  1. It would be ideal if under the Landlord profile per property if the Management notice period was visible ie 30/60 days notice instead of having to look at the management agency agreement

  2. Often when a key number has been removed due to the property being sold or management no longer in place, there is sometimes a need to find out what the key number was historically but there is no way of finding this out once property removed and archived. It would be great to have a search option to show what a properties previous key number was.

  4. Have a way to set routine inspections by PROPERTY not TENANT - it just links the current tenancy automatically. This way we can set up auto-reschedule for every 26 weeks and not have to edit the routine dates when a new tenant is locked in.

  5. Is this something you will be improving? it seems to be a system flaw and not practical at all that messages to your communications area cannot be posted/dropped into other areas of the system. For example a request for maintenance . I should be able to drag the message into the job request area. Or tenant queries etc into Notes for the tenant

  6. As part of the new legislation we need to be able to retrieve strata By Laws to provide this to the tenant. We should be able to save the document against the strata details under the property.

  7. A reference field on EFT payments would be appreciated as for instance Sydney Water require us to put our Company as reference when paying water bills however, no option on your system to do so.

  9. Add a section that will show up in search bars / creditor invoice bars for custom acronyms or codes for creditors instead of only having the full name search. Like a 'nickname'.

    Examples:
    'PCA' for Property Compliance Australia
    'LCC' for Logan City Council
    'SATS' for Smoke Alarm Testing Services

  10. Please make the key-in space vertically wider in the creditor's description. Normally the description is very detailed with long sentences, we can only move the mouse to see the whole context .
    The shape of space for tenant's description below is good and big enough. Looking forward to the improvement. Thank you.

  13. When entering a Property Receipt, the account selection is in a random order. Can we have it alphabetical. I can see this was requested previously but didn't get much interest - it is likely not something many PMs need to access but those that do must find it frustrating and a pain point that could easily be fixed pretty please :)

  14. An owner has requested that his statement has the EFT details of payment removed for fraud purposes.

    Currently the account number is partially blanked out where you can only see the last digits.

    We would like the option of a statement where this is removed completely for those owners who have security concerns.

  15. When you have a lost management and this is ticked in the property, you should be able to archive the tenancy without putting in a vacate date as technically they have not vacated. This would be useful if the tenancy has a rent credit and the ownership has already received the funds.

  16. I’d like to suggest adding a “Filter by No Tag” option in the property listings view, so users can easily check which properties are missing tags.

    I believe this would greatly improve usability and should be relatively straightforward for your team to implement.

  17. Have the ability to send a tenant receipt when funds have cleared not when the bulk direct debit batch is processed.

    Send an email to the tenant to advise the direct debit has been processed and once the funds are cleared, you will be issued with a tenant receipt. Once the clearance days has passed and banking has been completed, have the option to send tenant receipts for cleared funds.

    This avoid having to manually send it when doing the bulk direct debit (which sending them is manual and can be forgotten) and also it is manual to send the…

  18. Do not allocate the management fee until the rent as cleared.

    I am finding that with direct debit, the management fees are being allocated to the agency and if you pay the agency these are paid out before the funds are cleared.

    PT does not release uncleared funds to an owner so why release the management fees to the agency when the rent has not cleared.

  20. Remove uncleared funds from the landlord end of month statement.

    Feedback from clients is that it is not relevant to have this on the statement as the funds are not cleared so how is it relevant to report at end of month. If the funds clear it will appear in the next month which is how it should be.

    I have also had this feedback from clients who have large portfolios have their accountants have requested the same thing.
