  1. I'd love to be able to search maintenance jobs for key words like 'screen door' or 'pest control' so that I can see which trades we have sent for what jobs, and compare them.
    We often have owners say 'how much will that cost?' so it would be great to be able to search through jobs we've had done and see a list of all the jobs with those key words either in the title or the body of the work order.

  2. Adding lease expiring alert/notification functionality. Currently Property Tree functionally allows for emailing tenants and owners this notification, but there is nothing to alert a PM that the lease ending, which would really help a PM manage their own portfolio.

    This would take away for the manual need to add reminders to separate platforms such an email calendar, which isn't efficient and creates extra work for a PM. It would also eliminate human error.

    A simple alert when at a time of the PM's choosing (ie. 3 months prior, 6 weeks, 1 month etc - I also think this function should…

  3. For tenants who pay invoices in instalments and not in full - show outstanding balance on receipts so they know how much they are owing.

  4. RRP able to update the account their rent is paid into via the owner app with 2FA, to avoid having to call the office.
    We are seeing more and more RRP's looking for more secure options to share bank accounts details.

  5. Please create a log with dates, times and recipients for maintenance jobs.

    At the moment the only info that is provided is the date the job was created. Nothing to show if/when it was sent and if you resend the job as a reminder and confirmation it was received. We also do not get notified if the email fails to send to the intended recipient.

  6. Addition of an option to have documents such as lease agreements & routine inspection reports completed in Inspection Express to not only auto-feed back into PropertyTree but for such documents to be auto-ticked to be 'visible on portal'.

  11. When selecting which owners to pay, it would be great to have a column which shows what the tenants actual rent amount is. The amount and pay cycle (EG $500 weekly or $1000 fortnightly etc).

  12. Most recently there were options added to the Ownership type field to include Ownerships with a Pay amount which is fantastic. However since this change once I am looking at statements on page 2 for instance, if I remove an owner from Page 2 PT automatically takes me back to page 1, I then have to go back to page 2 and try and remember where I was at. Since the change the payments dont scroll continuously

  13. It is important to have the ability to identify the operator who processed a creditor invoice so that if there are errors further training can occur. Presently it is really difficult to get this information, other than trawling through the 'information audit report', in which case you need to know the date it was entered and currently neither the ledger or the outstanding invoice report shows this information, only the due date.

  14. The matching of payment references to tenancies needs to be more intuitive. We need tenants to be able to put a descriptive word in their payment reference so that it is clear what the payment is intended for and there is no confusion where it should be allocated. Especially if the payment is for something other than rent, its important for them to be able to add a descriptive word in the payment reference such as "water" or "bond".   15. Ability to enter budgeted amounts in addition to recording actual amounts so a Variation Report can be created monthly. This allows the system to be functional in providing timely and correct information.

  16. Ability to create your own customised reports using data already recorded and export the data into Excel. This is extremely helpful when providing Landlords tenancy schedules or others personalised information.

    1. when the rent is due for review
    2. when the lease is due to expire
    3. when a vacate date is entered
    4. when a new tenancy is entered
    5. when compliance is due to expire

  18. To be able to run a strata plan report to show the linked properties.

    At the moment you have to look at each individual strata plan to find the properties.

    REST had such great reporting and it is the biggest let down of Property Tree.

    This would save going into the template, copying and then pasting in your reply.

    A lot of replies to emails are template replies and having this feature would save time and make emails more professional. Thanks.
