  2. Need the ability to seek Approval from owner if the initial work order raised without the need for authority is cancelled. ie Strata advises the work order is outside their responsibility.

  3. A weekly generated email to the Property Managers, similar to that of the PT weekly agency overview would be great.

    Provide a view to each property manager and their portfolio on a Monday morning would be extremely beneficial in setting their week up for success.

  4. We need to be able to add more than one reference number for authorised creditors. Some properties have two strata levy notices (ie if a carspace or garage is on a separate lot) So that we can bulk pay those invoices we need to be able to save more than one reference number for an authorised creditor

  5. Would like a template field for Tenancy Overview to enable an overview to be included in a mail merge for rental arrears sent to the tenant by email. I think this would help the tenants understand the arrears and avoid PM's having to send 2x separate emails.

  6. Early release of sales deposits usually go to: Solicitors Trust Accounts, PEXA Property Exchange House or Real Estate Agency Trust Account. All these need Reference Numbers..... Without them your deposit gets lost and settlements are delayed. The current solution is to enter the transfer directly to the bank, making an automatic system using ABA's pointless.

  7. It would be beneficial to be able to set up a recurring credit against rent or outgoings. This would better handle landlord incentives such as covid concessions and allow them to be recorded rather than just netted off against rent. The alternative now is to manually enter the credit monthly or net it off against the rent, losing the audit trail to some extent. The ability to categorise the credit type, similar to the way residential can, would also be beneficial.

  8. For there to be an option when setting up new managements to over ride the routine scheduling for the property so you aren't having to change it for every new tenancy. For example, some landlords prefer 3 or 4 a year and the automatic scheduling means you need to change it every time you put a new tenant in.

  10. Why doesn't the compliance expiry date update or advance like the compliance next service date when you close and create new?

    Can this be updated so the two are in sync?

  11. It would be great to have PropertyTree on an application, not just the "Property Contacts" application where it's contacts only. It's critical to be able to record phone calls/sms's/notes when out on the road and also be able to just click on owners/tenants phone numbers from the site; so really combine PT Contacts app with the Propertytree website

  13. Have the total arrears display on the receipt. On the receipt screen once entered it shows the arrears for rent, this should come through to the printed/emailed receipt. Same for invoices - it doesn't currently show the outstanding amount, only what has been paid (it doesn't even show what the original invoice amount was)

  15. Integrate with outlook so that emails sent from Property Tree can be responded to through Outlook AND autosave function where all communications to and from tenants and landlords email address through Outlook autosave to Property Tree communication or documents

  18. We would like to be able to set up sms templates, for example when requesting funds for outstanding accounts from owners we will not email our bank details and will send details via text, having a template option will assist in getting information out quickly and efficiently.

  19. Can PT include documents marked as Owner Invoice when not being paid. For example we receive copies of water/council/strata when they are direct debited from the owner, but not included with the owner statements. Then when the owner is doing their tax the accountants want copies of the invoices. We then have to download and save them, then email them.

    The other option is to be able to select the invoices we want to send and be able to email them direct to the owner like we can do from File Smart

  20. Tribunal Report should have the statement for all the water rates charged throughout the tenancy so it becomes easy for us to check for what tenants are charged so far.
