Bond reporting to have set date reporting filters, ie for month, if we forget to print report on the 1st of the month then all the transactions up to the date you print are reported and not relative to the month reconciling

Additional tab in ownership profile or ability to flag important documents/notes so they always appear at the top of the list
i would like to enquire on how we can add an extra tab in the Ownership profile, purely for proof of ownership, managing authorities, photo id, landlord instructions. As we constantly need to track through 5 - 10 pages in the documents tab just to look for these?
in all - im requesting an additional tab next to communication or documents .. (under ownership tab) as these 4 we need the most when relisting a property.7 votes -

Due date calculator
A due date calculator for AP invoices would make my day! Something similar to the rental calculator (converts pm to annual and per day etc), where the calendar pops up for due date, perhaps it could include a calculator for 14 days from this date, 30 days from this date etc. Fairly minor improvement but it could help with time.

Nicer Font Choices
Please increase the font choices when sending mail from PT. Most of the font options there are not professional or useful. The standard 'System Font' is converted to Times New Roman which isn't appealing to the eye.

Invoice History
I'd love to see a section in the financials of all Invoice history for that tenancy or ownership instead of having to go through the ledger or scroll through the financials tap hunting for an invoice.

Bulk Assignment of Tasks
This is a pain, I have 97 ‘open’ tasks that I have to transfer to two other team members, and the only way to do this is to open each one to see who the property manager is now following the re-distribution of properties between these two team members.

Have the ability to filter on properties that are currently set at the new status ‘Not for Relet’.
For example, have it added to the Dashboard and Vacant Properties report, for easy and quick access.

Better visibility of Recurring Invoices on Tenancy + Owner Profile
Invoices on Tenancy Profile:
- Ability to see the Recurring Tenancy Invoices on the Tenancy profile, on the Financials tab > Outstanding Invoices, without having to first click on ‘View Recurring Invoices’.
- Selecting ‘View Recurring Invoices’ then unnecessarily takes you out of the Tenancy profile, which is not ideal if you just want to view what’s currently setup against the tenancy.
- Also, even if the Recurring Tenancy Invoice is not yet outstanding, however there is one scheduled and due in the future, it would be great to have that information on the screen.

Managing Bond Arrears - Due dates
I'd like to see the bond arrears page improve. Currently there is a screen that shows how much arrears is outstanding, it doesn't however tell you when the arrears is due. For instance, rent increases (and therefore bond increases) are listed for future renewals = not yet in arrears. Then have to cross-reference and double handle. Needs an additional column or filter to show what's due and when.

Add a date of birth section in the tenants profile
In the tenant profiles can a section to add Date Of Birth please be added. When doing many tasks such as leases, bonds, connections etc. this information is required and it is quite annoying to not have it be with the rest of the tenants details. Thank you.

Agency Statement improvements
1) Would love to be able to pay Sales Commission/Fees separate to creating agency statement
*Issue currently facing is that if a property settles before end of month and funds are disbursed and we pay agency it will create statement (which is a clearing statment)
*When we then do EOM the period is for example 25/3/24 - 28/3/24 - Not providing one statement for full period
*Feels all agency statements should be from first day of month to last day of month
*Cannot create a statement for a specific date range

Option to toggle for billercode - bonds (QLD)
In QLD there is a different billercode to allow bond to be paid to the Residential Tenancies Authority, if the tenant does not have an email address or if the tenants do not have unique email addresses (share the same email address). We cannot lodge these bonds via the RTA portal, therefore have to request a reference number from the RTA. The billercode used for these payments is different to the billercode used for online bond lodgements

Ability to Edit Tenancy Invoices to Cater for Visually Impaired
The ability to change the format of Tenancy Invoices would be handy, especially for Tenants that are visually impaired. For example, increase font size or add in colours to highlight important information on the Tenancy Invoices. Also, have the option to add additional payment options not just Trust Account Information.

Invoice Arrears Days - number to be shown in "Tenancies in Arrears" view
When reviewing arrears from Dashboard and you go to "Tenancies in Arrears" it would make it much easier to manage arrears if we could see number of days in arrears as a column.

tenancy effective paid to date on ownership ledger - for many reasons, its important that an owner can see this on their ownership statement. currently you can only retrieve this information from owners remittance or tenant ledger. just more work exporting and trying to explain it.

Adding a follow up date back to the notes section.
Since the tasks upgrade has happened we are finding we are having to double handle a lot of things. especially maintenance, to be able to follow up
when entering maintenance we used to just put a note in with a follow up date, now we have to create a maintenance request, a task and a note which is creating a lot more work and becomes confusing when having to redirect to different pages to update dates and notes.8 votes -
