Feature Request: Automated Owner Invoice Overdue Notifications
Property Tree already offers strong automation for arrears, inspections and maintenance, but there’s a gap when it comes to ownership invoices.
I’d like to propose an automated workflow that triggers when an ownership invoice becomes overdue, with the ability to send a branded email reminder to the rental provider. This would be particularly useful for items like landlord insurance renewals, smoke alarm subscriptions, compliance services and other owner-funded invoices that require timely payment to avoid lapses in coverage.
The key elements that would make this feature valuable:

The ability to generate separate credits for Commercial Tenants
Can we have the option to create multiple credits against a tenant? Only 1 credit can be created for future invoices at the moment which is tricky when it might apply to several different types of charges - ie Rent, Rates ,Insurance. The ability to recoup this from future ownership funds to refund to the tenant rather than have to process the refund as a creditor payment would also be better.

More Info in Property Details
We need more information in the Property Details section:
- a section to enter the location of the car space(s)
- a field for number of storage cages and their location
- tick boxes for whether property has embedded electricity, gas, hot water, internet etc.

Invoice Genius
Include a tick box for invoices entered to be visible to owner automatically without having to go in an manually tick this particularly as owners often want to view these at end of financial year.

Rent review notes
To have a notes option in the columns of rent reviews. We can make a note advising if we have actioned or to see the recommendation at a glance. We can also easily distinguish the ones we have actioned.

On lease renewal page, it woud be good to be able to make a dropp down note for yourself where the communication is up to.
When looking at a list of expiring leases it woud be great to add a column where you can make a note for yourself where the communicaiton is up to and be able to edit it.

Add a new creditor from invoice screen
When entering an invoice on the creditor screen sometimes they're not already loaded.. it would be really handy to have the ability to "add creditor" from this page

aba file exceeds bank upload limit
Banks have limits to the amount of payments included in ABA files - it would be great to see a pop up to say - payments included in the ABA file that is about to be downloaded exceed 500 - do you want to continue (in westpac case it is 500)..... further more under setting if one could put in their banks limitiations assuming they are all different - then the pop up can respond to that or better yet just say aba can't be downloaded as it exceeds your banks upload limit - reduce to 500.

Tenant invoicing - and Notes
Would like to be able to see a note against the tenant/invoice that is pinned - For example, when invoicing a creditor (such as SA WATER) andinvoicing a tenant at the same time, the notes that is pinned does not show. This only shows if you are creating a tenancy invoice.

Pet Inspections .
New pet laws NSW - having the option to carry out a pet inspection 3 months after the pet is approved and being able to track this would be very beneficial.
We all delay routine inspections but we would not delay a pet inspection and having this labeled and trackable would help5 votes -
CREDITOR INFORMATION ADDED TO MAIL MERGE FIELDS
Can Creditor information please be added to the mail merge fields? We need to contact Creditors, and currently I can only have their name OR their Company name. We obviously need both and I can only personalise it by name or Company - so I have to choose whether to acknowledge them or put their business on any correspondence. This means I have to do these emails separately and modify each one.
This would also be very helpful to create templates to follow up work orders, etc.

Property Tree workorders to be able to accept photos in HEIC format. As newer iPhones have this photo format
Recently I discovered that my recent model iPhone is saving photos in a HEIC format and P/T workorders only appears to accept JPEG and perhaps PNG. Going forward I suspect I could change my iphone to save future images in JPEG format. However this seems like a backward step

Total overall arrears to show in mailmerge for commercials
We want to create an email mailmerge for a commercial tenant to show their arrears for rent, budgeted outgoings and any other invoice. We also want to highlight the overall total of their arrears figure. However there is no template field that gives the overall arrears figure.

We need to be able to save a copy of the Strata By Law to the strata details under the property
As part of the new legislation we need to be able to retrieve strata By Laws to provide this to the tenant. We should be able to save the document against the strata details under the property.

Find Profile - Filter by Property Type (Commercial / Residential)
Under "Managements" -"Find Profile" a "Type" of profile to select should be Commercial. Currently we can only choose "Properties" which filters ALL properties. "Type" of profiles to search to be added could read Residential or Commercial. Adding Tags to properties not ideal.

Archive for documents tab
When in documents tab it would be of great use to have an archive folder so that old or expired documents can still be accessed however current documents would be quicker and easier to find.

Missing Invoice Alert
We should received a notification email to list out all of the quarterly invoices that we are missing on for quarterly invoices like Sydney water, strata levies and other quarterly invoices that we should entered. This is very important to alert us as agents that we should be receiving these missing bills on a quarterly basis and to avoid interest charge on the invoices.

Search Maintenance Job for Key Words
I'd love to be able to search maintenance jobs for key words like 'screen door' or 'pest control' so that I can see which trades we have sent for what jobs, and compare them.
We often have owners say 'how much will that cost?' so it would be great to be able to search through jobs we've had done and see a list of all the jobs with those key words either in the title or the body of the work order.5 votes
