Filter Communications by Portfolio
Currenting in the Communications you can filter assigned to me or company, we are a larger office with 5 portfolio's it would assist with being able to filter by portfolio. 1 to monitor each portfolio on how they are tracking with response. 2 if a staff member is off sick or on leave another team member can filter there communications and action accordingly.

Lease start date on receipting screen
Show the Original Lease Start Date on the Receipting Screen so you can decide whether to enter the amount as a Holding Deposit and enter the date into Hold until for reporting and allocating funds

Notes pinned to Tenancy receipt have an alert noise
When notes are pinned to Tenancy receipt is it possible to have an alert noise of some sort. Many times the blue line with the note is missed and payments are allocated incorrectly. This also applies to Ownership - Creditor Invoice. It needs to have the ability to be turned on or off as some may not like it making noise all the time.

Recurring invoices - generate 14 days before due date, not on due date
Have a "Email On" Date or timeframe i.e. "14 days before" for recurring tenant invoices. At the moment the recurring invoice feature sends the invoice on the date it is created, but for rental invoices, our customers want to received them earlier to pay rent in advance.

Maintenance notes should be highlighted to draw attention to them when raising a work order - This is where key instructions or limits applied are noted.

We would like to be able to see which user has sent a work order. Currently it just shows it as auto under the communication history.

Change a Work Order to a Quote Request
It would be great to be able to update a Work Order status back to a Quote Request. (Scenario where a creditor was sent out to complete a repair for example, and a replacement was required, so a quote was submitted)

An alert should come up when sending out an invoice to a tenant who does not have emails or it should print automatically
An alert should come up when sending out an invoice via the create tenancy invoice to a tenant who does not have emails or it should print automatically. The button is "Create Invoice" so unless you look for the details you can think it has emailed, as it doesn't prompt to print.

Arrears in + instead of $0.00
eg: if renter has a part payment and is vacating, show a positive under the rent (Total Arrears) instead of showing $0.00 show a + to indicate overpayment

Display Property Manager in Invoice Genius
Display the Property Manager’s name in Invoice Genius on the ‘Bulk Processing’ screen, next to the Property address, so we can identify the PM and bulk forward invoices (similar to FileSmart).
Also display the PM on the invoice screen once the invoice has been opened and Property selected, which will be helpful for any invoices that were not bulk processed users currently have to have 2 screens open, to find out who the PM is, before they can forward the invoice6 votes -
Sales journals
When paying out vendor payments to agency to cover shortfall on commissions payable there should be an option when paying out multiple sales that it operates like a vendor clearing account. This way you have a bulk total which is better than doing multiple journals to and from each property making it messy. As 5% sales are not uncommon this should be a option when paying out a vendor with a large number of properties.

It would be great to have a Communication Tab on the sales profiles like the property management profiles. At the moment we can only see communications through the communication history

Add phone conversation as a communication record
It would be great if the communications tab could be expanded to include a record of phone calls. I know a note could be created, but all communication events should really be in the one place.
Currently you can see all emails and text messages that have been sent but having the ability to manually add a record of a conversation would really complete this feature.
The communications tab could then be enhanced with an option to filter by 'category'.
