  1. We have an issue where holding deposits are taken by Direct Debit but we have to convert the tenant from a prospect to load in the direct debit details. This is then charging our new tenancy fees.

    We need to be able to convert the tenant but have the trigger for the fee be Original Lease Start Date.

    Having to convert a tenant from a prospect to get an ingoing completed and lease generated (without having to duplicate the information) means we are charging an owner fees before the lease commences.

    The only work around is to have duplicate fees…

Financials tab - when you go in to the recent transactions area and then open up an invoice, when you use the back button function you are taken back to the financials page - not the recent transactions page where you were prior. It is most frustrating when you are looking up a number of invoices. Can this be looked in to please.

  4. Currently you can only see 1 number beside a contact. If a contact has multiple numbers eg a home & mobile, only 1 is visible at a time. Therefore you have to remember they have 2 and click edit to see the other number. Would be good to be able to view all numbers or at least have a drop down beside the number to prompt that they have multiple numbers

  5. When we review income and expenditure statement, it would be nice to have an option to email it to yourself like you can with the mailmerge

  6. When you exit communications if it could stay on that page where you are up to instead of refreshing Home, becoming frustrating when you have to open the communication to check if thats the email you are looking for.

    OR better way to search communications.

  8. Work orders should have "Status Updates" on work orders. Such as Quote Requested, Waiting on Approval, Work Order sent, Completed, Rejected, Hold, Owner Attending.

    This will make it easier when following up on work orders where the job is currently at.

  9. Hi few things,

    1. For the statistics report, the top section is always current data and if you want a certain time frame only the bottom section is for then.

    It would be great if the whole report was for the period you select.

    1. User statistic reports, it would be great to have a report for users to track their actions/kpis - email sent, sms sent, work order created/completed, quote request, how many times maintenance notes are updated to track maintenance follow ups, task creation and completion (more importantly completion), and other general ones which the main stat report covers.

  10. In Tenancy Rent reviews - add a Column of "property manager" as an option. At the moment to view a whole agency and understand which PM is behind, and who is under control you need to select each PM one by one. For large agencies, it takes a while.

  11. Is it possible to have when adding a buyer to a sale that a set of tasks automatically gets added to the property in the same way as when you add a new sale property marketing fees are automatically added

  12. It would be lovely if residential profiles could not be able to be finalised without the required bond amount being entered. This would stop bond payments being automatically allocated to rent in the meantime.

  13. Agencies should be able to provide credits against an ownership profile just like you can create credits against a tenancy profile. This allows for if agencies offer credits - such as a free month of management, we should be able to apply this as a credit instead of waiving fees.

  14. Some properties have access codes as well as keys. There is only a space for a key number. Can you add an option for codes.

  15. Under the contacts it would be helpful to have a "middle" name section as there is currently a first, last and preferred name section. As we saved tenant and owners middle names they are currently being saved under the first name but to be more streamlined and tidy/easier to navigate it wuld be helpful to have a middle name section.

  16. Please create a section to duplicate properties. e.g. one owner with 20 units all on one property instead of entering every unit one by one.

  17. Am finding the 'credit for rent' button greyed out on some receipts. This then means I have to back out then enter a credit for Centrepay fees before returning to receipting the rent..may as well not bother and just put all the credits in separately first

  18. cancelled or reversed receipts - would be great to be able to reconcile straight away and not wait a day for it to appear. This makes it difficult when you have few people receipting and reconciling on different days.

  20. Suggesting an automated email and/or sms function that goes out to any owner that doesn't reply to a maintenance request after we hit "request approval".

    eg. automated after 3 days for non-urgent maintennace if no response received (Hi Mr/Mrs x, we are following up on the repair request we sent through that you may have missed, please reply with your instructions etc etc)
