  1. Need to have the firstname seperated so that mail merge and communication has this entered correctly instead so that letters are addressed correctly.

  2. Some tenants need reminding that rent has just dropped into arrears sooner than others, like repeat offenders, on the tenancy profile, where you can turn on or off rent arrears notices, it would be great to be able to quickly click a button that would send a rent arrears notice via email or text to only that tenant.

  3. Allowing access to specified users of any card profiles (or blocking users) albeit Owner, Property, Tenant. Where a card may be of sensitive information and/or nature and there is a request that it not be public to all users. This is in line with the Privacy Act and is a request which we need to be able to do.

  5. As a relative newbie to Property Tree, I discovered too late that income and expense codes are included in the drop down menu when invoicing tenants. This in turn has meant I already have errors in this financial year that the system will not allow me to correct. It would be at the very least preferable if the system would show the account number along with the description when invoicing - then at least you could ensure you are not making errors with selecting the correct account code.

  6. Inspection Only properties, where these properties have their own category and add a tenant (not just prospect), start date etc. Invoice Owner once inspection is done. This would also stop the address coming up in the new viewing booking system.

The file document system in Property tree does not provide enough protection in regards to specific access to certain documents such as Tenancy applications and Management agreements with attached ID that are stored in the document system. Legislation requires our office to collect ID such us drivers' licence, passports etc these are then stored in Documents for everyone who has access to view PT currently there is no way to restrict access to these documents types by user. I believe this should be addressed as a matter of urgency the fines for not protecting this kind of information are huge.

  11. It would be useful to add a column of invoice amount under the document tap for ownership as we usually look up past invoices and look for one that has a certain figure that we have in mind.

  12. Have been using Ad Hoc emails and adding a second email address to get a copy emailed to additional tenants etc - but that doesn’t show up in the Communications or Print View (and it really should). Otherwise we have no record that the email went to both email addresses.

  14. When paying creditors, it would be really useful to be able to place an invoice on hold from the 'Pay Creditor' screen. This would be particularly useful at EOM when decisions are made in terms of holding an account to pay with funds in the following month especially at EOM when you are processing creditor payments often.

  15. When setting up an Auto Communication, it would be good to have an option to copy in the user/point of contact. I.e setting up lease expiry emails to tenants. It would be good to be alerted somehow when this email is automatically sent to tenants so we can follow up if there is no response.

  17. A weekly generated email to the Team Leads, similar to that of the PT weekly agency overview would be great - outlining where their staff and portfolio's are at.

    Providing a view to on a Monday morning would be extremely beneficial in setting their management week week up for success.

  18. When bulk updating routine inspections it would be good to have a filter field of the date of when the property was last inspected.

    It would also be good to have a stoplight system when completing the report/sending to owner to show how frequently the property needs to be inspected due to various issues i.e. green - 9 months for good tenants, amber - 6 months for average tenants, red - 3 months for below average tenants or buildings that require a higher level of monitoring.

  19. When sending an email, or maintenance job it would be great to be able to have a list of known contacts appear that can be copied into the email. So if this was maintenance for a property you could chose to copy in the owner and/or tenant (and their email would appear to select), also any company contact, so the Property Manager could be copied into the email too.

  20. Download agency ledger as a cvs as this is the report that gives a line item breakdown of each period's agency statement. The fee report that CAN be downloaded has to be adjusted for GST AND always has some reconciling items due to part payments.
