  1. On the Inspection Summary report, add additional column options to show active Maintenance/Quote Requests.

    This would be useful for the Inspection Manager to know at time of inspection.

  2. Why doesn't the compliance expiry date update or advance like the compliance next service date when you close and create new?

    Can this be updated so the two are in sync?

  3. Show the held funds balance of a tenant on their receipt when they make a payment. It shows when an invoice is issued but it would be good if they could see the new balance when a payment is receipted to held funds.

  4. It would be good to have the ability to set a specific Income & Expenditure Report Type (Consolidated or Property Breakdown) for some owners that have multiple properties.

  5. When creating a text message it would be great to have that as a 'floating' pop up window to enable the information ie arrears amount when inputting the SMS to be viewed while creating the text.

  7. We have many instances where the sales commission is for example 2.75% + GST = 3.025%. Property Tree cannot handle this and can only record 3.02% or 3.03%, both of which are incorrect. It should be a simple fix to increase the field to 3 decimal places

  9. Have been using Ad Hoc emails and adding a second email address to get a copy emailed to additional tenants etc - but that doesn’t show up in the Communications or Print View (and it really should). Otherwise we have no record that the email went to both email addresses.

  11. Pre- tick sending inspection reports to "owner" type only in inspection emails to ownership entity. It currently pre-ticks to send to all ownership entities eg. Emergency contacts.

  12. This report is very useful, but would be better if we could filter for Outstanding Invoices for due date period. Like paying Creditors, could we have the choice of invoices 10 days, 30 days, 45 days, All invoices or Flexible date.
    We use this report to check when we have available funds but invoices overdue for an amount over the funds available. It enables us to split the invoice payment when appropriate, or release without Witholding Agency Fees

  13. Inspection Only properties, where these properties have their own category and add a tenant (not just prospect), start date etc. Invoice Owner once inspection is done. This would also stop the address coming up in the new viewing booking system.

    Note: Currently you can filter to just see "routine" inspections (excluding ingoings and outgoings), and the "in progress" Status, however this will exclude closed inspections from the report alongside cancelled. 

  15. Keys - It would be great to be able to enter a note in the key field that shows up on the property screen when there is no key number allocated, eg, if the agency does not hold a key for whatever reason.

  16. Sometimes rent is receipted twice due admin error and tenants think they are well ahead therefore it is important for tenants to be notified of their new paid to date.

  18. After a change of ownership is completed there can be reasons why the old ownership can't be archived (ie, tenant invoices owing to old owner). If this is the case, we cannot enter a rent increase for the current tenant under the new owner - there should be no restriction as this rent increase has nothing to do with the old ownership. We have been told that we have to archive the old owner and then enter a new owner, property and tenant record to re-enter the tenant invoices owing.

  19. Flag every time a duplicate invoice is entered without it having a limit where it only looks back two months. With large rent rolls Property Managers do not always triple check these and this allows for duplicate payments to be made. Especially when the creditor is not reconciling on a regular basis.

  20. Routine inspection integration with apple calendar and Microsoft calendar. (So when you setup a routine inspection date and time it automatically goes into your calendar). This is a must have. PT own Eagle software and Eagle software already does this so it would be easy for PT to do this.
