  1. In QLD there is a different billercode to allow bond to be paid to the Residential Tenancies Authority, if the tenant does not have an email address or if the tenants do not have unique email addresses (share the same email address). We cannot lodge these bonds via the RTA portal, therefore have to request a reference number from the RTA. The billercode used for these payments is different to the billercode used for online bond lodgements

  2. The ability to change the format of Tenancy Invoices would be handy, especially for Tenants that are visually impaired. For example, increase font size or add in colours to highlight important information on the Tenancy Invoices. Also, have the option to add additional payment options not just Trust Account Information.

  4. When reviewing arrears from Dashboard and you go to "Tenancies in Arrears" it would make it much easier to manage arrears if we could see number of days in arrears as a column.

  5. tenancy effective paid to date on ownership ledger - for many reasons, its important that an owner can see this on their ownership statement. currently you can only retrieve this information from owners remittance or tenant ledger. just more work exporting and trying to explain it.

The option also to split a creditor invoice example – rates might be under one “property” but needs to be charged across three other tenancies and property addresses (this is abit more technical but does happen) and then mean manually need to invoice each tenant but a flag or pop up at the time would be great

    This is often different to the Company name (Lease name)

  10. It would be most efficient if we could set a task to follow up on something at the same time as an email. The task could then be attached to the email so you could easily open the email at the time you are completing the task

  11. When running the ‘Bonds & Deposit Summary’ report to check for the Status ‘NO BOND’, and if you have a multiple bond accounts, it shows the tenancies that don’t have that selected account.

    For example, if searching for NO BOND on Commercial Bond, it will list ALL Residential Tenancies (simply because they don't have the Commercial Bond setup on their profile).

    However, Residential Tenancies will never need a Commercial Bond. So, they should not be on that Search Result.

    An additional Filter Option for the Management Type: Residential / Commercial might also help with this.

  13. When selecting a creditor on a work order, the faint blue is so hard to see - i click on and off it a few times to make sure i have a creditor attached.

    1. I found it's hard to maintain the repairs movements without option to send email/message following up with our trades.
    2. Also the photos uploader only allows photos to be uploaded one by one and no video allowed If these two features can be added, this will be very helpful.

  15. It would be great to have the ability to record when a tenant has been removed from a tenancy without having to create a whole new tenant card or simply delete the outgoings tenants details.

    Deleting the tenants details and changing the profile name just erases the tenant and makes it hard to provide a reference for them in future.

    Creating a new tenancy card means having to download and re-upload all files from the old card to the new and prevents the display of their previous history when generating a ledger.

  17. Since the tasks upgrade has happened we are finding we are having to double handle a lot of things. especially maintenance, to be able to follow up
    when entering maintenance we used to just put a note in with a follow up date, now we have to create a maintenance request, a task and a note which is creating a lot more work and becomes confusing when having to redirect to different pages to update dates and notes.

  19. In the tenant profiles can a section to add Date Of Birth please be added. When doing many tasks such as leases, bonds, connections etc. this information is required and it is quite annoying to not have it be with the rest of the tenants details. Thank you.
