  1. 1) Would love to be able to pay Sales Commission/Fees separate to creating agency statement

    *Issue currently facing is that if a property settles before end of month and funds are disbursed and we pay agency it will create statement (which is a clearing statment)

    *When we then do EOM the period is for example 25/3/24 - 28/3/24 - Not providing one statement for full period

    *Feels all agency statements should be from first day of month to last day of month

    *Cannot create a statement for a specific date range

    This is often different to the Company name (Lease name)

  3. In QLD there is a different billercode to allow bond to be paid to the Residential Tenancies Authority, if the tenant does not have an email address or if the tenants do not have unique email addresses (share the same email address). We cannot lodge these bonds via the RTA portal, therefore have to request a reference number from the RTA. The billercode used for these payments is different to the billercode used for online bond lodgements

  4. The ability to change the format of Tenancy Invoices would be handy, especially for Tenants that are visually impaired. For example, increase font size or add in colours to highlight important information on the Tenancy Invoices. Also, have the option to add additional payment options not just Trust Account Information.

  6. When reviewing arrears from Dashboard and you go to "Tenancies in Arrears" it would make it much easier to manage arrears if we could see number of days in arrears as a column.

  7. Since the tasks upgrade has happened we are finding we are having to double handle a lot of things. especially maintenance, to be able to follow up
    when entering maintenance we used to just put a note in with a follow up date, now we have to create a maintenance request, a task and a note which is creating a lot more work and becomes confusing when having to redirect to different pages to update dates and notes.

  11. Need to be able to amend/remove the notation at the top of a Commercial Invoice that indicates that it is an 'amended' tax invoice. We have a number of commercial tenancies that are receiving a 'credit' and as soon as this is applied, it creates a new invoice (which is great) but then adds this note to the top left of the invoice - which will only create mass confusion with our commercial tenancies.

  12. It would be most efficient if we could set a task to follow up on something at the same time as an email. The task could then be attached to the email so you could easily open the email at the time you are completing the task

  13. When running the ‘Bonds & Deposit Summary’ report to check for the Status ‘NO BOND’, and if you have a multiple bond accounts, it shows the tenancies that don’t have that selected account.

    For example, if searching for NO BOND on Commercial Bond, it will list ALL Residential Tenancies (simply because they don't have the Commercial Bond setup on their profile).

    However, Residential Tenancies will never need a Commercial Bond. So, they should not be on that Search Result.

    An additional Filter Option for the Management Type: Residential / Commercial might also help with this.

Have a feed or synch when entering a creditor invoice as you are invoicing the tenant it feeds if they pay gst and GST needs to be added on top of rate instalment (that does not include gst but we need to charge if LL is registered) we are having to manually check each time very time consuming

    1. I found it's hard to maintain the repairs movements without option to send email/message following up with our trades.
    2. Also the photos uploader only allows photos to be uploaded one by one and no video allowed If these two features can be added, this will be very helpful.

  18. It would be great to have the ability to record when a tenant has been removed from a tenancy without having to create a whole new tenant card or simply delete the outgoings tenants details.

    Deleting the tenants details and changing the profile name just erases the tenant and makes it hard to provide a reference for them in future.

    Creating a new tenancy card means having to download and re-upload all files from the old card to the new and prevents the display of their previous history when generating a ledger.

  19. Previously in REST when entering a rent increase that didn't line up with the tenant's existing payment cycle there would be an option to raise an invoice for the difference in the rent increase for the period between the rent increase effective date and the tenant's next payment cycle. This would mean the tenant's payment cycle isn't impacted and the owner doesn't have to wait till the next payment cycle for the increase to come into effect.

    So some tenants paying monthly it could mean the owner is having to wait an additional 30 days if the rent increase is…
