automated workflow that triggers when an ownership invoice becomes overdue, with the ability to send a branded email reminder to the rental provider. This would be particularly useful for items like landlord insurance renewals, smoke alarm subscriptions, compliance services and other owner-funded invoices that require timely payment to avoid lapses in coverage.

  10. We need more information in the Property Details section:
    - a section to enter the location of the car space(s)
    - a field for number of storage cages and their location
    - tick boxes for whether property has embedded electricity, gas, hot water, internet etc.
    - a section for material facts

  11. Can you please Move the Bond set up to the Lease & Rent Information. Or make the Bond set up a mandatory field when setting up a new tenancy. It can be easily missed how it is currently set up.

  12. The information behind a link can be changed at any time or the link can be "broken" at any time. This doesn't generally happen in well run companies, but if there was a legal dispute between owner and an agent, it would be possible for the agent side to break or alter the information behind any link.

    In order to give owners more confidence that ownership statements cannot be altered I far prefer a statement to be sent as a PDF. That way the facts are frozen in time and if there was any dispute between agent and owner the…

  14. Request to Add Compliance Check Option on DashboardHi Team,

    I would like to request an addition to the Agency section on the dashboard: an option for Compliance Check Reports. This would allow us to easily track which properties:

    Have pending compliance checks

    Are due soon

    Require follow-up

    Implementing this feature will help us manage compliance more efficiently and ensure that no important deadlines are missed.

  16. To have a notes option in the columns of rent reviews. We can make a note advising if we have actioned or to see the recommendation at a glance. We can also easily distinguish the ones we have actioned.
    This is already a feature on the inspection summary page.

  17. When a work order is created the work order only attaches 1 tenants contact details, the work order should show multiple tenant contact details for trades people so they are not chasing us up for further contact details when the 1 named tenant doesnt respond to their calls.

  18. Two or more tenants listed in a property. They split the rent. You can see who paid it in the trust account statement, but when you receipt the funds and specify who paid the rent when creating the receipt (under the reference tab) that reference is never to be seen again.
    No more I say! Let's get the reference that we spend our time writing up every, single time, to appear on both the rental ledger, and the receipt itself that is sent to the tenants. This way we aren't left debating with a tenant because the rent is behind…

  19. Would like to be able to see a note against the tenant/invoice that is pinned - For example, when invoicing a creditor (such as SA WATER) andinvoicing a tenant at the same time, the notes that is pinned does not show. This only shows if you are creating a tenancy invoice.
    Can the pinned note appear against the tenancy????

  20. Financials tab - when you go in to the recent transactions area and then open up an invoice, when you use the back button function you are taken back to the financials page - not the recent transactions page where you were prior. It is most frustrating when you are looking up a number of invoices. Can this be looked in to please.
