  1. It would be great if in configuration you can add multiple inspection frequency scenarios, i.e. one for 3 month and one for 6 month.
    Then when adding in a property or tenancy there is an option to select which frequency that particular property/tenant is on.

    Currently I am setting notes with reminders to update after each inspection and then resetting a note as most of my inspections are 3 monthly but there is a number of owners that only require 6 monthly. Not only does this involve more admin time, it could easily be removed from the alerts or missed.

    Hi Tash, thanks for your suggestion. I was wondering if you were aware that in the inspection tab on the tenancy, if you click the edit pencil you can override the company default (of 3 months as an example, and set this tenants inspections to 6 month frequency), so it will look to this when doing the updates. I hope this helps in the interim - as this would be a good option to have against the property, so that when tenants come and go, the set frequency for that property would remain.   2. Will Property Tree have the option of doing all inspections through Property Tree so we dont need to have another program for Ingoing, Outgoing and Routine inspections.

  3. Reports for inspections dont need to show the cancelled ones- we should be able to remove them from the report.

    Note: Currently you can filter to just see "routine" inspections (excluding ingoings and outgoings), and the "in progress" Status, however this will exclude closed inspections from the report alongside cancelled. 

  4. Keys - It would be great to be able to enter a note in the key field that shows up on the property screen when there is no key number allocated, eg, if the agency does not hold a key for whatever reason.

    The current pop-up is too small to read and track the entire conversation without constantly scrolling.

  7. Sometimes rent is receipted twice due admin error and tenants think they are well ahead therefore it is important for tenants to be notified of their new paid to date.

  8. Can you please add the Merge Field for {Text Field On Email Dialog} to the default Auto Communication template for 'Request Owner Approval of Maintenance Job Quote'.
    Reason, when selecting to send such a Request, the free text field makes a user believe any entered text will be shared with the Owner. But it won't unless a user adds that merge field to the Auto Comm prior .
    It makes the free text field misleading.
    Alternatively, add a comment to that free text field, informing a user to add the merge field to their Auto Comm should they want to…

  9. When creating a bulk mail merge to the ownership, an option up the top with 'filters' should be 'Scheduled Inspection'. Exactly like when you are sending a mail merge to the tenancy. My agency sends out Inspection notices out to the owners as well.

  10. It would be a good idea to have a space listing all your terminated properties on the vacancy dashboard so you can see not only your vacating but also your 90 day termos coming up etc.

  11. When recording email threads that have been sent through another platform, such as Gmail, there is limited room in the notes to paste/document this conversation which makes it difficult for record keeping.

When entering rent increases, the auto payment date that is highlighted for payment cycles, to make it easier to identify the tenants rents cycles is only for the start of lease dates/cycles or original payment cycles, this is a glitch in the system that needs rectifying. it should be highlighted for the latest payment cycle agreed, we change many tenants ways of payments through their tenancy, it should replate to the latest one.

  15. After a change of ownership is completed there can be reasons why the old ownership can't be archived (ie, tenant invoices owing to old owner). If this is the case, we cannot enter a rent increase for the current tenant under the new owner - there should be no restriction as this rent increase has nothing to do with the old ownership. We have been told that we have to archive the old owner and then enter a new owner, property and tenant record to re-enter the tenant invoices owing.

  16. It would be extremely beneficial when exporting the data from the Rent Review section in BI to have the Portfolio Manager as a separate column in this report.

  17. Would be great to have the integration with Inspection Manager immediate once the inspection is completed. Only certain staff have full access. Currently we have to log in and sync with PT once they have completed the inspection which pushes it though.

  18. Recently we entered a tenant in as a creditor and our trust accountant clicked on the 'use existing contact' not knowing that by doing this, it would affect his current profile. Our tenant then no longer had access to his portal and had to set it up again. Perhaps what would be helpful is a 'pop up' to advise the user that by clicking on this, may affect the current profile.

  19. When we save a file under document management under the tenant, we want to mark it visable to both the tenant and owner in the same screen. At the moment we have to tick on the tenant and then go to the owner and tick the box there for the owner portal.

  20. Would be wonderful if we could produce a Statistics Report selected by Tag.

    This would allow us more flexibility in Reporting monthly data.
